The Neighborhood:
You’re in Dayton’s charming, historic Dayton View neighborhood—quiet and peaceful, but just minutes from the heart of downtown. Whether you’re looking to explore local shops, grab a bite at nearby restaurants, or visit the Gem City Food Market (just a short walk away!), you’ll love the convenience of this location.
Getting Around:
You’ll find free street parking right out front, so parking is a breeze! If you prefer not to drive, rideshare services like Uber and Lyft are great options to get around Dayton.
Interaction with Guests:
We totally respect your privacy, but we’re here if you need us! Whether it’s questions, recommendations, or anything else during your stay, just reach out and we’ll be happy to help.
Other Things to Note:
✓ No smoking inside the house
✓ Quiet hours from 11 PM - 8 AM
✓ No parties or unapproved guests (maximum occupancy is 10)
✓ Guests must be 25+ to book

*PARTIES
As the owner of the house we enforce a strict no-parties/noise violation policy to all guests. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the house, disrespect the property, you are breaking the rules and will be fined $1000
* Parties are considered large gatherings of more than 10 people, that is not approved by the host.
* Birthday party, Baby Showers, or large gatherings approved by host are always $300 a night at minimum.
* Film, photography, Daily Events will be at Minimum of $500 per day.
* Locals must communicate prior to booking to prevent parties, instant booking feature is only for out of the area travelers.
* There are video Surveillance and recording & audio devices at entrance (front door) of property and the back door of the property. These devices have cameras that are visual and audio , these devices have the recording and audio turned ON 24 hours a day and 7 days a week.
( The recording and audio device are always on to record visual and audio)
IF YOU LOSE THE KEY THERE WILL BE A $50 LOST KEY FINE
*CLEANING
Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we can/will charge additional fees.
If we find any evidence of smoking in the house, you will be charged with a $250 fine. Evidence includes ashes or smell of smoke in the house.
*If the cleaning crew finds damages or missing items there could be charges for replacements
*Don't leave leftover food in the unit.
* Please do not enter storage closet any missing towels or items will be open to replacement fees.
*Leftover unclaimed items will be susceptible to the cleaning company for disposal. We don't have a lost or found nor will we be shipping lost items. so please remember to take all your belongings with you upon departure.
PACKAGES
We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected by the leasing office and we are not held responsible for its whereabouts.
*Should you require a later check-out they are not allowed unless authorized. If approved in advance the late checkout time is 1230pm. Approval will be done via Airbnb Messenger

The house is in neighborhood with other houses. We are not responsible for noise outside of our control. We take pride, and are responsible to provide a clean, function-able living space for our guests. If an extreme occurrence or disturbance occurs please notify us and we will do all possible within 100% of our control.
* If we receive any neighborhood violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine.
*Public street parking is available in front of the house, we are not responsible for your car or any belongings in the car.
* Any amount of cars of two must be approved by Host
* You are not allowed to park in front of other peoples house, must park in front of the house
* The House is located in a public neighborhood where we don't have control of the residents as it relates to noise, behavior or what people do on their property.
MAINTENANCE
Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check
in, it will be reported , but it is dependent on the maintenance company's schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency "maintenance category. We will do our best to handle maintenance concerns in a timely manner. In case of a maintenance concern we may need to enter the property fix during your stay, we will call and request the guests permission first.
* Maintenance May enter the perimeter of the property during the guest stay to handle outside property care, lawn-care, maintenance etc. We will do this between the hours of 8am - 8pm. We reserve the right to do this on any day through the week. Monday - Sunday.
* Please Do not Flush wet wipes or paper towels down the toilets, please be respectful and use the waste baskets for any wet wipes, sanitary wipes, and paper towels.
By booking this unit, you have read, understood, and agreed to all these house rules.

This Historic new remodeled house is located right next to Gem City Market, two mins away from Dayton Art Institute and right across the river from downtown Dayton. It's a 5 min drive across the river from day air ballpark, home of the Dayton Dragons baseball team and riverscape park where you can enjoy summer festivals or just a walk around Dayton. Enjoy the historic Oregon district for your nightlife experience. The House is right around the corner from Salem peace corridor where people connect and enter downtown Dayton. The campuses of Wright State University and the University of Dayton are only a few minutes away. Be sure to check out Dayton's top attractions like the Wright Patterson Air Force Base and the Air Force Museum.
