This private guesthouse offers stunning views of the Fresno River and surrounding mountains. The spacious loft bedroom features a luxurious king-size bed and two twin beds, perfect for families or groups. The living room is designed for comfort and entertainment, equipped with a selection of games and a game table, ideal for relaxing evenings. Adjacent to the living area is a dedicated dining space and a fully equipped kitchen. To help you settle in, we provide starter coffee and tea.
*Driveway/Parking area is shared with other units, no other space is shared
*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property (including infants and children) at any time, must be on your reservation. Maximum guest occupancy is 6.
*Please do not try to open locked doors or wonder into patios belonging to other units on the property.
* Early checkin and Late check out must be a arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time
We live on the property and are available in case of emergencies or other urgent matters. Otherwise you will have keyless entry and we will do most of our communication on the Airbnb app.
This guest house is on our property which is located on 35 acres and overlooks the river and mountains.
You will want to have a car.
Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.
Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.
The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees.
Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.
Pack-n-play must be requested in advance.
PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control, etc.) who may be outside on the property during daytime hours, from time to time.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.
Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.
*Quiet time is 10PM-8AM
*Parking for ONE vehicle included (no trailers/boats), any additional vehicles will have to be parked off site.
*Any guest not disclosed in advance of checkin will be charged at double the nightly guest charge(plus taxes, $66.90 per night) for the duration of your ENTIRE reservation.
*We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a fee request after booking to correct the reservation
*No refunds for outages beyond hosts control, ex. WiFi, electric, water, etc
*Smoking/drug use anywhere on or in the property will incur a minimum $100 fee.
*We are unable to allow pets/service animals as we have a family member who regularly uses the home and has an extreme allergy. We charge a $500 fee for undisclosed pets/service animals to ensure the safety of our family member.
