Welcome to White Caps 1203, your luxurious Gulf-front oasis offering breathtaking views and unparalleled comfort. Located on the 12th floor, this exquisite 3 bedroom, 2 bath condo features a large private balcony accessible from both the living room and Primary bedroom, allowing you to soak in the beauty of Orange Beach and the soothing sounds of the Gulf.

The Primary suite is a serene retreat, furnished with a comfortable King bed, flat-screen TV equipped with Roku for endless entertainment options, and private access to the balcony. Relax in your private sanctuary and unwind after a day of beach adventures.

The second bedroom boasts a cozy Queen bed, while the third bedroom features two Full-sized beds, providing ample sleeping space for your family or group. Each guest room is equipped with a flat-screen TV for added convenience.

Prepare delicious meals in the fully equipped kitchen, complete with all the essential appliances and utensils you need to whip up your favorite dishes. A full-sized washer and dryer are also provided for your convenience.

Tile floors throughout the unit add to the coastal charm, while free wireless internet access ensures you stay connected during your stay. Gather in the spacious living room, featuring a 75-inch LG Smart TV Ultra High-Def TV with a soundbar, digital cable, and Roku, for movie nights or catching up on your favorite shows.

The complex is equipped with an outdoor pool for sunny day swims and an indoor pool for a more enclosed aquatic experience. The outdoor kiddie pool is a perfect spot for the little ones to splash and play safely. Guests looking to relax can enjoy the indoor hot tub, ideal for easing into a state of calm and relaxation. For those interested in staying active, the complex includes a tennis and pickleball court, providing a fun way to engage in sports. Guests can take advantage of the grilling area, perfect for outdoor dining and gatherings. The complex also features a boardwalk leading directly to the beach, with a rinse-off area for convenience after beach activities.

CLEAN BED PROMISE
Every Linen, Every Time: Liquid Life washes every linen for every guest. Every linen means every towel, every sheet, every quilt, and every pillow sham – every time. Inside our commercial laundry care facility, all linens are washed in our high-heat (150 degrees) commercial washers with our select, EPA-approved detergents to ensure complete sanitation. Liquid Life also follows specialized procedures to contain soiled linens and protect clean linens for every guest.

It was a BEAUTIFUL location and inside was exactly as pictured! Amazing view! The kitchen was equipped with everything we could have needed to prepare and eat a great meal! The air conditioning worked great. The outdoor and indoor pools and hot tubs were perfect. Very family friendly. The rooms were spacious and perfect for a get away. The only thing that I would address is the cleaning of the property. Just seemed whoever does that in between guests could definitely step up their game and do a better job. However, it did not affect our stay. We will definitely be using this location again with future trips to the area!

Great Stay!

Balcony was exceptional!! The longest & widest that we've ever stayed. Liked the huge sliding glass doors in living room and bedroom...was great to open my eyes in the morning and be looking at the Gulf. Loved the "single-building" complex, ease of beach access, the grounds were maintained exceptionally well.

OBA VACA

This was our 1st family vacation & it was AMAZING! Our children ranged from ages 3-17 & they all really enjoyed. From the beach to both pools, we were all entertained & definitely got our money’s worth lol. We had a GREAT time! To Mr. Randy & Liquid Life: THANK YOU !! ❤️❤️

Worst place ever

Worst place to stay! I will never stay at white caps ever again.. the rules are outrageous and security following my teenage kids accusing them of people smoking is not ok!!

Incredible location and views

This was our 2nd year at OB and 1st using VRBO. We travelled with our long time friends and all our kids. This was literally the best way to lodge. The condo was clean and had plenty of room for all of us. The balcony was much bigger than we expected! We had a 12th floor condo and the views were amazing. The check in/out process was so easy. Liquid Life was amazing, too. So friendly and very responsive. I would absolutely book through them again. We decided OB will be an annual summer trip for our families simply due to how easy and stress free this process was.

Family Vacation

We didn't like or appreciate the fact that it was a problem sitting out on the balcony after 10pm and laughing and talking without security coming to our condo. That's what family do when they're on vacation. Everyone doesn't go to bed with the birds and to spend over 3 thousand dollars for a place to stay and you can't be free and have fun, thats totally unacceptable so I we won't be staying at this property again...

Extremely strict rules

The condo at White Caps was beautiful. The strictness of the security and the rules there were too much! We went to relax and get away from things and for my son to propose. First of all, the website says nothing about not being able to vape on the property. It specifically states no smoking. There is a difference between smoking and vaping. Vaping does not burn down buildings, leaves no ashes, and has a pleasant smell. Some of my family members were not happy about having to walk to the far corner of the property to an uncovered, unmonitored area to vape. I just want other people to be aware of this before booking. Also, quiet time is at 10:00. pm. You cannot sit on your balcony and talk and laugh. This is also not stated on the website. It was a nice place, but we will not go somewhere with so many restrictions again.

Orange Beach 2022

Rating Details: The property manager was very helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We rented this unit for our vacation this summer and split with another family. We typically stay in Gulf Shores. As far as size, it worked well for all 8 of us (4 adults, 4 kids). There were, however, some things I'd make note of when planning to stay here. First, lighting. After noticing the ceiling lights didn't work, we purchased new lights bulbs and put them in and it still flickered until it shorted out. So, for your entire room you had 1 dim lamp. This made it impossible to get ready in the bedroom. There were some other repairs that needed to be made, painting was incomplete in our bedroom and there was a large crack in the balcony ceiling outside. We also weren't fans of the elevators on premises. They seemed ran down and not well kept. We chose to take the stairs a few times because of this, even with being on the 12th floor. For the price, this isn't a bad place to stay. Check-in/Check-out was incredibly easy. Just a heads up for minor things!

Absolutely AWFUL!

Rating Details: The property manager was very unhelpful. The vacation rental was very dirty. I was very unhappy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Upon our arrival to the property at 3:30pm (after the 3pm) check-in we were told that the property wasn’t ready and could not get them to tell us an approximate time that we would be able to get into the unit. Meanwhile, we have refrigerated items in the car that need to be put away. When I explained this to the lady on the phone, her response was “I suggest you get some ice.” After waiting another half hour without the code to enter the unit, I called back and was told that “since I was adamant about getting into the unit they would give me the code but the unit had not been inspected and we would be liable for any damage” (yes I am adamant about getting into a condo I paid for, which was not cheap mind you, and it was now an hour after the check-in time. Once we entered the unit, I opened the envelope with our parking passes and find 1 pass (we are staying in a condo that sleeps 10 people). How will 10 people fit in 1 car? I call the office again only to be told there will be a $50 charge for a second parking pass and I will have to get back in my car and go to the office to pick it up. I have stayed in condos that sleep 4 and received to parking passes. Completely absurd! The evening rolls around and we decide to sit on the balcony after dinner where we are met with a security guard shining a light in ours eyes and telling us we have to come to the front door. So I go to the door where he proceeds to accuse us of smoking (which we were not). I explained this to him and closed the door. A couple hours later we are in bed and there is banging (and when I say banging I mean scary loud) on the door. It is me, my mother, my sister and my 3 children in the condo. I was not answering the door at midnight to this obnoxious banging. So it continues for about 30 minutes. After much fear from my kids, we all fall asleep only to be awakened by banging yet again! I answer to a rental company member telling us we need to leave the property.
