This charming unit can sleep 4 and has all you that need to stay comfortably like a local.

Next to Riverside, Avondale, Jacksonville, Orange Park, San Marco, Downtown Jacksonville, Mandarin, and Nocatee, Jacksonville Beach, Neptune Beach, Ponte Vedra Beach, St. Augustine

The Neighborhood:
Riverside & Avondale are known as the happening spots in Jacksonville. With Hawkers, Crane Ramen, Biggie's Pizza, Hoptinger, and many more delicious restaurants and trendy bars right around the corner in 5 Points, it is hard to be bored in this area of town.

Grab some coffee or work remote from Bold Bean or Starbucks.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This property is dog friendly so if you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog hair here and there.

We do charge a pet fee of $20/night / pet that you bring with you. This reduces to $100/week / pet and $200/month / pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine and call the police to end it immediately. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation.

If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.

All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $150
3+ hr early arrival/late departure: $200 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere in the unit - please clean up after yourself if smoking outside***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

Tough start but good place
I'll start with the difficulties we encountered at the outset of our stay. We were provided with the incorrect door code and were not able to access our unit. Honest mistake, but it was what followed that was incredibly frustrating and led us to need to stay at a hotel. We tried to call the property manager multiple times with no answer so we used the VRBO messaging function, which we got quick responses to, but the responses did not get us into our place. They provided additional codes that did not work and multiple insinuations that we were at the wrong place. We were finally provided the correct code the following morning. A final note related to communication is that during our 3.5 week stay we never heard from the property manager checking in to ensure things were going well. The place itself generally worked well for us. It is in an old quad and you do hear a lot of noise as indicated in the listing: voices from upstairs and parallel neighbors, walking/moving around from upstairs neighbors. Upstairs neighbors did have a couple of get-togethers on the weekends but we mostly were able to sleep through it. There was more space than we thought we'd have which was nice for our longer term stay. The location was the key highlight being situated in a quiet part of a historic neighborhood that is nice to walk around in and easy to get to the river, 5 points, Kings, etc. The bed was comfortable, we had great water pressure, and everything generally worked well. We also had no issues with the shared washer/dryer as it was available nearly every time we needed it. In summary, unhappy with the property manager but ultimately this was a great place that suited our needs.
