Private Island + Lakefront Home

SUMMARY
Well designed lakefront home with a private island, two bedrooms, two bathrooms, and finished basemen. Read below for more detailed description.

THE ISLAND
Connected to the main property by a wooden bridge, the island is all yours to explore and enjoy. There is a large patio area with plenty of outdoor furniture including couches, loungers, and a large dining table. The lake view is fantastic! There is a fire pit with plenty of wood for you to use. The most comfortable seat is (hands down) the swinging daybed in the fall. There are two trails traversing the island surrounded by lush forest. We have very fast wi-fi on the island too.

THE HOUSE
Located on a quieter part of the lake, it was originally a cabin that has been substantially renovated. There is one large bedroom, one smaller bedroom, two bathrooms, finished basement, and plenty of common living room space.

LIVING ROOM
Arguably the most comfortable room in the house. The living room has a gas fireplace that keeps the room very warm in the winter months without the mess of a wood fire. In the summer, we open up the skylights/windows and there's a cooling breeze from the lake. The sectional couch is from West Elm and quite comfortable. We have a gallery wall with the Frame TV and mostly all of the streaming platforms which you are free to use. There's a dining table which seats 6 comfortably.

KITCHEN
Recently updated and has all you might need. We have almost all new appliances and most of the gadgets needed to cook a stellar meal. We provide all the basics - eggs, bread, good coffee, creamer... so no need to rush to the store on your first day. We can also provide tasty recipes and groceries needed at an additional cost if you don't want to think about what to eat. Help yourself to anything in the kitchen.

SUN ROOM
The most peaceful room in the house. There are amazing windows with great lake views, a cozy reading chair, small dinette table/chairs, and a comfy couch to zen out. This room is the best in the summer with all the windows open. The sounds from the birds in the Springtime is like poetry.

BEDROOM 1
Quite large with lake views. There is a king size bed with a 'Casper Wave Hybrid' mattress. We always have clean, white, comfortable linen sheets and plenty of pillows. Your hosts also use the house so we will lock the closet door but provide a garment rack with hangers and shelves that won't be in your way. There is a TV with all the streaming platforms. We also have black-out smart blinds which you can set to go up and down at specific times. The bathroom en-suite was remodeled about 10 yrs ago. Everything is clean, but not as new as the rest of the house.

BEDROOM 2
Smaller, but cozy. There is a fair size difference between the bedrooms but this room is still great and has a Queen size bed. Everyone who stays in this room says it's the best night's sleep they've ever had. We always have clean, white, comfortable linen sheets and plenty of pillows. There are also black-out smart blinds which you can set to go up and down at specific times. There is a guest bathroom that has not been remodeled like the rest of the house but is still nice and clean.

BATHROOMS
Both bathrooms are basic and haven’t been recently remodeled like the rest of the house. Renovations coming later in 2023! We have a septic system so please make sure to take note of the house rules. There is always plenty of hot water for your showers.

BASEMENT
Modeled after Izzy & Joe's city apt, the basement has a cozy vibe. There is a full size daybed that also doubles as a comfy couch. There is also a nook that has a desk and bunk beds for your inner child (or actual child). We have heated floors so its warm and comfortable in the winter months.

CHECKOUT and CLEANING FEES
Our motto - leave it like you found it. Your cleaning fee will be 100% refunded if you follow these simple guidelines:
- Sheets - no need to strip the beds or do laundry... you're on vacation, remember. Just tidy up a bit and leave it the way you found it.
- Dishes - things don't have to be perfectly back in their place, but don't leave any dirty dishes in the sink or messes. No need to run the dishwasher after your last day if you don't have time.
- Lock the doors and windows before you leave.
- Personally, we feel that cleaning fees on Airbnb have gotten a little ridiculous so we are conscious of this and want to reward people who are responsible guests.

ACTIVITIES
- Boating
We have 2 kayaks, 2 pedal boats, 1 canoe, and 1 motorized rowboat for you to use in the warm months. The lake is 330 acres and there's lots to explore and an abundance of nature.
- Highland Lakes Community
We have 5 lakes and 7 beaches for you to explore. There is also a clubhouse with ping-pong, billiards, bocce court, children's play area and swings.
- Warwick, NY
We're only about 10min from the border of NJ/NY and Warwick is one of the first cute quintessential upstate towns. There's really great restaurants/bars here, a farmer's market, and its where we spend a lot of our time going out. We'll provide a broader list of places to go when you check-in.
- Golf/spa at Crystal Springs
We're less than 20 min away from Crystal Springs which is a destination for a lot of people. There are 5 golf courses, spas, and a fun place for a night out.
- Skiing at Mountain Creek
Mountain Creek is about 10 min away and is the best skiing in NJ.
- These are the highlights of the area but there's plenty of other activities and suggestions provided upon check in.

HOUSE RULES (they're not too bad we promise)
1. Septic System - Only the basics if you catch our drift. Anything else can cause serious problems.
2. Dishwasher - because of the septic system, we are a pre-rinse household.
3. Noise - Sounds carries over water so rest assured everyone on the lake can hear you. For this reason, we ask that you take it inside at 10pm. With that said, if you're responsibly having a bonfire into the evening and having light conversation, it's fine. It's a common sense rule so don't have boozy karaoke sessions out on the island at 11pm, ya know what I mean? The community association does give out fines for noise which we will have to pass along to you.
4. Inquire about our list of pet rules if you're bringing a pet.
*Acknowledgement of the house rules will be required before check in.

Hello there - we're Izzy and Joe! After spending several years in NYC, we purchased our dream lake house in 2020 and went all in on country life. For the past 2-3 years, we've been living here full time while updating the house, doing our best to make it special.
