Fantastic view and amazing house

We (family with adult children) had a wonderful stay in July 2025. Hot, but with the lovely pool, which was cleaned twice during the stay, and the many shade options, it was wonderful. Ross is a super good host, who responds quickly, and even had a defective parasol replaced the day after we pointed it out.

We had a really wonderful stay in Ross's beautiful house. The house is superbly equipped and very lovingly and individually furnished. You immediately notice that it is a private holiday home. The communication with Ross was really great, small problems were solved immediately and he had really good tips for us. Many thanks for everything!

Amazing stay, great place , fantastic views and a piece of quiet to remember

Cannot say enough positive things about the place, the area , the host and property manager are top notch We enjoyed every day! Close enough to big city life in Rome or Florence for day trips or enjoying a day to relax at the pool and enjoy Guardea and the local, amazing restaurants.

Rural relaxation in beautiful Umbria

The house, pool and gardens are of really high quality, are private and the views of the surrounding countryside are excellent and all lead to a fantastic and very relaxing stay. Even in the unusually hot weather for the region that we had the house was airy and cool, so much so we only used the fans and didn’t need to turn on the air-con units. Also the garden (that has plenty of shaded areas) seems to capture any welcome breeze that is on offer. The property is also ideally located for exploring Umbria and is only 20 minutes from the motorway. The nearby village has everything you need for the stay (fruiteria, two butchers, other shops and a good sized supermarket, ATM, pharmacy and small cafe/bar/restaurants to sit and watch the world go by) and the locals are so friendly - it is a five minute drive from the house but we would also recommend trying the more challenging yet fun walk up via the nearby track at least once... in the cooler parts of the day obviously! I’d also suggest checking out what is happening in the village and nearby towns in terms of events and markets. We have booked these sorts of holidays on a number of occasions and I can honestly say all dealings with the owner and then subsequently the local contact were first class, from the initial booking enquiry right through to our departure. A benchmark for how these things should be done. We highly recommend this property!

Super!

Voor de tweede keer naar dit huis omdat het vorig jaar zo goed bevallen is. Prachtige locatie en heel compleet huis, met name de keuken is groot en voorzien van alle gemakken. Het huis blijft goed koel en het zwembad geeft ook de nodige verkoeling op warme dagen. Boodschappen zijn dichtbij te halen bij de supermarkt in Guardea, waar bovendien ook een goeie slager en bakker zitten. Vanuit Alviano is Rome goed te bereiken met de trein. Verder genoeg dorpjes om te bekijken en lekker te eten. Voor ons een heerlijke plek om tot rust te komen, heel veel privacy. Bij eventuele problemen zijn Angela en Dimitri zeer behulpzaam. Al met al een geweldige plek!

Fantastisch!

Wij hebben hier een geweldige tijd gehad. Het huis is bijzonder koel dus de airco in slaapkamer niet nodig gehad ondanks temperaturen van boven de 35 graden. De bedden boven hebben wij niet gebruikt, in de basement is het veel koeler. De keuken is bijzonder compleet en zeer ruim voor Italiaanse begrippen. Kruiden zijn in de tuin te plukken. Het huis is groter dan de foto’s doen vermoeden. Het zwembad wordt dagelijks schoon gemaakt en ligt heerlijk in de zon. In de tuin zijn voldoende zon- en schaduw-plekken te vinden en de veranda is ook een gezellige plek om te vertoeven. Het huis is rustig en privé gelegen, boodschappen zijn op korte afstand te krijgen en er zit een geweldige slager. Zeker een aanrader, we komen graag terug!

Skønt hus som er super godt indrettet, rent, super dejlig pool, lækker terrasse. Pænt og rent - Vi kommet tilbage hertil. God kommunikation med udlejer via app. Min varmeste anbefaling til ferie med familien.

Perfekt italiensk feriebolig

En perfekt italiensk feriebolig tæt på en lille by, hvor man kan få den daglige espresso. Meget flot istandsat og generelt lækkert interiør. Fin have med lækker pool. Kan varmt anbefales.

Top lækkert hus og beliggenhed

Flot, stort og velindrettet hus, med direkte afgang fra køkken til skøn terrasse. Køkkenet er stort og veludstyret. Pool har god størrelse og dybde, og det er dejligt med træerne omkring der giver mulighed for skygge. Beliggenheden er perfekt, hvis man vil være ugenert. Vi var 3 voksne og 2 teenager, huset er perfekt til 6. Huset er til at holde forholdsvis køligt hvis man holder skoderne lukket om dagen, som også udlejer anbefaler. Alt er rent og pænt. Vi lommer gerne igen og anbefaler det bestemt.

Il luogo del silenzio

La casa è molto confortevole anche se, dalla descrizione non si capisce che le camere in realtà sono 2 , cui si aggiunge un soppalco aperto sulla cucina. È una location perfetta per una famiglia con figli, non la consiglio per 6 adulti. Noi eravamo in 4 quindi è comunque andata benissimo. Il luogo è incantevole ed è veramente un’oasi di pace, circondata da uliveti e boschi. Nei dintorni tanti piccoli borghi da visitare oltre alle città di Orvieto, Viterbo e Todi.

Guardea summer 2018

The villa was fantastic. The views are breathtaking in all directions and wonderful from the pool. The pool was kept clean and maintained every few days. We were lucky to enjoy the Gnocchi festival in Guardea. The owner was very helpful. We had a problem with our hire car and the owner was very helpful.

Wunderbare Zeit

Das Haus hat eine wunderbare ruhige Lage. Die Ausstattung ist sehr geschmackvoll und von hoher Qualität - es hat nichts gefehlt. Mit dem schönen Pool und der Terasse, stand dem Aufenthalt im Freien nichts im Wege. Kleine Supermärkte und Restaurants sind in 5 Minuten erreichbar. Die Gastgeberin war immer sehr gut erreichbar, freundlich und zuvorkommend. Wir kommen gerne wieder.

Wonderful Villa to get away from it all with great pool and veranda.. Wonderful location.

Really great rural location but with supermarket and shops not too far. Great location to explore southern Umbria. The pool was fantastic and lovely setting. House was spacious with wonderful kitchen for cooking. Outdoor eating was so relaxing on veranda. We loved it!
