It is located just a few miles south west of Historic Downtown Flagstaff and Northern Arizona University, just 35 minutes to the Snowbowl Ski Resort, 35 minute drive to Williams, Arizona and the Polar Express, 45 minutes down one of the most scenic drives through Oak Creek Canyon to the grandeur of the Sedona Red Rocks and only a 1 ½ hour drive to the South Rim Entrance of Grand Canyon National Park!

There are 4 bedrooms plus a bonus room upstairs that has couch, large TV, and queen bed built into a nook area. There are a total of 6 beds. There are 2.5 bathrooms.

Downstairs living area is a great room concept with a wood burning fireplace. Great Room over looks the large backyard patio through three sets of French doors. Kitchen is located next to living area and is well equipped to cook meals with views of the TV and outdoor patio. Dining area has 8 seats and is located next to living area. There is a breakfast nook area with 4 seats over looking backyard. There are also three bar stools at the kitchen island, which all provide plenty of seating. The living area has a great plush sectional couch, two swivel seats, a wood burning fireplace, and a 55” TV.

Upstairs master bedroom has king bed, wood burning fireplace, TV, large walk in closet, and large master bath with 2 sinks, small bath tub, and large separate shower. 2nd upstairs bedroom has king bed. 3rd bedroom upstairs has queen bunk bed for KIDS ONLY. Large Bonus Room upstairs has couch and large 70” TV plus a short (74" Long) queen bed built into a nook area for KIDS ONLY or ADULTS UNDER 6' TALL. There is a full bathroom in upstairs hallway with tub/shower combo and one sink. 4th bedroom is downstairs with queen bed and small closet. There is an additional hallway closet to hang clothes. There is a half bath downstairs with toilet and sink.

The large outdoor patio overlooks the Flagstaff Urban Trail System that connects throughout neighborhood, to forest area, and to a large grass field and playground just a 5 minute walk. The trail system can be walked or biked and connects throughout most of Flagstaff into downtown and forest trails. The patio has an outdoor couch and patio table with 2 extra stools that pull out from under table.

The 2 car garage is accessible with a 240 volt outlet for a Tesla (CORD IS NOT INCLUDED-SO PLEASE BRING YOUR CORD).

The laundry room holds a washer and dryer for your convenience.

Although often there may be a variety of condiments, tea, coffee, etc., we cannot guarantee what will be available.

There is a Doorbell Camera, Garage Security Camera, and Outdoor Patio Security Camera on the outside of the property.

There is a minimum age requirement of 35 years old.

No parties or events are permitted.

Quiet time is 9pm to 8am, so please respect the neighbors and do not go on patio or make much noise.

No smoking or vaping inside or outside the house.
