Completely Updated: 2025 Both Bathrooms, Kitchen in 2022, Floors, Ceiling, Wall Decor, Furniture and Appliances!! This 1 bedroom 2 bath standard floorplan boasts large balcony leading from the living room with sleeper sofa. The Master Suite has a King size new mattress and private bathroom. Sleeps 2-4 comfortable! **Must be 25 years of age or older to reserve and Occupy!
Edgewater is one of the finest full service beach resorts in PCB, on the beautiful white sand beaches of the Gulf of Mexico. Exclusive amenities include 11,800 sq.ft. lagoon Pool with waterfalls & tropical landscaping, 9 pools, 4 hot tubs, Pool side activities & live music, Paradise Pizza Shack, Ocean's full service restaurant & bar, Edgie's/Starbucks Coffee Shop/Ice Cream Parlor, Spa, Fitness Center, Hair Salon, Pro Shop, Executive 9 hole Golf Course, & 11 lighted Tennis courts. Free Access to Sports Courts and Fitness Center. Equipment Rental and 9 Hole Golf Course are additional cost.
Cancellation Policy: 20% due at booking; remainder due 30 days prior to arrival. If canceling outside of the 30 days prior to check in, the Initial Down Payment of Reservation is NON-REFUNDABLE. In many cases, IF the property is re-reserved for the same dates at the same rate as the cancelled reservation we work with our customers on a partial refund of the 20% down payment.
If canceling within the 30 days of check in, the TOTAL balance is NON-REFUNDABLE. Purchasing Travel Insurance would provide peace of mind in the instance that the reservation will be cancelled within the 30 day payment window or in the event of a major weather event such as a Hurricane. We highly recommend guests purchase trip insurance if there are concerns about loss of job, sick kids, named storms or the potential of a death in the family.

Yes, Ocean was visible. Place was great, only 2 issues. Bathtub doesn't hold water, not a big deal. The bed headboard needs to be secured to the wall, every time you move it hits the wall and makes a ton of noise. Nothing major at all, would stay here again!

Unit was very clean with updated decor.Was located in the smaller buildings of the resort, so the beach was not crowded in front of the building which was great.Having beach chairs set up daily was also a great perk to this unit. (They were included)Short walk to lagoon pool did not like the small pool at this building.

Wonderful stay!

We’ve stayed at a few of Erica’s properties before and she’s always been so incredibly easy to communicate with! The condo was very clean and we enjoyed it very much! I have zero complaints. The shower was amazing. Only things I think that are in need of updating would be the sliding door. It’s incredibly hard to open. And the king mattress could definitely be replaced for a nicer memory foam or something comfier. Seriously though, I was super happy with how clean things were and it was so homey and perfect for us to have our 5 mo old! We will be back!!

Ideal Beach Vacation

This place is ideal for a solo or couple traveling for events or vacation in the area. Its right on the beach with stunning sunset views over the Gulf of Mexico. There is plenty of shops surrounding the location just a short bike ride or beach walk away. The bed was cozy and all the amenities described in the listing are accurate. Communication with the property owner is professional and complete. The place was clean and secure and I will be returning again if I am in the Panama City Beach area.

Great condo access and amenities

All went great and the condo was on the beach. The only recommendation is to replace the flat pillows throughout and add additional brown comforters. I will stay again.

Good place for small family

Erica was absolutely wonderful to work with, very responsive and did anything she could to help out. We had one small issue and she had it taken care of right away while we were out to dinner! view is great, place was clean and stocked with towels, toliet paper, dish soap and PLENTY of beach toys. Thank you for making our stay a good one.

First Family Vacation

This was my first vacation in over 19 years, it was my sons very first vacation and both of our first time visiting the beach! We couldn’t have been happier with this property. The beach access was just an elevator ride away and the view was breathtaking. We had a wonderful time and are already discussing when to book our next trip!

This condo needs some serious upgrades!! Bathrooms have not been upgraded since the 70/80. Lavatory sink did not drain and the stopper didn't work The balcony chairs were like sitting on the ground. There was no support in them at all. The sofa was dirty and had the piping coming out of it. No springs in the sofa at all, no support at all.

Perfect location for my Ironman race, beautiful view overlooking the ocean and gorgeous white sand. Very clean and updated nicely. Would definitely recommend!

Enjoyed our stay

Room was clean and as described and we always enjoy edgewater. All the small pools were heated and enjoyable despite 50 degree nightly temperatures (lagoon pool was very cold though). We only had a little trouble with the wifi but the property management (stay at the beach rentals) gave us new sign in information quickly.

Perfect Stay-ca

Ericka was the best to work with. She was quick on communication, making accommodations, and always had a positive upbeat demeanor. I had previously dealt with some pretty snippy people who were impatient and kind of rude and she was a breath of fresh air. It made my worries about taking this first trip relax away. The room was perfect. We absolutely loved it there. It was the perfect size, great view, and had everything we needed. Our mother/daughter trip awesome. I will definitely be booking here again.

Would stay again. Sleeping arrangements need improvements. Pull out sofa mattress and bed mattress uncomfortable. Kitchen was stocked very well! Towels great. Outside chairs need cushions very uncomfortable. Beautiful view!

Great location & view!

The view from the balcony is gorgeous & we were both thrilled with how quickly we could access the beach. Everything was clean and we were glad the hallways were outside w/ all the covid junk going on. It wasn't crowded & we never met anyone in the elevator. I will say the bed & furniture were not very comfortable, but we didn't go there for that. Over all it's a great place to stay & we would definitely go there again!

Parents vaca only

My husband and I visited for a long weekend. The communication with the owners was great. Very responsive and quick. You have total access to edge water and I liked that this building wasn’t part of the towers because our part of the beach wasnt as crowded. The condo looks our on the ocean with no obstruction of a pool or parking lot. It’s not far from the elevator either. I would say the condo could use some updating but overall I would definitely book this condo again. We had a great time!

Very clean

Unit was super clean. Bed was comfortable. Would stay again. Edgewater is one of our two favorites. Very convenient, short walk to beach and on site parking. No parking decks!!! Manager was very helpful. Notified us by text when room was ready, we put our code in the door and that was it. Checked in. It doesn't get any better than that:)

Our vacation

Our condo was great really clean. We only had one bad day the next door condo was having some work done and was grinding noise for most of the day and them they put some glue on a bathtub it smelled our condo up real bad. We had to leave after airing out the condo. We smell it in our bedroom that night. Other than night we loved the condo and would like to rent it again.
