Beautiful, light and modern decor with open concept overlooking one of two pools and the calming beaches of Cozumel. This one bedroom has a fully equipped kitchen for all of your cooking needs. Both the bedroom and the living area have televisions and comfortable furnishings including a pull out sofa bed in the living area. The communal roof top is great for more quiet sun bathing, relaxing, enjoying a meal or watching the beautiful Cozumel sun sets. Located approx. 15 minutes from town, this part of Cozumel is perfect for relaxing and getting away from it all.

We never gained access to the property. We were not announced at the security gate, and we never reached the unit. The contact information provided about the host was not functional—he did not answer phone calls or reply to emails. We had no choice but to book another place and pay for it ourselves. Only afterward did we discover that the booking wasn't made directly through Expedia, but via a third party called VRBO, through Expedia's platform. Expedia now refuses to take responsibility. Be very careful with this listing—and with booking through Expedia or VRBO in general.

Week of Vacation

We have stayed at Residencias many times over the years. We have always enjoyed the property and have stayed in multiple homes on the property. I find the staff is always pleasant and nice and the property always in great condition. The home we stayed in this last time was good. It just wasn't great as we have experienced in the past.

Excellent Property

This property was well maintained and condo was exactly as described on line. First floor was great easy access to the pool and very quite day and night and relaxing.

Clean and had everything we needed

Place was great! It had everything we needed. The bed was pretty hard, but besides that I have no complaints. There was a hose on the back porch to wash out our dive gear, which came in very handy.

A great place

Nice rental unit with most of what one needs to enjoy your stay. Clean and well equipped and owner was easy to contact. Tv did get US channels which was nice. We’ll be back

Lovely place

The condo was what we wanted, just a short walk to the beach, very well organized and with all kitchen supplies to cook if we wanted. It is 19 min from town, quiet and relaxing. I highly recommend this place. I for sure will stay there if I comeback to Cozumel. The owner and property manager, Mario, were very responsive.

Happy Place

This is my third stay at Residencias Reef. Same Bldg, different condos. Very peaceful. Roxy and her husband Mario will take good care of you. Mario's dad Larazo's card is in condos. He is very personable, aand a great tour guide. Thank you, Matthew for hosting me!

Beautiful unit/complex very convenient for Scuba Diving

Overall we had a great experience for our stay and would be happy to stay here in the future. When we first arrived at the complex, the security staff escorted us to our unit and helped us with our bags into the unit! Mario and Roxy met us the next day to say hi and ensure we had everything that we needed-this was an amazing personal touch/care that I don't normally see. We had one maintenance item that needed to be addressed, and we contacted Mario and he came over within an hour and we had the item fixed the same day which was outstanding! The unit was clean, well kept, and generally well equipped. AC was great with 2 mini splits, one in the main area and a second one in the bedroom. There is a regular delivery of filtered water to the unit so that is not something you need to take care. The complex was beautiful, and the views from the unit were outstanding. This was a wonderful place for us to stay!

Beautiful oasis

Matt’s place is an amazing location if you love being away from all the tourists and cruise ships. His unit has the most amazing view of pool, beach and sone of the most beautiful sunsets ever. I would recommend a source of transportation. His manager Mario is awesome and can help with everything!!! I would stay here again

Location, location, location!

Matthew's place was amazing! I would definitely recommend this property and would stay there again. My family had a great time at this condo right on one of the best stretches of beach on the island! It was lovely and well stocked- great for people who come to dive and relax in the sun. The property manager Mario was very responsive and helpful with recommendations and information and the housekeeper Roxy was very attentive to our needs. It is located in the southern part of the island and away from the busy center of town. The kitchen was well equipped and you can stock up on food from the nearby market if needed. The condo is on the ground floor and just steps to the pool and beach which was very convenient. The unit is very clean and is equipped with everything you could possibly need. I was working on my laptop while my teen was gaming and the internet connection was steady and flawless. The complex is quiet with just a few people at the pool/beach at a time. The location is great and it’s super safe. If you are into diving, it’s only a 10 min walk to the closest deck to get picked up. We snorkeled every day and had a blast. Would absolutely recommend and come back! Thank you for having us, Matthew, we loved your place!

Had a phenomenal stay here. The property is clean, comfortable, and convenient. Nice pools and private beach. Mario, the property manager, and Roxy, the housekeeper were so helpful and lovely, our stay wouldn’t have been as great without them! Mario helped set us up with travel and trips, it was like having a private concierge. Parking is available if you rent a car (recommended since it’s a little ways out from town). A/C works great and washer/dryer available to use in the unit.

We have stayed here twice and both times it felt like home:) Greatly appreciate the quick response to questions. Property is very well appointed and well taken care of. Gorgeous pool and ocean views. Our family rented three condos at Residencia Reef for our daughters wedding. You will need to rent a car as it is further out or use taxis. Also very safe area!

Private and quiet

Love staying at Residencia Reef! This is a great unit. Ground floor, had everything we needed! My husband and I came for a week of diving. Beautiful location right on the beach, feels very quiet and private. Security is great and everything is clean.
