Master #2 king bed with 55 in flat screen smart TV with YouTube TV and its own private bathroom. Master #3 King bedroom with 55 in large smart TV and private bathroom also bathroom has a door to the open area. Bunk room with 2 Queen over Queen bunk with a twin bed also has a 40 in flat screen smart TV. Queen room will share a bathroom with bathroom open to the hallway. 3 roll away twin beds.

The additional extras are a fireplace, porch with adirondack chairs off of the first floor living room, 1 porch off the front with 2 Adirondack chairs and bed swing, 1 porch off of the largest master with bench and a roof top sunning deck which boast beautiful partial gulf view with 6 chairs and 3 tables. This new home is perfect year-round vacationing.

The amenities include 2 community pools, 10 backpack Tommy Bahama chairs or similar brand and 2 chairs with beach service, beach wagon, beach towels, ice machine, full size washer and dryer, garage, 5 adult bikes and 2 child bikes, Tennis and Pickleball Courts Private to the neighborhood, WIFI fiber optic, fully loaded kitchen, all bedrooms are equipped with YouTube TV and smart TV's. Large flat screen in main living area with surround sound. Gas grill available and cleaned after each guest. Pack n Play in the master closet. Owner managed and impeccably cleaned (all linens including bedspreads, throw pillows, towels, sheets, beach towels etc. are removed and replaced between each guest.) ALL PILLOWS AND MATTRESSES ARE ENCASED. ALL LINENS AND BEDDING ARE REMOVED EACH TURN AND WASHED! ALL BEDROOMS HAVE BLACKOUT CURTAINS OR BLINDS!

While staying at this home, located in The Preserve at Grayton Beach, you will have full access to two community swimming pools, private beach access, tennis and pickleball courts, and clubhouse with cardio room and ping pong table.

*This home sleeps 16 (including children) No over occupancy allowed unless approved prior to arrival in writing by owner. If occupancy is exceeded, immediate termination of the stay will commence with no refund whatsoever.

*Based on the daily temperature and the HOA's discretion, the western community pool is typically heated during holiday weeks and spring break.

*6 passenger golf cart available for an additional $800 and signed agreement in the High Season (see dates below). Comes with the house in off season.

**Additional Beach service is available from La Dolce Vida for $45 per day for 2 chairs and an umbrella - Please let me know if you would like this extra service

NO SMOKING OR VAPING ALLOWED ON THE PREMESIS!

Please Note: High Season is considered ALL of March and April, the last 2 weeks in May, ALL of June, ALL of July, and 1st 2 weeks in August and All of October. Boats, trailers and RVs are NOT allowed overnight in this gated community.
