Our home is located on a quiet, tree-filled street 5-10 minutes from downtown and 10-15 minutes from the airport. We are also less than 5 miles from Tyler Perry Studios. Our home was recently renovated and designed. Our home features lots of great style and technology throughout the home like smart TVs, Amazon Alexa, a Sound Bar, and a record player. We recently added some outdoor seating on the front porch and back deck.
The front door opens into a roomy living/dining area which will become the main hang-out area. The living room has lots of seating and a 55-inch smart TV with Roku. The dining room has a large vinyl collection and a record player. The kitchen includes lots of cooking gear and a nice array of spices & oil. A coffee maker, filters, and coffee are provided. There are enough plates, glasses, bowls, and silverware to serve 6. There are three bedrooms and two bathrooms located in the home. 2 of the bedrooms feature queen beds and the master bedroom has a king bed with a private bathroom. 2 of the bedrooms feature a smart TV.
Bed Summary: We recently partnered with Serta to feature their brand new iComfort Hybrid mattress in each of our bedrooms. If you want to purchase after we have a special discount you can use! Our home features 1 King bed and 2 Queen beds.
Outdoor Space: This house has a huge back porch and a grill. We suggest enjoying a meal or beverage outside since the weather in Atlanta is pretty nice most of the year. We also have a 5-burner gas grill you can use that is on the back porch.
Parking: There is a driveway with 2 parking spots that you may use at all times. Additional cars will have no trouble finding free street parking.
Our home features a total of 3 HD Smart TVs with Roku signed into Netflix, HBOMax, and Disney+. Guests can also log in to their own streaming services via the Roku interface.
Guests will have access to the entire home including the laundry room, driveway, and the large back porch

-The home is one level and there are not steps that need to be climbed to enter the home. Once inside, the house is quite accessible.
We live down the street and can be contacted through the Airbnb app or our cell phone. Our property manager Michael has access to our Airbnb messages and is available for anything you may need before or during your stay.

Our home is located 1.5 miles (20 minute walk) from the Marta West Lake Transit station. The Atlanta university Center is located 2 miles away and is about a 6 minute car ride. Uber and Lyfts are super cheap too because Mozley Park is really close to all the ITB (Inside the Beltine) neighborhoods, the airport, downtown, and midtown.

Please make sure when you book the house you enter the correct number of guests including all those that will be staying overnight or visiting. For example, if you plan on 6 people staying overnight and 2 people visiting during the day, the guest count is 8 people. ***Please note a $300 pre-authorization hold (not a charge) will be placed on the credit card used to book your reservation 24 hours before check-in. This hold will be released after your stay, provided there are no damages or additional charges. Once the pre-authorization is successfully processed, we will send check-in instructions to the phone number associated with your VRBO account.
City of Atlanta Short Term Rental Operating License Rules
1. It is unlawful to allow or make any noise or sound that exceeds the limits set forth in the City's noise ordinance City code Sec. 74-131). Be considerate of the neighborhood and your neighbor’s right to the quiet enjoyment of their home and property. Quiet hours start at 9 PM.
2. The maximum occupancy of this short-term rental unit is 2 adults per bedroom.
3. __2__parking spaces are available at this property. Do not park on lawns or in a manner which blocks driveways, sidewalks, alleys, or mailboxes. Drive slowly through neighborhoods and watch for pedestrians and children playing.
4. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city.
5. Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund.
6. Guests must provide an unaltered copy of their Driver's License or Passport to host through Airbnb message thread within 24 hours after booking so we can independently confirm your identity and finalize your reservation.
7. Events, weddings, parties, commercial video, and photography are prohibited unless approved prior to check in. If you have any questions, please reach out to us and explain what you are trying to do, and we can determine if it’s possible to host your event. Good communication is key.
8.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee. If you smoke outside, please dispose of your smoking related trash.
9. Please remove makeup before getting in the beds. We provide makeup wipes and hand towels. If sheets or linens are stained, we will have to charge to replace.
10. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.
11. Do not put food and cooking oil down the kitchen drain.
12. No glitter or confetti Our cleaning team will charge an additional $100 if they have to clean glitter or confetti.
13. Our cleaning team charges a $350 biohazard cleaning fee if they have to clean up vomit, blood, or any other bodily fluid.
14. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations between $20 and $25.
