Professionally designed house on a beautiful pond. Open plan Living Room Dining Room and Kitchen with vaulted ceilings and a fireplace. Water views from all windows and two large decks looking out on the pond. Outdoor shower with amazing water pressure!

Hello and thank you for the interest! Please look at the reviews as the home is comfortable and beautifully appointed. I do have basic consideration rules in place to be sure that this is a win/win situation. Take a look, let me know if you have any questions or concerns. I am here to help and make this a great experience for the both us. If you book, Dogs are permitted on a Case by case basis. ( Fees applied ) Do not book without approval in writing. Please no parties, Cocktails, lunch or dinner gatherings. Please look through all aspects of the listing. I want to be sure we are on the same page. This house is our home, and we enjoy hosting like-minded people who will make beautiful memories here and treat our home and belongings with respect.

Please note: We have a per person per night fee of $100 above 2 people. When booking, please enter in the correct number of guests for the accurate pricing. This is important and the guest number can be altered at anytime if anything changes. HOWEVER, we must have the correct number of paid people on the lease through AirBnB.

Check-In: We have an easy process for check in / check out:
Please note that we aim for 4pm check in. We can't accommodate early check ins as we have the home deep cleaned. We aim for 4pm, however, if the home is delayed, we are not responsible for your troubles and we will communicate this delay as soon as we know. Additionally, we don't accept deliveries and if you have anything delivered before your check in day and time, it will be rejected. More in the listing.

Check out is at Noon Sharp. Guest shall vacate the premises no later than noon on the day ending the term. If Guest holds over in occupancy of the Premises after the expiration of the term, Guest shall become a tenant at sufferance only, at a rental rate of $6,000 per day, and otherwise subject to the terms and conditions of this Lease, so far as applicable, and shall be liable for all damages sustained by Landlord on account of such holding over including lost profits.

Communication is extremely important with this lease and partnership. We highlight:
1) No events/parties, No Bachelor or Bachelorette parties or photo shoots. This is a strict policy. Any false statements will terminate the lease.
2) An accurate number of people must be recorded on the AirBnB platform. The exact number of guests you intend to have sleep at the home is the exact number of people you booked in the system. Please note, the house has an outside security camera doorbell for house protection. Additionally, trying to cover or alter the device will result in immediate termination of the lease and no refunds will be granted.
3) No entertainment policy. This includes chefs, music coordinators, DJ's, party planners or any other person considered as a hired guest. No Dinner, Lunch, cocktails, showers, events, shoots, or anything that is considered an event w invited guests.
4) No Balloons, or signs permitted at the home. No delivery of any items permitted. We do permit food delivery. No Yoga instructors or Massage therapists. No Photo Shoots or any social media photo shoots, no production movie films. Please: no moving the furniture or beds. No beer pong or any juvenile games. No Diving or rough pool play. No Fireworks, Drones or anything that can we launched into the sky. No Karoke Machines.
5) No pets without knowledge and approval (See Pet policy ) . We tend to have a $100 Pet fee per pet per stay.
6) No parties, events, chefs, baby showers, wedding showers, will not be accepted or permitted. 100% no smoking anywhere on property (including the driveways and outside - No Vaping or Drugs) The house is meant for your comfort and family / personal enjoyment and not marketed as an event space.

Outdoor Furniture: We provide basic outdoor furniture for your personal enjoyment. Please note that the outdoor furniture comes as is and the furniture could be subject to pollen, leaves, sticks and debris from the natural elements. While we will provide best efforts, we are not liable for your dissatisfaction if the condition is not up to your standards. We note that during of winter season, there could be snow: fall there could be leaves,: spring and summer, the furniture could experience heavy pollen and/or dusting. We consider this standard for outdoor furniture that is exposed to the elements.

Yard/deck: We have Weekly lawn service. Some items to note: We don't know their schedules but assure you when the team arrives, they work quick and they are very polite. While we have weekly lawn service, we are not responsible for any natural and organic debris that could fall on the yard between services. These items include, sticks, leaves, pollen or anything else that is considered natural. If you have any questions or concerns, please let us know right away. Please understand that this is nature and some items are out of our control, however, we will do our best to be sure you are happy. Additionally, we have a wood deck and outdoor patio, we are not responsible for your injuries, splinters that result from any walking or running on the deck. The deck is to not be used for play fighting or rolling around. You are responsible for your kids, guests and family to communicate and monitor their behavior.

Trash: The home has weekly trash pick up service. While we have weekly service, we are not responsible if the bin is full between services and consider this ordinary use. Additionally, we are not liable for any inconvenience if the trash is full or odor is strong.

Bugs and Ants: Please note that the home has a monthly pest control service contract. We are not liable for your health issues and phobias and consider, ants, insects, ticks and any other natural specimen as ordinary for the country. While we will always make best efforts, we would like to remind guests that mosquitos, ants, bees, and any other pests are a part of the area and not a refection of the homes cleanliness.

Grill Use: We provide an outdoor BBQ Grill for your enjoyment. Please note, the grill uses a stand alone propane tank. We do not guarantee that the tanks will be filled, however we will make best efforts. We do have back ups for your ease of use. Additionally, the grill may have food particles stuck to the grill surface. We are not liable and we provide grill tools/cleaning materials if you like to clean the top of the grill.

Supplies: The home is maintained very well and we do our best to be sure all necessities are stored in the home. However, if we are missing some items, please let us know and we will do our best efforts to replenish these items. If we are out of paper towels, toilet products, shampoos or anything else you may consider a necessity, we are not liable for your inconvenience and we will will not grant any cancellations or discounts as a result of this inconvenience.

The tenant bears all responsibility of their guests and family members. We are not liable, nor is it an excuse to ask for a discount or cancellation of the lease for any phobias, fears, sprained ankles, splinters, cuts, bee stings, mosquito bites, ticks, insect or bat bites.

Most important items, in Summary:
1) Communicate and book in Airbnb the exact number of people you intend to sleep at the home. We have a per night per guest fee above 2 people.
2) No Parties, No Smoking, No Drugs & please keep a clean and tidy home
3) Communicate all needs and I will help you
4) Please respect the home as if it was yours
5) No Dinner, lunch of cocktail parties permitted or events.
6) No Loud noise
7) Receive approval for pets - Pet fee will be incurred.
8) Communication goes a long way w us.

CONDITION AND USE OF PROPERTY
The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, cable TV access or pool as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools,, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property.


RISK OF LOSS AND INDEMNIFICATION
Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever.

RELEASE
Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility.

Centrally located magical property

We've stayed in many home rentals over the years and this has been our absolute favorite! This home is nestled back in the woods and surrounded by trees and a pond. There was a gorgeous sleeping willow tree cascading over the pond and the scenery just took our breath away every day. Sitting in the yard in the mornings with our coffee was such a beautiful way to start our day. Inside, it was clean, comfortable, and beautifully decorated. Everything was truly pristine. We were mere minutes from restaurants, beaches, wineries, museums, and this really allowed us to enjoy all that the Hamptons has to offer. The host was so kind and made herself available to us if we had any questions. We cannot wait to visit again!
