This luxury 2/2 villa (established Dec. ‘22) has all the bells and whistles you're looking for in a vacation rental. This is a stucco and block solid courtyard villa complete with luxurious engineered hardwood floors, granite countertops in the kitchen and bathrooms, stainless steel appliances, quality furniture - power recline leather sofa and chair from Baer Furniture, bedding, linen/towels, and all the kitchen essentials you could possibly need.

Centrally located, you can easily access all the squares - Brownwood, Spanish Springs and Sumter Landing is a quick mile and a bit away! Not familiar with The Villages but want to experience it without going through the sales pitch? We'd love to welcome you and take you on your own guided tour customized to suit your needs. We’ve owned in the North part and love its peaceful mature landscaping, and we’ve enjoyed our outings down south, anticipating the opening of the new Eastport Square. It’s all beautiful and each area has its pros and cons. We’re not real estate agents trying to sell you a home. We just want to offer our guests an experience, not just a place to stay. (And of course want you to keep coming back!) We want you to enjoy our beautiful rental property without worrying about how to navigate the area. We’ll help you book tee times, direct you to great restaurants, shopping, activities, live music and how to navigate multi-modal paths (for golf cars, bikes, and walking)….we help with everything. Now that we’re full time residents, we’re not just renting you a place to stay we’re offering you the full Villages experience!
The open floor plan provides ample living space, inside and out. This is a courtyard villa ( fenced in) so you can sit outside and relax in the privacy of a screened in patio with a view of the trees, birds and beautifully landscaped gardens or relax in the Florida room while you take in the garden views but in the comfort of A/C. This house is just a few minutes away from Coconut Cove Recreation Center (with family pool), Mallory Hills, Caroline, Amelia or Colony Cottage Rec. Center where you can enjoy all the beautiful pools and stay cool!

After 6 years of owning a vacation rental home in the northern part of The Villages we decided to sell and buy a new vacation rental closer to the center or the "heart" of TV where we're much closer to restaurants, bars and the live entertainment of Lake Sumter Landing. Those who have rented from us in the past know that we are great hosts. We go above and beyond in making sure our home is spotless and that our guests have everything they need to make their stay a time of rest and relaxation.

This cozy villa caught our eye with its beautiful butterfly garden and side patio with painted concrete walkway which continues to wrap around the back where you can sit out and lounge in the comfort of a fully screened-in oversized "birdcage". Enjoy a cup of coffee in the morning while you take in the surrounding gardens, listen to birds chirping and even see the odd squirrel scavenging for a nut. The garden is lit up at night and you can gaze up at the beautiful stars and night's sky without worrying about the bugs! There's even a little enclosed grassy area for your little fur baby if you happen to bring him/her along!

The living room has a large 70" 4K TV with Roku and Hulu live streaming. Our renters have commented that they'll have a hard time going home to their old TV! The book shelf is stocked with a large collection of books, both our's and those of previous guests as well as few board games and puzzles.

The Master suite features a brand new king size bed (Novaform 14" ComfortGrande Plus Gel Memory Form Mattress)) with luxurious high thread count sheets, 100% cotton blanket and a coverlette (Aug.'25). Every item from the mattress cover to the coverlet and pillow liners are washed after every stay. We also provide warmer quilts for the cooler winter months. There's a large walk-in closet with plenty of hangers and a shoe rack. The master bathroom contains, under counter sink and granite countertops, tiled floors, a Bathfitter style non-slip and walk-in shower stall with seamless glass doors and a solar tube for extra lighting.

The 2nd Bedroom has built in cabinets and a desk along with a built-in Murphy bed so you have the option of turning this room into a home office space or den. This queen sized mattress is also very comfortable with Sealy Posturepedic pillow top mattress. The guest bathroom has a comfy sloped back oval tub, granite counter tops with under counter sink and solar tube for extra lighting. It is not directly adjoined to the bedroom so guests do not have to pass through the bedroom to get to the guest bathroom however, you do have the option of a pocket door that closes off both the bathroom and the 2nd bedroom for added privacy if desired.

Theres' a tankless hot water system for long hot showers, a whole house water filtration system as well as a filtered in-fridge water dispenser and ice maker for plenty of ice in the freezer. There's an oversized washer and dryer located in the garage. We love to cook at home so the kitchen is fully stocked with plenty of glassware, serving ware, lots of bake ware, heavy duty stainless steel pans, an array of utensils, knives, some small appliances - blender, hot-pot, Kitchenaid stand mixer, an electric griddle, a slow cooker, a toaster, a 14-cup Cuisinart coffee maker as well as a one-cup Keurig coffee maker.

Don't worry, if cooking is not your forté there are plenty of restaurants in the area! Havana Country Club has great fried chicken on Sundays, and is ranked one of the best restaurants in The Villages. Red Sauce makes great mussels, the sauce is amazing! Our latest discovery is Mezza Luna at nearby Colony Plaza. Beautiful and elegant decor, decent serving size and pricing! And did we mention that we're just a short 5 minute golf cart ride to Lake Sumter Landing as well as a quick 20 min. ride to Brownwood Paddock Square where you can enjoy an array of local restaurants with indoor/outdoor dining, live music, entertainment, markets (Sundays) and plenty of shopping.

This cozy villa with all its amenities is located in the Mallory champion golf course area. As previously mentioned, there are multiple adult pools nearby and the closest family pool is Coconut Cove Recreation Center and O'dell Recreation Center, less than 5 mins aways. Colony Cottage Pool and Rec. Center offers a great place to workout and swim some laps, take a class or just sit and read a book while taking in the beautiful decor and luxury seating. This is also the closest RC for picking up guest passes.

We have a Yamaha 4-seat gas golf cart that's included with your rental fees. If you need an extra golf cart for when family or friends arrive just let us know and we can accommodate you.
