Enjoy this cozy cottage nestled between the great hills of Italy, NY.

Italy NY is a quiet rural village that has little traffic and is perfect for a stroll.

Naples is right next door, (15 minutes) and the Finger Lakes Trail is just a mile up the road. Canandaigua Lake, Keuka Lake and Penn Yan are all just a 20 minute drive. Bristol Ski mountain is 25 minutes away.

Note that Italy, NY is a peaceful village situated in a valley between large hills that block cell service. Enable 'Wifi Calling' on your phone as described here: https://www.youtube.com/watch?v=HfhHHNR2Y_4 to make calls over Wifi at the property.

For everyone's protection there are external security cameras.

The well water in Italy is natural and contains minerals with characteristics that you won't find in today's municipal water supplies. An iron mineral content results in a tint in the sink and shower. There is no sulfur smell. The water has been tested for coliform and coli, both are absent. Minerals are beneficial for our health but everyone has their own preferences regarding water.

To be clear, we didn’t ski… it is October. The leaves were beautiful. Italy was central to the hiking we enjoyed. Really loved the beautiful farms. Would recommend visiting on Saturday as some of the attractions were only open then at this time of the year. The property was simple and clean. We would recommend it to others and would stay there again if we were in the area.

It was good, easy door locking system. Quiet. Couldn't figure out how to run the tv and no serving spoons - we ate our dinners here.Would recommend hanging a bag of vinegar over the shower head - good pressure but sprays all over.

Fantastic location

Great location. Central to state parks, keuka lakes, canadaigua lake. Easy to find local tours to pick you up (Keuka Lake Experience, Bob Knapp). Home was clean, easy to locate. Well furnished to be able to rat at home. But close enough to eat local (Blue Eagle). Realy enjoyed ourselfs! Only feedback is bed is a bit firm. Pretty small concern. Will definetly go back.

Place to stay

Every part of our stay was exceptional, host, check in, the property. The only downfall was the neighbors dog barking at 7am right next to the bedroom window. But that’s not the hosts fault! Second time staying in one of marks properties! He is top notch!!!

Nice little place in a great location!

Mark was an amazing host! He was quick to answer our questions and was checking on us throughout our stay. We visited Naples for my son's wedding and the cottage was perfect for what we needed. It was spacious enough for my wife and I and it was only a few minutes from the wedding venue. I would highly recommend this property to anyone visiting the area.

This cozy little cottage was minutes away from a wedding that I attended in Naples NY. We like to cook our own meals- kitchen had all the essentials. Cottage was comfortable and quiet. Fans were great for white noise and air circulation. Mark our host kept in touch with me our entire stay. Cottage was clean and free of clutter- pleasant stay.

Very clean, nicely furnished. Host very accommodating. I had a a special request and he not only accommodated me but realized there was something else I needed and he took care of it before I even thought about it. Very well appointed.

Nice little place. Exactly what we needed as we did not spend much time there. The water is definitely as described in the listing, but it was not a surprise. Would definitely book again.

Eclipse weekend

Mark's home was perfect for the two of us for a Finger Lakes weekend leading up to the eclipse. We only really used it for sleeping and the evenings, so didn't use the kitchen other than the fridge, but it looked well-stocked with supplies for a longer stay. Besides soap and shampoo for the shower, there was even a little cabinet in the bathroom with other supplies you might forget to bring like toothbrush, toothpaste, etc. There was even laundry detergent for the washer which came in handy after a few slippery falls at Glen Grimes park to see the waterfall. Hike along the bank was a bit dicey since it was wet and muddy and we only had sneakers, so we recommend drier conditions and hiking boots. Or you can wear high rubber boots and just hike the stream. Naples is in a sleepy area, but seemed to be within 30-60 minutes of more popular destinations. Only letdown was the cloudy weather for the eclipse. The well water was as the listing described, which could be a turn-off for some, but same as other remote places we have stayed with wells. Mark communicates well and responsively and we would recommend his place when you need an affordable and comfortable place for only 2 people.

Quiet and restful

We enjoyed our weekend in the Naples/Iltaly region. Lots Of things todo, indoors and outdoors with beautiful fall color. The cabin was comfortable with everything set up for us. Nothing fancy, just comfortable and welcoming. Our host Mark was very responsive to our questions and checkin and check out was simple.

We had a great time for a weekend getaway.. the property is in the nice quiet country.. Mark was excellent in his communication and was a pleasure to deal with! The home was very spacious for 2 people and perfect for our weekend trip! We had everything we needed.

Cute little place!

We had a great stay here! It’s close to lots of fun things to do but situated outside of town so you get the privacy and quiet of the country. Super easy checking in and out, we felt safe and comfortable. So much better than getting a hotel!
