Our2400 sq ft lake house has 4 bedrooms {set up perfectly for privacy}, 2 1/2 baths (1full bath downstairs with game room}. living room, dining room, den, kitchen has large and small appliances, condiments in fridge, spices in the pantry with some can goods, coffee, teas,

game room has a pool table. electronic dart game, horseshoes board games, etc.

all of the beds have nice linens and pillows. The linen closet is in the master bathroom and has towels, hand towels, face cloths a hair dryer in drawer of sink cabinet, 1 roll toilet paper in each of the bathrooms.

Marble Falls has many great stores on Main street to walk through!
Longhorn Caverns is a 20-minute drive, Inks Lake State Park not far. ATV Park in Marble Falls etc. fun for the whole family. There are many new restaurants and, thrift shops etc.
In November there are Christmas lights to walk through in Marble Falls for the whole family to enjoy.

Nice quiet neighborhood with deer roaming everywhere. Deer food to feed deer. No hunting allowed.
If you don't want to drive 8 Miles to Marble Falls, there are several restaurants between the lake and Marble Falls .and a small grocery store is nearby on 2147 and 7-11., a Subway across from the Marina, where you can rent boats and jet ski's.
Horseshoe Bay resort offers temporary passes to their events held there.

Great lake to boat, fish , ski and swim.
.WE AREN'T ON THE WATER, but you can still see the lake from our upper deck while sitting in the double rocker or single rockers!

community boat ramp around 1/8 mile away which is also walking distance for fishing and some people swim there.

Bring your boat or rent one and have a great time on the lake!

There is a marina around 5 miles away to rent boats, jet ski's. There is kayack renting in Marble Falls. and has a boat ramp with a small fee.

2400 sq ft. 4 bedroom house nice size rooms and the layout offers privacy for the bedrooms.

Wi-Fi. & basic cable
( Beds include California king, queen bed, second queen, twin with trundle, and 1 toddler bed in master bedroom. A pack n play in closet.

Washer ,dryer, linens. ( bring your own laundry detergent) There are a few shampoo and conditioner samples in full bathrooms, but bring some with you also.
We have a first aide kit in master bath over sink.

Full kitchen -- utensils, small appliances, dishwasher, stove, fridge, microwave( one in picture is replaced) , 1 small crock pot and 1 large crock pot...2 coffee pots, pod coffee pot, bring your coffee pods, waffle maker ( pancake mix in pantry) blenders etc. bring your food and you will be all set to cook!
The new garbage disposal is broken, sorry.

Living room -- with wood burning fireplace for cooler weather--(supply your own wood--no pine) couch, love seat, recliner, chairs.

Dining Room- table with 6 chairs ( new chairs, no sharp objects in your pockets-- extra leaf in table so you can seat more. highchair.

Patio table on upper porch and a double rocker, single rocker side tables ,and the 4 chairs are inside the house in the dining area.
There are plastic stack chairs in the garage ;also a wooden table w 4 chairs in the garage. A nice glider on lower porch.

Wi-Fi information in computer cabinet in dining room.

TV ROOM (den) -- Love seat, sofa chair, bar stools l.

( we have a potty seat, toddler bed and high chair, and pack n play for toddlers)

Game Room -- has 8 ft. pool table, electronic darts & other games, TV VHS, DVD Comb, microwave. .full bathroom next to game room.

2 CAR GARAGE one side of the garage has a big 5 burner propane gas grill for your use outside. small charcoal grill , small smoker for your use. You might have to buy your own propane.
No parking on on front yard or back yard. we have in ground sprinkler system.

A WONDERFUL PLACE TO RELAX AND HAVE FUN ON THE LAKE(URL Visit the shops and restaurants in Marble Falls, go to the State parks in the area, wineries in the area, look out mountain for a great view, rock climbing etc, etc. Very scenic area.

. . 45 minutes - 1 hr from Austin. there is a shuttle to and from the airport in the area.

around 1 hr from Ft. Hood around 1 mile from Horseshoe Bay Resort in case they are full for your event , rent our house!!

Guest access
You will have access to everything that isn't locked in a closet in the game room and kitchen. The locked door in the den is not to be opened. Guests do not have access to this area.
The wood in the garage is for our use.
Please do not park on the yard as we have in-ground sprinkler system. All outside faucets are water from the lake and don't work in fall/winter.. Do not drink from them.

Parties are not allowed.

We have many brochures for things to do and places to eat etc on the wicker basket next to fridge and coffee table. If you misplace the keys, please call. If you have any questions please call as I might not see your text.
