Your family will experience "Some Kind of Wonderful" in beautiful Southern UT staying in our 5 bed, 5 bath vacation rental! Perfect for multiple families wanting to spend quality time together. The home comfortably sleeps 14 adults and features 2 large living areas along with 3 master bedrooms with ensuite bathrooms. The rental is less than a block from the community pool and hot tub that is heated year round. If you're wanting a more private experience, the house offers a private patio hot tub!
Walking through the front door of this gorgeous vacation home, you’ll realize that no detail was too small to consider to make this retreat comfortable and luxurious. The 5 bedrooms and 5 ensuite bathrooms were designed to accommodate multi-family groups by giving them the space and privacy they need. From the elegant decorations to the countless upgrades, you and your guests will feel pampered and relaxed.
The main floor features an open concept kitchen and living room that extends into the dining area. The kitchen is fully stocked with everything needed to prepare meals for your friends and family, or to simply kick back and enjoy some great takeout. The dining area is furnished with a large dining table with seating for 8. The large kitchen island also offers additional seating for 4. Two laundry rooms, one on the main and another on the second floor, come stocked with all the supplies you will need during your stay. The main floor living room has ample seating with three comfortable sofas, a huge flat screen smart TV, and an electric fireplace to add to the ambiance.
The main floor features 2 bedrooms. The main floor principal bedroom is the largest bedroom and is furnished with a king bed, smart TV, and small desk in case you need to quickly get some work done before getting back to your vacation. The principal bathroom has an enormous walk-in shower with double shower heads and a walk-in closet. The second main floor bedroom has a queen bed along with an ensuite bathroom.
Upstairs you’ll enjoy additional living space with a smart TV, large sectional, gaming table, and stocked game closet. This separate living area is perfect for the kids to play or hang out while adults gather downstairs. The second level features three additional bedrooms with ensuite bathrooms. Two of the upstairs bedrooms are furnished with king beds, while the third offers two extra-long-twin-over-queen bunk beds This home has everything you need to accommodate you and your family for the best vacation experience.

Situated roughly a mile from I-15’s Washington Parkway exit 13 and a half mile from Telegraph Road, the Ladera community gives you quick access to downtown St. George as well as Washington’s Costco, Walmart, the Red Cliffs Mall, Megaplex Theaters, and a wide variety of restaurants.
Parking in the community is restricted to the home's two-car garage, driveway, or the designated guest parking found throughout the neighborhood.
NO STREET PARKING ALLOWED.
The neighborhood is clean, quiet, and pleasant. With a mixture of permanent residents and vacationers this creates an environment of respect and playfulness. The area also has plenty of paved trails for walking, biking, or dog walking. Just a few blocks from the house you'll find Sienna Hills Park that has bathroom facilities, a playground, picnic tables, basketball courts, and a large open grass field to enjoy. You couldn't ask for a better neighborhood!
The home is located in the Ladera community. The vacation rental has a full sized 2 car garage and also has driveway parking for 2 vehicles. The community also has additional guest parking throughout the development.

ABOUT THE HOME
Everything in the house is there for your use and enjoyment! This includes any food, beverages, toiletries, and coupons or gifts. Please use all amenities for their intended purpose only and return them to their proper place.
Free Wifi- Network name: SomeKindofWonderful Password: HappyDay (Case sensitive)
Pool Access- Pool has a black key fob used to gain access. Key fob is left on entry table.
Heat and AC Controls- To change the heat or cool settings, tap the outer edge of the right side of the thermostat. The glass on the thermostat is not a touch screen. You can scroll through the different options by sliding your finger up and down on the plastic border of the thermostat.
Private Hot Tub- Please ensure you and your guests remove sand from feet before entering the hot tub. Doing so will help prevent sand from getting into the filter and causing malfunctions.
TV’s- All of the house’s TV’s have access to streaming service such as Netflix, Prime, Hulu, etc. Simply use the remote to log in to your private account.
Towels- Fresh towels can be found in each bathroom cabinet. Pool towels are found in the upstairs laundry room.
Bikes and other Gear - Please leave bikes and other outdoor gear in the garage. Bringing them into the house tracks in unwanted dirt and mess and also damages walls and floors. Failure to do so will result in an additional cleaning fee.
Other House Amenities- A high chair can be found in the panty. A fire extinguisher is stored under the kitchen sink and an additional extinguisher in the garage. Other house items can be found in the garage.
HOUSE AND COMMUNITY RULES
Below are a few rules and guidelines we ask all our guests to follow in
order to maintain a comfortable environment for you and for others in
the community.
Cleanliness
As a courtesy, please remove your shoes while in the home and keep food and drink items in the kitchen and off the carpeted areas. Also, please be respectful to the furniture and the provided house items by only using them for their intended purpose.
Pool and Hot Tub Pool closes each night at 10:00 pm. There is no lifeguard or supervision at the pool. Children need parental supervision to use the facility. Food and drink are prohibited within the pool area.
Shoes and Drink
Please respect the house by removing shoes while in the house. Food and drink are also prohibited on the 2nd floor.
Parking
Parking on the street is PROHIBITED. Please make sure that all vehicles are parked in the garage or in the designated visitor parking areas.
Smoking
All smoking is prohibited inside and around the home.
Pets
Pets of any/all kind are NOT allowed on the property. This includes the garage.
Noise
We want all our guests to enjoy their stay. However, we ask that our guests be courteous to the neighbors by keeping the noise at a reasonable level. Especially during quiet hours between 10:00 PM and 8:00 AM.

CHECKOUT GUIDELINES
Check out is at 11:00 a.m. the day of your scheduled departure
House Items- Please ensure that all other house amenities such as coolers, toys, games, etc. are returned to their proper place. Make sure BBQ grill/ fire pit propane tank is turned off.
Make sure to log out of your online streaming service such as Netflix, Hulu Prime, etc.
Security- Unless instructed otherwise, please set thermostat to 75 during spring and summer months 65 during fall and winter months. Make sure that all windows and doors are shut and locked. However, please do not lock the interior garage door. Close all blinds, turn off all lights, and ensure that all faucets are turned off.
Laundry- Before your departure, please start a load of pool towels. Please leave all other used towels, sheets, and pillow cases on the floor at the foot of each bed. Please keep blankets and bed spread are in a separate pile and DO NOT remove mattress covers from mattress!
Kitchen- Make sure all items are returned to their proper space. Ensure stove is turned off. Load all used dishes and kitchen items into the dishwasher and start the load.
Garbage- Please remove all trash from the house and place into the trash bin. Garbage day is every Friday morning at 9:00 a.m. If garbage day falls during your stay please make sure the garbage bin is taken to the road on Thursday night.
Guest Belongings- Please make sure to that you have all your personal belongings. Check in all closets, under beds, and in all bedroom drawers. Ensure that personal towels, pillows, etc. are separated from those provided by the house. Returning lost or forgotten items can be a lengthy process that often requires you to pay postage fees.
Suggestions Box and Reviews- Your feedback is appreciated and important to us and we are always looking to improve our vacation rental experience we provide to our guests. Please take the time to leave any suggestions you may have for us to improve or let us know of anything you enjoyed and recommend that we continue doing.
