This beautiful 3 bedroom luxury resort home with private pool and conservation view is a must for the discerning traveler. Beautifully furnished to a very high standard and spacious accommodation throughout. Resort facilities are included free for all guests staying. There is a ground floor king master bedroom, an upstairs queen bedroom, and a double bunk room both sharing a house bathroom. The kitchen is fully equipped with stainless appliances including a washer and dryer. All linens, towels and kitchenware is provided in the home. All bedrooms have a TV and there is an upstairs loft area with TV, foosball table and board games which provides an additional space to relax when staying. The entire home offers luxury living in a modern and contemporary resort. The pool can be heated for an additional daily charge. No smoking (outside allowed). Pets are welcome subject to the additional pet fee of $225 plus taxes.

Perfect vacation rental

Great location, property is identical to the listing, well equipped kitchen, plenty of linens, private back yard space. Highly recommend!!

Great place

Property was in a very good area- plenty of restaurants in area. The pool with children’s splash pad was a big hit !! The soaker pool was my favorite tho.

The property was clean, well maintained and well equipped. We stayed for a month and it felt like we were at our own home. The home was exactly what was shown in the pics! Will certainly consider going back next year !

Spacious Condo

This was our first time renting a condo over a private villa when traveling to the area and we were pleasantly surprised by how spacious it was and private the outdoor space felt. Everything was as described and clean (including the pool). Management was responsive and informative. We would absolutely book again.

Easy going

The house was very spacious and clean. Everything in the kitchen that we needed was present. The location was good, about 20 minutes to Disney. 7 / 11 and grocery store within 2 miles. The neighborhood wss not busy and quiet. I would definitely stay again

Private Getaway

The house was nicely furnished & is in walking distance to the property’s amenities which was convenient. Shopping is close by. There were a few different codes provided to access the house that made it a bit confusing. I suggest reading the guest book at the house for WiFi password and not the information provided in the emails from the property management. Overall, the house was modern, up to date, heated pool was nice and overall great privacy.

Very comfortable stay!

My family really enjoyed the comfort of this home. It was clean and wonderfully decorated. We loved that at the end of each day as we went to the different Disney parks we were able to come back and enjoy the private pool this house had to offer. The amenities at the club house were fun and mini golf and pool are awesome. It was perfect having the master bedroom downstairs and the the kids rooms upstairs. There was a loft area with a foosball table and couch for the kids to relax as well as TV’s in every room with all the apps to login and watch your favorite shows while relaxing. A nice big kitchen with a huge island for 4 to eat at was perfect for breakfast before we took off each day. This was a perfect location as we were 1 1/2 miles from the main interstate. The town of Champions gate has everything you need from grocery stores to restaurants and fast food. Took us about 25 min with traffic to get to Disney, which was great as we did not have to spend a lot of time getting to the parks. We would stay here again in a heart beat. The price and comfort for this place as well as location make it a top spot to stay.

The house was nice and the area was very quiet. The location is convenient with multiple places to eat,grocery stores, and shopping less then a mile down the road. The only issue with the location is if you are going to Disney/Universal the traffic on I4 is horrible adds ALOT of time to travel. The house itself is very spacious and nice, but we did have a few issues. The previous guests towels were washed but left in the dryer wet and smelled of mildew. We were able to wash them but doing someone elses laundry wasnt really on our list for vacation. The water pressure in the sinks, shower, and the fridge was all almost non existent. It took forever to just get shampoo out of my hair. My husband and i take showers once a day and on three occasions after a minute of being in the shower it turned freezing cold and then after about a minute or two it went back to hot and was fine after that. We only used the downstairs of the house as it was only two of us, but my husband took one shower upstairs and did notice mold all over the sliding pocket door. The kitchen countertops didnt seem to have been wiped down before we checked in. And there was long black hair left in the shower, my hair is blond and my husband is bald so it wasnt ours. The master bed was very comfortable to us as we don't like a super firm bed. The pool was nice but had about 4 dead frogs in it. The dining chairs and stools fabric is peeling causing them to look dirty. Overall just could have been much cleaner.

It’s fine

I’ll start with the good: New neighborhood, clean home. Pool is super cute. The previous review about stairs being steep- the stairs are normal stairs. The ceilings are just high so the flight of stairs is taller than a standard 8 foot ceiling. What we didn’t love: It takes 6-7 minutes for the sinks and showers to get hot water. This became a running joke for our family during our stay, about how we could boil water faster. The mattresses are the really soft foam that you just sink into. Some people may prefer that but there’s no mattress structure if you like firmer. We had a couple of issues with either the cleaning crew not leaving trash bags, and the dishwasher wasn’t operable. If you have kids upstairs, they are directly over the master bedroom. Them playing and running around sounds like a freight train, there’s no sound insulation in the build it seems. Nothing the property owner can do there. I did notice for a home that has six beds, and our stay was six days, we were given one roll of paper towels, one dishwasher pack, and one roll of toilet paper each in the two bathroom. We quickly had to go to the store for toilet paper and paper towels on day two. Although I don’t expect dozens of these items, I would have expected some spares for the length of stay and number of people. Overall a good home in a good area. It’s not too far for Disney, it is so far for universal. Universal took an hour each time.

Beautiful Property - No Communication from Host

Overall, the location and property amenities onsite was great and pictures are accurate; size was perfect to accommodate 2-4 people. Fully furnished for the most part and didn't need much. What wasn’t great: COMMUNICATION from the host. Initial communication was great; an extensive email is sent with all instructions. I sent an inquiry about a pet fee and how to pay, along with requesting an actual breakdown of the pet fee alone and no one got back to me. The only time Kathy returned my email inquiry was to tell me that I needed to send an ID (not mentioned in the previous email) and after I sent the ID, only communication back was that I was all set. She did not respond to my inquiry about the pet fee and how it was broken down. Cons: * WiFi did not connect based on email instructions - sent a email to Kathy that WiFi did not work. NO RESPONSE. Turned out, password on email was incorrect. * The trash pick up time in email is incorrect - it is not picked up in the morning. Leaving trash overnight only invites racoons and other animals who open the trash recepticle and rummage through the trash leaving a dirty mess. * Dirty dishes found in the dishwasher, scorched pans (literally pan was BURNT), dirty plates in the cupboards and utensils in the drawers and obvious stains where housekeeping missed. *There was an issue with the keypad when trying to lock the door. Email says to use the key - could not locate the key. Sent an EM/VM multiple times. NOTHING to this day.

I was in the area to pick up my daughter who was in the Disney College Program and was planning on spending some days in the parks. I was worried about the distance to the parks but that was not an issue at all! I felt like the location was perfect. Very close to anything we needed-gas, Walgreens, Publix and food options. The house was immaculate. Couldn’t have been cleaner. The owner also responds to my questions in a very timely manner and sent very clear instructions before I checked in. I would definitely stay here again and recommend this house to anyone.

Very cool vacation spot.

Really nice home, good location with easy access to Disney. We paid for heated pool, it was warm the first few nights, of our stay, but it was not running or warm for the last night of our stay which was a disappointment for the little ones since it was the one night we had time for them swim.

Clean and Comfy

My family and I were very pleased with our stay at the festival fun villa. It is conveniently located near many attractions, restaurants, and only 3 minutes from a Publix supermarket. The townhouse was clean, bright and airy, and had all of the features we were looking for. We liked the idea of coming home from a long, hot day of being outdoors and jumping in our own private pool. Let me also mention that the resort's pool and splash playground were a hit with the kids! Thank you for providing us with a great stay. If you don't mind a big staircase for 2 of the bedrooms, I strongly recommend this place!
