Located 7 miles from Disney World, this stylish updated 6-bed, 5-bath pool home features 2 king suites, 2 lounges, a games room, a west-facing private pool with conservation views - no rear neighbors. Located on the popular Paradise Palms Resort - complimentary facilities include a resort pool with slide, movie theater, gym, tennis, volleyball, basketball, arcade room, kids’ play area.
Welcome to this beautiful, spacious updated pool home with games room, two lounge areas, west-facing private pool and complimentary resort amenities! The home accommodates a maximum of 12 guests plus a baby.
It has a lovely open-plan living space with lounge area overlooking the pool deck with an L-shaped leather sofa, large SMART flat screen TV, ceiling fan and views over the pool deck. The formal dining area has a large dining table with benches and is located right next to the huge kitchen with granite counters and stainless-steel appliances including oven, hob, microwave, dishwasher, blender, coffee maker, kettle, utensils, crockery etc. There is also an island with bar stools. There is also a workspace with built-in desk and chair.
Sliding doors lead out to the beautiful west-facing pool deck with private pool and spa (pool/spa heat is a pre-booked optional extra) and lovely conservation views – no rear neighbors! There is a shaded dining area plus three comfortable armchairs and four sun loungers. There is also a pool safety fence for families with children.
There is a stylish queen bedroom located on the ground/first floor with a Smart TV and ceiling fan. Right next door is a family bathroom with a tub/shower, WC and sink. New carpets have been installed throughout the bedrooms and second level of the home (tiled floors downstairs).
Head upstairs to the second lounge area - a great spot for movie night or for the kids to hang out! The second lounge has two leather sofas and Smart TV.
Also on the upper floor you will find two beautiful spacious king bedroom suites, two twin bedrooms and a queen bedroom.
Both king suites are stylish and spacious with Smart TVs, ceiling fans and en suite bathrooms. Bedroom 1 has a huge en suite with granite counters, twin sinks, WC, walk-in shower and separate tub. Bedroom 2 has an en suite with granite counters, twin sinks, WC and walk-in shower.
Bedroom 4 is an attractive nautical-themed queen bedroom with Smart TV and ceiling fan. Bedroom 5 is a colorful twin room with ceiling fan and Smart TV. There is a family bathroom located between bedrooms 4 and 5 with granite counter and tub/shower.
Bedroom 6 has a cool superhero theme with ceiling fan and Smart TV. There is a family bathroom with granite counter and tub/shower right next door.
The garage has been converted into a fun games room with table tennis and table football.
The property includes a pack & play and highchair for babies. It has air conditioning throughout, free Wifi and a laundry room with a washer, dryer and ironing facilities. There is parking for 1 - 2 vehicles in the driveway. Additional cars can park in any of the unnumbered lined parking spaces directly opposite the home (maximum of 3 vehicles can be associated with the reservation).
This beautiful home is a short drive to the resort’s fantastic clubhouse which includes an amazing beach-entry swimming pool, loungers and seating areas, a kids’ pool, a gym, an arcade and games room with table tennis and pool table, a convenience store, poolside bar/cafe, 50-seat cinema with daily show times, tennis court, basketball, volleyball and a kids’ play area. It is 1400 meters/less than a mile to drive and park at the clubhouse, or there is an amazing walking trail through the community to the clubhouse (distance on foot is 800 meters) which takes you across a wooden boardwalk where you can spot some incredible Florida wildlife and scenery!
Located just 7 miles from Disney World, the Paradise Palms Resort is located off the US Hwy192 with an abundance of restaurants, shops and dining options available. This home really does offer everything you need for your most memorable vacation yet!
IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 12 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
9. All guest names must be registered with the resort before your day of arrival to allow access.
10. We do not accept reservations that check-in on December 25th.
CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.
SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations. If your pool has a spa, pool heat is required for the spa to be heated. The spa is set to 99 degrees and is activated with the timer dial switch on the wall.
We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
