Coastal Waters is a classic 1950s Florida vintage hotel. Coastal Waters consists of 3 buildings with three floors.



It was recently converted to condos in January of 2021. The property has been modernized and updated with super-fast WIFI, a new heated pool, extended gas line to the grill area and digital wifi enabled door locks to provide easy access and simple contactless check in!



This special place is close to everything, making it easy to plan your visit.

I had a great time only no elevator was a bummer but everybody was friendly and helpful enjoy the time pool was heated great would come again

Right on the beach, add on costs were ridiculous and property was sad

We went to the store and bought glasses, toilet paper. Dish soap, dish towels, etc to make it thru the weekend. Left it all to help next tenants. I'm sure owners are doing their best but it was an unusual experience

Exactly what I hoped for

I've got a lifelong history visiting New Smyrna Beach (NSB). I wanted a place where I could wake up and look at the ocean without going outside, and walk onto the beach. I knew this building was once a hotel, it looks like it. I wanted a simple, clean, usable place to stay a week and introduce my new partner to NSB. This met that perfectly, and the old lobby you need to walk through is nostalgic. Enjoyed it and would recommend it. Note to the owner: Some constructive feedback - you really need to replace the mattresses. Unless sleeping in a soft hammock is your preference, the mattresses are horribly sunk in and were very troubling to try and use. But it gave us some sleepless time at night on the beach!

Pool *not* heated & other issues

There were many more negatives than positives with this property. Negatives: they advertise a heated pool but it was freezing cold. It’s an old property and we had to buy Febreeze and candles plus open the balcony door to get rid of enough of the musty smell to be able to breathe. The place is getting ready to fall into the ocean - there was a spot on the walkway to our room where you could see daylight and there are a lot of metal plates covering similar areas, and the floor was popping up in the unit. Debris was left on the balcony. There are only a couple of plates and glasses in the unit. They also didn’t bring me another coffee pot to replace the ancient, broken one until I basically harassed them to bring it (after telling me that morning they’d bring one), and told a couple of tall tales about why there wasn’t a working one in the unit in the meantime. Positives: It wasn’t dirty. They let me check in early. The “about to fall into the ocean” bit means it’s right on the beach. They had a new dehumidifier in the unit so at least they acknowledged the mustiness problem - even though it would’ve been nice if they turned it on before we came. A manager also did finally drive over to bring a coffee pot Saturday evening. There are other options in this price range, and I will be trying one of those next time. You should, too.

On the beach

It is on the beach. It is an older property by the room was updated. The wall unit of AC Cools the living area well, but Not as well in the bedroom. Kitchen was adequate for our needs except I had asked rental company about a can opener. They said our room would have it, but it was missing (not a big deal, just could have brought mine instead of buying one) . The major con of this place is that it is on the 3rd floor and there is no elevator. Considering my guests were in their 70s, we would have packed lighter or chosen a lower level if this was stated. It is a little Aggravating to go in and out of the gate/lobby/ with keys but at least it’s More secure. I rated the check in a 3 because our Lock was not Lined up and I had to text, wait, text the online service standing outside to get in. We had trouble getting in a couple of times, but I text Them and they straightened it up. I assume it Worked but we never locked it anymore until We left. Otherwise, they send me all the info and communication was good about the process. Surface clean was adequate but really needs to be deep cleaned(fans, etc). Considering it met our budget, was on The beach, and was available, it Worked with our efforts
