We will contact you to facilitate your arrival and provide easy access information and codes. you will check in with the front desk to retrieve your door key! We are taking the recommended steps as presented by the Center for Disease Control and Prevention (CDC) for cleaning, disinfecting and preparing our properties for your arrival. We are following the protocols laid out by the CDC and using the EPA-approved disinfectants for Hard (non-porous) Surfaces, Soft (Porous) Surfaces and Electronics. The linens, towels, bed sheets, etc. are washed per manufacturers` guidelines.
Breckenridge is a Colorado town at the base of the Rocky Mountains’ Tenmile Range. It`s known for its ski resort, year-round alpine activities and Gold Rush history. The Victorian core of this former mining town is preserved as the Breckenridge National Historic District, running primarily along Main Street, with colorfully painted buildings from the 1880s and `90s housing shops, galleries and restaurants. This property is a quick walk to Breckenridge Main Street and the Gondola.
There is a free bus in the County called the Summit Stage that will take you anywhere (Keystone, Dillon, Silverthorne, Frisco, Breckenridge, Blue River, Copper)
-True ski in/ski out -3rd floor unit -Property is at the base of Quicksilver Super 6, Beaver Run Superchair chairlifts -Steps from the slope, super convenient location in building for access to slopes -Steps to ski school, lift tickets, rental equipment, restaurants -Mountain bike and hiking trails directly outside the property (Burro Trailhead) -Private ski locker -Free shuttle (and walking distance- .8 mile) to Breckenridge Main Street -Restaurant on site offers breakfast, lunch, and dinner -In building arcade and mini golf -In building the laundry facility -Multiple pools and hot tubs -Sauna and steam room on site -In-building spa with spa treatments available to reserve -Cable -Free WiFi -Fully equipped kitchen (no oven in property) -Two TVs -Parking is paid for at Beaver Run front desk upon arrival -Resort fee included in Price -See the map below for more detail on the precise location! We want you to enjoy your vacation but please remember at all times that this is somebody`s home and we expect you to treat it as if it were your own. No smoking. Please remove shoes and ski boots upon entering the home.
1. Agreement: 5 Diamond Lodging, INC (“5 Diamond Lodging”), the Owner and Guest agree as follows: Above Guest is an adult over the age of 25 and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends, or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories and as a result will have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. Cancellations: Cancellations 61 days or more will receive a 50% refund. Any cancellation within 60 days of arrival: Deposit is forfeited.
3. Security Deposit: The signer of this Agreement agrees to Pay 5 Diamond Lodging the full rental price, which includes a security deposit/damage waiver. A security deposit will be collected for all stays in our executive properties, which must be paid separately and in full by Credit Card approval 30 days prior to check-in. Any damages, losses or excessive cleaning charges incurred by the signer or anyone in signer’s group will be withheld from your security deposit. The security deposit will be refunded after a routine inspection of the property has been made and no damage has been discovered. Agreeing to these terms you alone agree to accept responsibility for full payment of your reservation and the integrity of the property rented.
4. Check In: Check-in time is 4:00 PM. Early check-in times are allowed only when the property is cleaned and ready for occupancy and prior approval through 5 Diamond Lodging is required.
5. Check out: Check-out time is 10:00 AM. Prior approval by 5 Diamond Lodging is required for a late check-out. Please leave all keys, remote controls and garage door openers (if issued) at the location. A replacement fee will be charged for each lost key, remote control or garage door opener if misplaced.
6. Cleaning: Each property will be inspected and cleaned after your departure. The rental fee you have paid will provide for a normal cleaning so that you can enjoy your vacation right up to the last moment. You are required to leave the property in the same general condition in which it was received and follow the checkout checklist at departure.
7. Sleeping Capacity: Guests and all other occupants will be required to vacate the premises and forfeit all fees paid for any of the following: a. Occupancy exceeding the sleeping capacity b. Using the property for any illegal activities including, but not limited to, the possession or consumption of alcohol by persons less than 21 years of age. c. Causing damage to the premises rented or to any neighboring properties. d. Any other act which interferes with your neighbors’ right to quiet enjoyment of their property. e. Guests will obey the HOA rules and regulations and follow quiet hours from 7am-10pm. No parties or events, loud outdoor music or loud voices. If for any reason law enforcement is called due to disturbances emanating from the property or grounds there will be a minimum of $250 charged to your credit card per incident. If the short term rental disturbance line is called for any violation of these terms during your stay you may be subject to immediate eviction. 8. Hot tub and Patios: Guest hereby acknowledges that, if the property they have reserved includes a hot-tub, they are fully aware that a hot-tub and the surrounding patio / deck can be dangerous. The deck / patio can be slippery when wet and that injury is likely to occur to anyone who is careless. Guests should observe and adhere to all rules and policies posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the hot tub and patio areas.
9. Pets: 5 Diamond Lodging does not allow pets at any of the properties unless the property is designated as “Pet-Friendly”. Additional cleaning charges or Deposits will apply on a case-by- case basis.
10. Smoking: All . Smoking of any kind in the property will result in additional cleaning charges to the credit card on file or will be deducted from your security deposit.
11. What we supply: The property is equipped and set up as fully-furnished, including linens, blankets, pillows, and towels as well as a fully equipped kitchen, TVs, and furnishings.

Location is the best part of this place! The room was really nice too! Parking was pricey considering you already paid for the room and had no choice but to park there! But that’s not the condo owners fault. We had a great stay!!

Thank you so much for your review. Breckenridge Resort does have high parking rates, however, you do not need a car to stay at this location. It is walking distance to Main Street, the free bus route (that can take you anywhere in the County) and is ski in/ski out for easy access to the slopes! We hope you will rent with us again soon.

Good location.Room could be updated (carpet, as well as general all areas). Lack of dishwasher is sad, when most of all these units typically come with one.No ice/freezer area in the fridge is a major setback. If you plan on having food come/go with you and need freeze packs cold, you are out of luck. There is not access to a patio to set outside to freeze. Even getting ice is difficult, since we visited multiple ice machines on several levels and all were out or did not work. In general it was an okay room. Nothing overly amazing, but not awful. Very mid range.

Beaver Run is certainly considered one of the best locations in terms of skiing and fun summer access to all Breck has to offer, but has been around a long time. The HOA is always trying to ensure everything is working but understand that not having ice machines work is really annoying. We have let the HOA know about your comments. This unit's location is truly what sets it apart!
