Please note prior to booking there is a 25-age requirement to book this house. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After the booking is confirmed, the guests email address will be requested. A signed rental agreement & a copy of the person's driver's license who booked will be requested. If those documents are not received back within 48 hours of booking guest forfeits reservation & will not be refunded.
This property does not allow Spring Breakers under 25 years of age.
Please do not inquire asking if exceptions are made there are no exceptions made to this policy.
Parking: Max 4 vehicles max per stay. The driveway offers space for 4 standard sized vehicles, please do not park on the grass, in the neighbor's driveway, the lot next door, (private property) or on the street. Absolutely no exceptions.
This property is dog friendly. All dogs must be 25 pounds or less. Max allowed 1 dog per stay. No cats or puppies absolutely no exceptions. Once the booking is confirmed a $150.00 nonrefundable pet fee will be added to your reservation. Dogs are not allowed on the beds or on any of the furniture. If evidence is found otherwise after your checkout inspection additional charges will apply. All dogs must be picked up after. Failure to abide by these rules will result in additional charges. Please keep all dogs out of the spa. If our pool tech is called to the property because hair has clogged the filters guests will be responsible for the trip fee. If the dog is left inside of the home alone the dog must be crated. If an emergency or a maintenance issue were to arise our team needs to be able to access the home safely. Absolutely no exceptions.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This includes visitors as well. This unit sleeps 12 people max per the fire marshal. No exceptions. If the fire marshal is called to the unit because you are over the legal occupancy, you will be responsible for the fine associated with him coming out.
RING CAMERA NOTICE: For your protection & ours, we have a ring camera on the front door which records audio and video of the entrance. Do NOT tamper with or cover the camera. If you cover or tamper with the camera - you could be evicted & no refunds will be given.
Please note we only provide a starter pack of Amenities, just to get you through the first night.
One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, & 1 conditioner for each bathroom. We do not provide these items for your entire stay.
We respectfully ask all guests not to move the furniture around. All the furniture must be placed back where it was found. During the checkout inspection if furniture is moved around & not put back additional charges will apply.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready. Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.
Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.
This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund. You are allowed to smoke outside as long as cigarettes are disposed of properly. Failing to do so will result in a $300 fine.
This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.
There is a damage waiver included in the booking breakdown that covers accidental damages. The rate in the booking breakdown is for stays less than 28 days.
If a guest books a 28-90 night stay the rate does increase for those reservations. Guests will be responsible for the difference in the price. Rates 28-59 nights will be $280.00 for the coverage 60-90 nights will be $450.00 for the coverage. If you have any questions regarding this charge please inquire first before booking.
