[THE SPACE]
•This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.

•The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

This ground-floor unit is located within an oceanfront complex but faces east toward a neighboring property and DOES NOT offer an ocean view from inside the condo.

[HOUSE RULES]
☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.

1. NO SMOKING
• Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos.
• Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community.
•A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.

2. PET POLICY
•Dogs only — no cats or exotic animals.
• One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee.
• Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current.
• Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee.
• For stays longer than 30 days, a $100 monthly fee applies.

☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.

3. PARKING PASS & KEYS
• One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25.
• Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing.
• Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes.
• Guests are responsible for all keys.
•$100 lockout fee | $50 lost key replacement fee
• Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.

4. STORM DOOR
• The storm door must be closed immediately when entering or exiting the unit.
• Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.

5. OCCUPANCY POLICY
• Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted.
•The base rate includes up to 2 guests. There is a $15/night fee for each additional guest.
•All guests (including children) must be included in the reservation prior to check-in.

6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.

7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.

8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.

9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Studio was very clean

The outside of the building needs repair and felt unsafe as the top portion of studios were blocked off by wood planks. The studio was very clean and great location. I enjoyed my stay.

Very clean remodelled room. Close to ocean . Quiet. Safe. Only recommendation is running water would be great to fish cleaning station.

Property was well located. Very clean. Check in & out were amazing. Location to the beach was great. Just a short walk across the gazebo and you’re there. Loved the fact that it was sort of private. Not a lot of people. Not commercialized. Travelled alone and felt very safe. Will consider staying here again. Thank you

Vacation

Spotless!! Very clean!! Small bathroom but it was fine. Could use some shelves to put personal things on in the bathroom. Location was great, room could not have been cleaner!! We did not have a stove but we did have a 2 burner hot plate. It was all we needed. One of the burners was not working, we let them know and they brought us a brand new one. We also had a toaster oven. We bought a pizza at Food loin on night, cut it in half and toasted one half at a time. Worked Great!! The bed was comfortable!! We didn’t hear the neighbors beside us either. Would stay here again!!

A wonderful place to enjoy the serenity of the beach

I plan to come back in the future. It is a hidden gem. The ocean was a very short distance. I enjoyed the private deck and lighted stairwell.

Everything lovely except the weather.

Property was very clean and fresh feeling, Furnishings were nice and everything we needed. We had stayed at Ocean Sands before so we knew what to expect as far as location and size of the room.

Great spot!

We came down just the two of us and had a fantastic couple experience! Clean, beautifully decorated room with all the essentials. The proximity to the beach is prime. Will be returning, great spot!!

Wonderful Get Away!

My daughter and I went to this property for a 3 day beach trip and loved this cute room! It had so much there, beach chairs, hot plate, toaster oven, good size refrigerator and more. It was so close to the beach. It was our first visit to Atlantic beach and it won't be the last. The wifi wasn't working while we were there, but we were too busy enjoying the outside to miss it too much. I will definitely stay here again!

It's truly beachfront, the people are very friendly, and the Location is Fantastic! This beach condo has everything you need to make your summer vacation, or your weekend get-away a memorable experience.

This property is a hidden gem that many people just don't know about! The truth is that many owners want to keep this piece of private beach a secret.

The setting is amazing. Enjoy our charcoal grills, and have dinner with your family on our brand new picnic tables. You can enjoy the sunny outdoors, while listening to the sound of waves breaking on the shore, and the aromatic aroma of sea salt in the air!

Qué hace que este alojamiento sea especial

You just can't beat rolling out of bed, and in a few steps planting your feet into the warm, soft Atlantic Beach sand! Staying on the beach is the way to go! There is no need to worry about crossing busy roads, or paying for parking, etc..

And for those of you with kids, well there are many activities for them as well. There is a large green lawn area, so if they get tired of playing on the beach, they can kick the soccer ball, play horseshoes, or whatever activity sparks their interest.

So regardless if you are vacationing for a week, or getting away for the weekend, come stay at my place, and please make it your own! I know you are going to have a fantastic time!
