The Potomac House: 13 acre riverfront property

*During peak winter months (Dec-Feb) the rental price includes just the cottage: a one level, three bedroom, two bath cottage which sleeps 8. If groups want to add the luxury, heated/air conditioned safari tents to their package they can do so for an additional $100 per night/per tent. Each tent sleeps 2 guests (one has a King bed and one has two Full beds, pillows and linens included).

*During spring/summer/fall months (March-November) the rental price includes the cottage (which sleeps 8) AND the two heated/air conditioned safari tents (which sleep an additional 4).

*One night bookings are only available on week nights (Sun, Mon, Tues, Wed). Inquire if interested.

Layout Notes:
-Bedroom 1: Two bunks that accommodate 4 guests (adults have used these bunks on many occasions)
-Bedroom 2: King bed
-Bedroom 3: King bed with en suite bathroom
-Bathroom 1 : located in hallway next to Bedroom 1 and 2
-Bathroom 2: located in Bedroom 3 (also accessible via side deck)
-Tent 1: King bed with fresh linens/pillows included, heat/ac, nightstands, lighting, full length mirror, vanity area, side chair
-Tent 2: Two Full beds with fresh linens/pillows included, heat/ac, nighstand, lighting, full length mirror
-Open Kitchen/Family Room with seating for 5 at the kitchen bar/counter
-Kitchen comes equipped with standard appliances, cooking equipment, and Keurig combo (uses either K cups or grounds) coffee maker
-Front deck includes tables/chairs for 12 plus patio furniture and 2 umbrellas for shade (ping pong table and cornhole boards located below the front deck)
-Side deck includes grill and open space for yoga, etc.
-HOT TUB (seats 6-8) located in front of the side deck and adjacent to fire pit and ping pong table area.
-Firepit area with seating for 8 (one stack of firewood included)
-Large yard/field with ample space for outdoor activities.

General Notes:
-Access to the cottage requires taking the deck stairs to the front door and the stairs are not handicapped accessible.
-The ground level of the cottage is all storage and not accessible or available for use.
-The 12 person guest limit assumes that 8 people will be sleeping inside and 4 people will be sleeping in the tents (the tents are steps away from the cottage).
-Property is extremely private with Piscataway Park (and a public boat ramp) on one side and a tree farm on the other side.
-The 12 person guest limit is strictly enforced unless prior approval has been granted for a private event. Private events have additional fees and require rental of portable toilets.
-No pets allowed.
-There are two video cameras on the exterior of the house. They monitor the parking area and the backyard.
-Bryans Road is a very small town and as such the local dining and entertainment options are very limited. The towns of Waldorf and La Playa are a 15-20 minute drive and have many options but we want our guests to be aware of this before booking so that they can plan accordingly (or book elsewhere if local dining and entertainment options are a priority).
