HOUSE RULES & SAFETY:
- No parties or events; maximum occupancy: 9 guests
- No smoking cigarettes or Marijuana, no vaping, or incense; $500 fine if violated
- No pets; $500 fine if violated
- Pool must be used responsibly; adult supervision required at all times
- Pool toys should be removed after each use; no diving, jumping, or rough play
- Appliances should be handled by adults only
- Guests are responsible for lost or damaged items (TV remote, etc.)


ADDITIONAL SERVICES:
- BBQ rental and propane: $50 per stay
- Pool heating: $30 per day (must stay on entire stay once activated)
- The maximum temperature of the pool is between 90-92°F.
- We recommend pool heat from October through March but note that during the winter the water may not heat up to its full capacity, therefore we will not reimburse due to weather conditions, as it is not a mechanical issue.

TRASH DISPOSAL: Trash collection is every day during the morning, please place it outside the front door in the brown trash bin.

The Home is SELF-CATERING. We only provide welcome amenities FIRST USE ONLY (shampoo, soap, dishwasher soap, sponge, dish soap, toilet paper, paper towel), Please stop by your nearest supermarket to purchase personal toiletries and desired meals.

FOOD: As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets. NO supply of items such as condiments, salt, pepper, oil, or coffee powder will be provided prior to check-in.

HOUSEKEEPING: There is no daily housekeeping service provided. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services during your stay can be requested for an additional fee.

DELIVERY OF PACKAGES:
- Only UPS, FedEx, and DHL can deliver packages; USPS may not deliver to vacation homes.
- Packages left at doorstep; owner not responsible for lost/stolen items.


WAIVER & LIABILITY
By booking, guests acknowledge they understand the use of the home and pool carries certain risks. Guests assume responsibility for safety and agree to release owners from liability for accidents or injuries.


PLEASE READ CAREFULLY. BY MAKING THIS RESERVATION YOU ARE AGREEING TO THE FOLLOWING:

**NO PARTIES OR EVENTS. Absolutely no more than 9 guests should occupy the property, even if they are not staying the night. No more than 9 guests should be at the home at any time.
Guests that break this rule will have their reservation canceled with no refund.

**There should be no party rental equipment of any kind at any time. This includes but is not limited to: chairs, tables, tents, portable dance floors, bounce houses, wet slides, etc.***

- Pool cleaning is done weekly by a professional company. On rare events, they have to go more than once. If you are in the pool when they come, you will have to come out so they can perform their work. Their service typically takes 30 minutes or less.

USE OF POOL
The use of the pool requires care and attention, especially with kids. The pool has a mesh cover for the isolation of the area to help prevent accidents. However, we reinforce that responsibility and all care must be taken by all guests.

Below are some pool rules for YOUR safety:
1– Do not allow children in the pool area without adult supervision. Make sure, at least, one responsible adult is supervising the children at all times and is able to swim during the entire supervision of the children. Never let children swim in the pool alone.

2 – The safety of your children depends on a on-duty adult supervision. The risk becomes greater when the child is younger than five years. Accidents can happen to anyone at any age, please always stay alert and aware.

3 – NEVER jump or dive into the pool. Never enter the pool with planks or high ground. This is a shallow pool and is not suitable for these activities. Failure to follow these instructions can result in serious injuries or even death.

4 – Do not allow children or adults to play any kind of violent activities or other aggressive sports around the pool area. Failure to follow these instructions can result in injuries or fatalities to those who are in the pool or around it.

5 – Supervise and act :
• The supervision of children by an adult must be present and constant;
• It’s prohibited racing or violent games around and in the pool;
• Don’t allow children who can’t swim to enter the pool without a vest, and always have adult supervision.
• In case of emergency: Call 911

6 – Pool toys should be put away and out of the pool when not in use, for your safety, we recommend that you take them out after each swim.

7 – If you are traveling with children, use the pool fence accordingly, and do not place any furniture near it to avoid children climbing over into the pool area.

8 – There is NO lifeguard on duty at any time, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.

RELEASE OF LIABILITY, WAIVER OF CLAIMS, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT
By making this reservation you choose to waive certain legal rights including the right to sue. In exchange for the Owner allowing me to utilize the home, pool, and pool area during my stay, I hereby agree to the conditions below. By staying in the vacation home, I recognize and fully understand certain things, I fully intend and choose to give up certain legal rights including the right to sue, as stated below:

1- TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the house, the pool, and pool area;

2- TO RELEASE THE RELEASEES (owners) from any and all liability for any loss, damage, injury, expense, or other costs that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool, pool area or home to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the house, pool or pool area;

3- That I am over the age of 25 and that I am responsible and will adhere to all the rules of the property;

4- That this Waiver, Release, and Agreement is fully effective by making this reservation on VRBO, and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.

I agree that I have read and understood these additional rules by making this reservation. I am aware that by agreeing to stay at this property, I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so.
