Enjoy multiple living areas including two cozy living rooms, a bohemian-style family room, a fun game room with foosball table, a dry sauna, and a dedicated office space. Cook and gather in the modern, fully equipped kitchen and formal dining room, which features a large last-supper-style table—perfect for bringing everyone together for shared meals and meaningful moments. Outside, relax in the private backyard oasis with a non-heated summer pool, hot tub, upper patio with BBQ grill, and two outdoor dining areas. Whether you're unwinding or making memories, Hobgood has everything you need for a relaxing and memorable stay.
This property is best suited for respectful guests who will follow house rules and treat the home and neighbors with care, while enjoying the ultimate setting to relax and create lasting memories.

• Fully Equipped Kitchen: Basic dishware/silverware/utensils, pots & pans, and kitchen appliances (microwave, kettle, standard electric coffee maker).
• Entertainment: 3 smart TVs (guests must use their own streaming accounts), free Wi-Fi & high-speed internet.
• Convenience: Washer & dryer, iron, ironing board, and 1 hair dryer.
• Limited Starter Supplies: Trash liners, dish soap, dishwasher detergent, paper towels, toilet paper, soap, shampoo & body wash, laundry pods, dryer sheets & disinfecting wipes.
• BBQ Gas Grill: Propane tank and BBQ tools provided for outdoor cooking.
~IMPORTANT NOTES:
• Absolutely no parties or disruptive events, please. For any unauthorized parties, the fine shall be $1000 and potential eviction. If you are hosting a small gathering or a birthday party, please feel free to reach out and we can discuss to see if it's a good fit.
• Quiet hours: 10 PM – 7 AM (per county regulations)
• Smoke-free property (indoor smoking penalty: $500).
• House Rules are located in the Rental Agreement.
• To ensure a safe environment for guests and neighbors, the property includes NoiseAware decibel monitoring devices in common areas and outside decks; as well as exterior security cameras on the front and side exterior wall facing the driveway/front door and on the back exterior walls facing the entire backyard, pool and hot tub. These devices do not have a view into any interior private spaces.
~ADDITIONAL VISITORS:
• Visitors or extra guests (for stays under 30 nights) are only permitted if pre-approved and added to the reservation's total guest count. All guests (including children and any approved visitors) must be included in the reservation guest count at booking or added prior to check-in.
• Total occupancy (including visitors) cannot exceed 16 individuals.
• Please note that sleeping arrangements, beds, bedding, towels, and other amenities remain limited to the property’s maximum occupancy.
• Violations of these most critical house rules will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.
~PET POLICY: Pets are not permitted for reservations under 30 nights. For stays of 30 nights or longer, pets may be considered with prior written approval, pet verifications and pet fee. Please contact us in advance so we can review requirements and provide approval. Unauthorized pets will result in immediate removal, reservation cancellation without refund or remaining nights, and a $1000 violation fee.
~POOL & HOT TUB ACCESS: The private hot tub is available year-round.
The private outdoor swimming pool is not heated and is only open seasonally from the last weekend of April through the last weekend of September. *2026 Pool Season: April 16th through October 4th (pool access is limited to these dates).
~ADDITIONAL INFORMATION:
• The Basement fireplace and the outdoor fireplace are decorative and not usable.
• The jacuzzi jets in the Basement Bathroom tub are not functional.
~RATES: Weekly and monthly discounted rates are automatically applied at booking. We do not offer additional or special discounts, including military discounts.
