The Rose & Pine Cottage in Phoenix Hill

This quaint little house in the Phoenix Hill neighborhood provides guests everything they need while away from home. Many of our guests have enjoyed the close proximity to the many attractions downtown including Nulu and the central bourbon district. We are located on a quiet corner which provides a great deal of privacy to our guests - something unique to the bustle of downtown living. We are all about making your stay with us a positive experience from start to finish!
The space
We want you to be happy and comfortable when you are here. We believe in comfortable beds and pillows for all! We have provided extra blankets and pillows throughout the house to use as needed. The backyard and living space are great for entertaining and hanging with friends and family. Our style is minimalist modern mixed with some contemporary touches. There are a variety of Kentucky-centric books and magazines in the space as well. Great for guests looking for fun things to do and see during their visit.
Guest access
Our guests are welcome to access all areas of the house. There are plenty of closets and cabinets for extra guest storage. We have a backyard with a privacy fence that is great for hanging out in the warmer seasons.

We do not accept local reservations. Out of town guests only.

Communication was great. Overall experience was just fine and would stay again. Beds & pillows were super comfortable. Access to a washer and dryer was a huge plus! Very easy check in as well.

Nice house with plenty of room

We had 6 adults and 1 infant and it was the perfect size for us. Also, it had a security system which made us feel so much better when leaving the house to tour around the city.

Close to everything

The house was cute and clean. The beds are very firm. Not much seating. The neighborhood felt sketchy. But we didn't have any issues. It was decent for the price. And very conveniently located.

OK place to stay.

If you're looking for a place to relax with comfy furniture, this is not the best place. Table and chairs, inside and out, were not very comfy. Beds were not very comfy nor the sofa. Host was very nice and answered every question. Home could have been much cleaner, including appliances.

We’re so sorry that your experience was anything except perfect! Most of our guests are thrilled with the quality of the beds especially. Two of the three beds are temperpedic, high quality mattresses. As for our cleaning standards, we are quite rigid and use an experienced cleaning crew specialized in Airbnbs. It’s unusual for them to fall short, but I will certainly pass along this feedback to provide a better experience for future guests. We appreciate feedback from guests and encourage them to reach out during their stay with any issues so that we may have a chance to make things right. Thanks!

Main railroad tracks across from the street. House that runs all night are, very hard to find in a dark area and house is on a private lane not a main road, only feasible for two people living room is only good for seating two people a third or fourth person would have to sit in the kitchen. Kitchen stove had not been cleaned in a while, was afraid to use it. House is cozy and well cared for, but would not stay again.

Rough moments but made the best of it.

Furniture was flimsy, definitely not safe for above average weight. My 70 year old grandma is only 200lbs and fell as soon as she sat as the chair and it broke the first day. We refused to use the dining table and chairs the rest of our 4 day visit. A fan blade broke upstairs as soon as it turned on, luckily didnt hurt anyone. Not enough pillow cases for the extra pillows. Not enough dish soap/toilet paper. However they did give us our first day refunded. Great amount of shampoo, conditioner, & body and hand soap. If you have knee/back problems, all the beds are very low. Hard for older/disabled guests to use. Only 1 TV and its in the living room. The oven vent doesn't work. The dishwasher was difficult to use. The sink has a motion sensor that should come with instructions. The air conditioner is set for 75 degrees and resets to that every few hours even if you try and make the house cooler which makes the upstairs unbearable without several fans that you have to bring yourself. Overall we made the best of the situation and had a good time, definitely an experience to remember. But, we do feel like other guests need know these things.

This was Melissa's first stay at a short term rental, and needless to say it did not go according to plan. In response to the concerns about the quality of our furnishings, we have a brand new set of chairs rated for 350lbs/each. They are ergonomic and and quite comfortable for how sturdy they are. We also have a variety of beds with different heights to choose from. There are two TVs, one of which is in the primary bedroom on the first floor. The AC can be adjusted but is kept at 70 degrees throughout the year. As Melissa mentioned, we did give her a refund for the first night of her stay, which was a compromise as she asked if she could stay the rest of the weekend for free. We encourage guests to look at the listing and ask questions prior to booking any of our properties if you are concerned about specific accommodations.

It was a good place to stay and met our needs. Close enough to downtown for quick uber rides to whiskey row. There were bars and restaurants within walking distance. It was easy to find. There was parking for 2-3 cars. We did not do any cooking but it was well set up for cooking. Quiet neighborhood.

Very nice and responsive to issues

Very good stay. The property had not been cleaned when we checked in. Notified the owner and within minutes was contacted by her and the cleaning service. They came in while we were out on the town and when we returned the house was clean, they had even washed our cocktail glasses and wedged our limes for us. Can say enough nice things about the experience!

Great house!

The house is great and has everything you need! The location is perfect, close enough to downtown without all the downtown noise. Restaurants and bars are very close. We will definitely return!

Nice little house

Everything was perfect except for the super firm master bed and the couch was not very comfortable to sit on (kind of dropped you in a hole). The place was beautiful, loved the large fenced in backyard and there was amenities throughout, dish liquid, hand soaps, shampoo and conditioner, steamer and iron, etc. Our event was at the Gillespie and we were only 6 minutes away. The only reason I gave 4 stars is the super firm bed and the couch.

Great stay in Louisville

The house was clean, lots of space for 6-8 people, neighborhood seemed fine and the host was very responsive with questions we had. Only minor drawback was lack of seating/ lounging spots for all of us (we had 8 people). Overall a great experience!
