This property is located in Balboa between 13th & 14th St. between Newport and Balboa Piers. You can walk or ride our bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.
For those of you with kids, The nearby Bay beach is perfect for families. Marina Park is just a few blocks away with a giant Grass area to hang out. There is also a playground on the beach at the elementary school located across the street making this home an ideal location for families.

Not What it Seems
Great location, poorly maintained home. It’s actually 3 separate units, not one home as described on the listing. Upon arrival things started breaking, including the shower heads, garage door, cabinet, and two sinks.
There were 9 towels for 16 people and the pillows had brown stains.
All three drinking water systems in the fridge had expired filters or were broken.
The AC/Heater broke day 2.
I contacted management and it’s been almost a week now and no response. I’m leaving this review because I got a note from VRBO that they had time to review me as a customer, but haven’t had time to respond to all the issues we had.

Thank you very much for staying at our vacation home. I understand you felt your stay was less than perfect however there are some inconsistencies with your review.
1- As stated in the VRBO listing this home is a Duplex Property consisting of 2 separate apartments at one location together making up one large 7 bedroom Vacation home.
2 - Yes, I was made aware of your email which outlined a few home issue. Our staff said they would address your concerns with you after our current guest departed as we needed to verify 3 of your complaints not discovered during our home inspection. Please allow for our team to get back to you as we do not want to disturb the current guest. Regarding the review, I personally wrote your review the day of your departure as I was told you were a wonderful and respectful guest.
3- The batteries in the the Living-room Heater remote were replaced during our home inspection. Our home has 9 in room mini splits, all were notified as functional accept the Unit A bedroom 3 which needed new batteries, I apologize that was your experience.
4- The towels were actually separated between the 2 units. Unit A towels were located in the Bedroom 2 closet while unit B has them inside the hallway cabinets. This issue was brought to our attention during your stay and a representative was sent to your home. Although we left extra towels at your request, a member of your group was notified/assisted in location the towel locations.
5- Sinks, showers, drinking water filter are to be reviewed however the garage was also brought to our attention along with the towels on your 1st day. The representative did adjust the garage sensor and I apologize that was off kilter when you arrived not allowing the garage to close property.
Once again thank you for your stay with us and please allow our office to get back to you regarding the Shower head pressure and the sink drains.
