Relax on the expansive patio, enjoy stunning views, explore the San Marcos River from the property and experience true Texas living - all just a short drive from Austin and San Antonio. Your perfect ranch getaway awaits!
The Space:
• Working cattle ranch located just an hour from San Antonio and Austin, an ideal and convenient escape from city life
• Direct access points to the San Marcos River
• two stock ponds On-Site - guests are welcome to swim, fish CATCH & RELEASE, canoe, etc.
• Great for events: small weddings, birthdays, reunions and more (event fees may apply)
• 4,000 square foot home sleeping up to 13 guests
• Massive covered patio with charcoal grill, large swing and plenty of seating
• Garage game room featuring ping pong table, corn hole and more
• 5 total bedrooms, including a kid-friendly bunk room
• 4 spacious bathrooms, including large walk-in showers
• High-end bath and body products, linens and towels
• Kid-friendly amenities: pack ‘n play crib, high chair, children’s books & dishware
• Washer and dryer for convenience during your stay
• High-speed internet and dedicated workspace

Sleeping Layout:
9T Ranch accommodates up to 13 guests across 5 comfortable bedrooms:
• Bedroom 1: King bed with en suite bathroom
• Bedroom 2: King bed
• Bedroom 3: King bed
• Bedroom 4: King bed
• Bedroom 5: Bunk room with 5 Twin beds
Guest Access:
Guests will access the home via smart lock; codes will be sent the morning of check in.
The Neighborhood:
Located approximately 15 minutes from the historic town of Gonzales, Texas, 9T Ranch provides guests with a serene sense of privacy in the South-Central Texas Plains. Guests will have free reign over a large portion of the 90-acre property, which has direct access points to the San Marcos River.
Rich with revolutionary history, Gonzales County is speckled with relics depicting the beginning and end of the Texas Revolution (1835-36). In town, you’ll find HEB Grocery, Wal-Mart, coffee shops, and a variety of dining options.
Other nearby attractions include:
• Palmetto State Park with hiking trails, paddle boarding, fishing and more (10 minute drive)
• The BBQ Capital of Texas in Lockhart (35 minute drive)
• San Marcos and Guadalupe River tubing (~1 hour drive)
• Ottine Mineral Springs (15 Minute drive)
Getting Around:
• Rental cars are necessary as ride share services and public transportation are not available in this area.
• Bringing an electric vehicle? This property comes equipped with two 240V NEMA 14-50 outlets.
Other Things to Note:
1) Working Ranch:
Please do not interact with livestock or wildlife on the property. There are several direct access points to the San Marcos River, as well as two stock ponds. Guests are welcome to swim, fish, canoe, etc. at their own risk. The stock ponds are not recommended for swimming. The south side of the property with foreman's trailer and ranch infrastructure are strictly off limits to guests.
2) We Are Dog Friendly (Dogs Only)
You're welcome to bring up to 5 dogs total. The pet fee is $185 for the stay, plus any applicable taxes. This fee helps ensure the home is thoroughly cleaned and free of allergens for future guests.
Please remember that dogs are not allowed on furniture or beds. If excessive pet hair is found that cannot be removed with standard cleaning, additional charges may apply. Unfortunately, we cannot accommodate any pets other than dogs.
3) Events:
9T Ranch is the perfect choice for small events. If you’d like to host an event, please inquire with us – provide details about the nature of your event and how many guests you expect. There is an event fee in addition to the nightly rate. You must arrange for event set-up and clean-up at your own expense.
4) Cameras:
Outdoor cameras are used for security purposes and are checked only in case of emergency. Cameras are not used to monitor guest behavior, nor do they face inside the home. Locations: doorbell camera, camera over the backdoor, and a driveway-facing camera.
5) Outdoor Furniture:
The outdoor furniture may be covered upon your arrival. The covers are not meant to keep guests out. Please feel free to remove the covers should you want to use these items and our team will re-cover them upon your departure.
6) Coffee:
All Boutiq homes provide a drip coffee maker along with premium ground coffee. This home does NOT have a Keurig.
