Guests have complete access to the entire property, including six bedrooms, four bathrooms, two kitchens, two living rooms, a laundry room, and a front and backyard. Access to the property is through a smart lock, the details of which will be shared upon confirmation of booking. For parking, guests can utilize the free parking on premises, free street parking, or paid parking off-premises.
While we do not live on site, we are readily available to assist you throughout your stay. You can reach us by phone, email, or through the Airbnb messaging system. We are committed to ensuring your visit is as comfortable and enjoyable as possible, and we`re here to help with any questions or concerns you may have. Also, the `Tracks` our local train system (at Station Park) can take you to Salt Lake City on a quick ride on the Front Runner Train.

As spring arrives, take advantage of the numerous outdoor activities in close proximity. For gastronomes (fancy word for `foodies`), Farmington boasts a variety of dining options with local favorites like Cafe Rio or Mo Betta`s Hawaiian Barbeque (1 mile away).
Being respectful neighbors, we strictly adhere to the house rules. Violation may result in extra charges and even cancellation without refund. We have a no-smoking policy, quiet hours from 10pm to 8am, and discourage parties or events. Please read the house rules in detail before booking.

House Rules
The Guest agrees to abide by the following house rules and understand that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning or incidental fees associated with the violation per violation incident.
Tobacco, Alcohol and Drug Usage
1. No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
2. No illegal substances of any kind anywhere on the premises.
3. Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.
Being a Good Neighbor
1. No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
2. Quiet time in our neighborhood begins at 10pm and ends at 8am.
3. Be respectful of neighbors.
4. Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
5. No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
6. Do not use shared amenities outside of their posted allowed time frames.
7. Do not park in front of neighbors drive way even if across the street since they need to back out of their garages safely. Do not park anywhere parking is not allowed. During winter months there is NO overnight street parking per city ordinances. The owner is not respondible for damage, or costs incurred due to improper parking.
Check-In and Check-Out
1. Early check-ins can never be guaranteed prior to the day of check-in. Confirmation of early check-in will be sent in writing via the booking channels between 11:00 AM and 4:00 PM on the check-in day. The cost for early check-in is $10 for every full hour early that both parties agree on.
2. Standard check-in is any time after 4:00 PM
3. Checkout is by 10:00 AM. Due to cleaning requirements, from time to time we may offer a 1 hour late check out, but usually we cannot offer late check-outs. The owner reserve the right to charge $75 for every 30 minutes after 10 AM for unapproved late check-out.
4. Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
5. The unit is equipped for self-check-in and the Owner will not be present during the check-in process.
Pets
****pets are not to sit on couches, beds or outdoor furniture—-owners responsible for their own clean crates or begging at night
1. Pets are only allowed if the pet is listed on the reservation, and the accompanying pet fee is paid prior to the start of the reservation. Pet fee is currently $75 per pet up to 2 pets if under 50 lbs per pet and a $100 refundable deposit per stay
2. Pets must be on a leash or in a secure container in all public areas of the neighborhood except the dog park (if applicable.)
3. You must pick up after your pets and dispose of feces in an appropriate manner.
4. Uncontrolled barking or other pet noise can lead to noise complaints.
