Welcome to The Palms III, a beautifully appointed three-bedroom luxury suite located in the heart of Cruz Bay at Grande Bay Resort. Perfect for families or groups, this spacious villa offers all the comforts of home with a touch of island elegance. Step inside to discover an open-concept living area with stylish furnishings and stunning views of Cruz Bay Harbor and the neighboring islands. The fully equipped kitchen features stainless steel appliances, granite countertops, and everything you need to prepare meals at your leisure. Enjoy meals together at the dining area or breakfast bar, then unwind in the comfortable living room, complete with a large television and plenty of seating for everyone. A washer and dryer are included in the unit.



The suite includes two king bedrooms and one bedrooom with two king twins that can be set up individually or as a king bed, each with its own TV and tropical-inspired décor, providing the perfect retreat after a day on the beach or out exploring St. John. A new sleeper sofa further expands sleeping. Step out onto the private balconies and soak in panoramic views of the turquoise Caribbean waters boats passing by, and unforgettable island sunsets. Great location overlooking Cruz Bay . Close to everything in Cruz Bay and a short drive to all the north shore beaches . We have stayed in a couple of locations in St John's . If you want to be close to the restaurants you really can't beat this location .

Amazing Place!

Our stay was amazing. My husband and I have been to St. John before and have stayed at other places. This place was by far the best! The location was the best part. My family really enjoyed the place. It had everything we needed! We will definitely stay there again.

Great location!

We stayed at this condo after a week on island in a villa. Was great to be right in the heart of Cruz Bay. This property is in a wonderful location - steps from the Beach Bar. The condo is fully equipped with everything you need - beach towels, chairs, floats, etc. Would definitely stay here again! Only downside (which is out of the property owners control), is that the view looks directly into power lines running down the street.

Highly recommend!!!

We just got back from our stay in St John and to say it was perfect would be an understatement. This property was perfect for our family of 5 adults, location to town was 10/10. Our greeter Craig was very friendly and easy to communicate with, he showed us the condo locker and how to get to the pool. The beds in the condo were very comfortable, the beach chairs were used everyday for us, and this place was spotless! We opted to not rent a car and had zero problems getting around town and to the beaches. We are thinking about making this a yearly trip for our family and will absolutely book here again!!!

The location of the property was great, although the day we arrived we were kept up all night for two reasons. First, the smoke alarm kept chirping due to low battery. When I called the property manager she said to take out the battery, which did nothing to stop the noise and she said they couldn’t replace it until the next day. Needless to say, it made for a horrible nights sleep. Next, the bar next door had a band that played until 1:00 AM. It sounded like the band was in our bedroom. We were also disappointed to find out the grill didn’t work and that was after we bought steaks for dinner. In addition, the elevator was broken and we were on the third floor. Thank goodness we are able bodied. Other than that, everything was great. The unit was clean and had everything we needed. I would stay there again.

Great location. Beautiful views. We would book this property again. Easy to get to, very safe location. Thank you so much for a trip we will never forget. One item that was confusing was the location of the locker but we didn’t really need any of the beach chairs or gear. We learned later on that the locker was in a different garage than the unit is located in. All good though. Loved every minute!

Perfect location Great owner

This was a one night stay the six of us had been on a sailing charter in the BVI, and had a one night layover before flying out of Saint Thomas the following day. Darren met us at the ferry and took all of our bags directly to the property. He got the place ready a little before check in, which was most appreciated. The location was right in the heart of Cruz bay, and a short walk to everything. The views were fantastic from the balcony. The decor was current, the beds comfortable, and was squeaky clean. There unit was spacious and the water pressure and AC were out standing. I will book here again, but for a longer stay.

Can’t beat the view!

Been staying at Grande Bay for 4 years now. 3rd floor condo great view as it’s the front building. Only 2 negatives were that the condo butts up next to Lovango and Drink. One or the other has live music until 11 or 11:30pm so the front bedroom’s kind of noisy. Was looking forward to sitting on the patio in the mornings but it was bar stools with small countertop area with very little room. Amenities were good. Furniture was in good shape. Beds had very firm mattresses.
