Summary:
Please note all guests must be 21 years of age or older.
The one bedroom is in the heart of South Beach. Only 1.5 blocks from shopping on Collins Ave and 2.5 small blocks to the Beach & Ocean Drive.
Easy check-in with a 24 hr front desk (starting 4PM).

The Space:
Updated modern one bedroom unit with a queen bed and two single beds, a private bathroom. The building is shared with a hotel with a front desk, so you can get key cards replaced if you loose them at the beach ;)

Given the general party atmosphere in the neighborhood - there are bars nearby - our location tends to attract party goers. It's a great spot if you're here for an active nightlife and going to the beach ;)
We do not recommend staying with us if this is not your scene.
Your I.D. will be required for check in.
The booking guest must check in ( no third party reservations).
The front desk will require a $100 security deposit (cash only) returned at check out pending no damages and damage waiver signature at check-in.
Please note that we will not be replacing your towels during your stay. Please inquire directly with the front desk about towel service for a fee.
This is a non-serviced property (i.e. no daily cleaning or breakfast included, coffee is not replenished daily).
There is no parking on the premises but there is a public parking lot 1.5 blocks away.
The building does not offer many frills, but you can't beat the location for the price. The property is bright with windows on 2 sides of the building
The kitchen has a hot plate, oven, microwave, small fridge, toaster, coffee maker and plates, cups and drinking glasses.
Please note the A/C does not have a heater for obvious reasons.
Most windows do not open because they are original (and fragile). There is a ceiling fan in addition to the two A/C units.
Please note the queen bed is in the living area of the condo ( the living space, kitchen, table are in one area, the bedroom on the other side with the bathroom in between both spaces). The bedroom features two Casper brand twin beds!
Remember this is South Beach - it is a never ending party. You could be bothered by partying neighbors during Spring Break & on weekend nights.
Guest Access:
The one bedroom unit, the Solarium on the 2nd Floor where you can lounge, catch some rays, look at the action walking down the street on Washington, or have a cigarette break.
The Neighborhood:
The Best location in South Beach !

* 2 min. Walk to the Beach & Ocean Drive
* 10 min. Walk to Lincoln Road mall
* 8 min. Walk to South Point Park
* Parking Garage around the corner
* Bike Rentals right in front
There’s even a convenience store, bar, and restaurant on the ground level.
Getting Around:
Walking around is the easiest (and often most satisfying) way of getting around.
There are also bike rentals on the block that you can pick up and drop off at many of the other bike stands around town.
There is no parking included with the studio, however you can park across the street in a parking structure.
Other Things to Note:
All Guests Must Be 21 Years Of Age or Older. I.D. will be required for check-in. No refunds will be issued to underage guests unable to check-in.
We do not accept third party reservations or reservation transfers to other guests (the booking guest must be the guest checking in).
Our private unit is in a shared building with the Royal Hotel.
The unit is not affiliated with the primary hotel operation at the property and without entitlement to benefits and amenities that may be offered by the primary hotel operator.
The front desk will require a $100 security hold at check-in (cash only) and returned at checkout pending no damages.
The unit is cleaned and prepared by a professional cleaning company before & after each guest.
Daily cleaning is unfortunately not included in the nights rate, but it can added as an option for $69 a cleaning.
There are one set of towels per guest at check in.
If you would like towels replaced during your stay, the front desk offers towel service for fee. Please inquire directly with the front desk.
This is a non-serviced property (i.e. no daily cleaning or breakfast included, coffee is not replenished daily).
Please note that South Beach attracts many party-goers. As such, every accommodation can be subject to an unfortunate case of a noisy neighbor.
We are not responsible for any accidents, injuries or illness, spoilage of food and beverages, and the loss of valuables or personal belongings of our guests that occurs while on the premises or its facilities.
Please use appliances as they are intended to be used.
If items are missing or linens are soiled or stained beyond normal wear and tear, the front desk will charge your credit card for replacement value.
Smoking, vaping, or burning incense, sage or candles is strictly forbidden.
The photos are of the actual unit, however we change furniture, accessories, art work and small appliances when needed. Some of these items may look different than in the pictures in the listing.

This is a private unit inside a hotel building. A local manager is on call 24 hours/ day for emergencies, and available for non-emergencies during normal business hours.
Check in is at 4PM and is easy: just go to the front desk, show your identification and ask for the property key card! Check out is 11AM and late check outs are usually not possible.
