Located on the Erie Canal with deck & dock on the water. A unique property because it has two seperate units that could be used as one if desired. (Rented Seperately) A 4 BR down could sleep 6 and a 1BR up could sleep 3-4. Both with Kitchens & laundry. 4 miles from the NYS Thruway Exit 31 Utica. 35 minutes to the Adirondack Park/Mountains north on Rt 12. Turning Stone Casino Resort 20 miles.
The space
The whole first floor is totally available to guests. Beautiful private backyard overlooking Erie Canal with deck and dock. This outside area could possibly be shared with the upstairs guest. This first floor unit has 4 seperate bedrooms. #1 new King bed with dressers and walk in closet. #2 is a new Full bed with closet and dresser. #3 Is a smaller bedroom with Twin bed, dresser & door to the outside deck. All 3 are in the back of home with Canal views. #4 is off the living room with twin bed & overstuffed lounge chair. There is a dining room that seats 6+ and the kitchen table seats 4+ both have table leafs to make larger. There is a Full shower bath in the basement that "possibly" could be opened up with special arrangements with the host before booking. Otherwise basement is locked off to guests. The only stairs are the front steps to get into the house.
Guest access
There is a deck and dock on the Erie Canal behind the house and nice private yard to enjoy. There maybe a few others sharing the space at times. Can't guarantee either way.
Other things to note
Please only a small dog 30lbs or less will be considered or two small dogs 30lbs combined. (Sorry no cats) Property is not fenced in and is open to the canal bank dropoff. (Not child friendly if unattended) Stairs to the deck and dock on the water. (Seasonal)
Neighborhood Location
Residential mixed use neighborhood on primary road walking distance (half mile) to Dunkin’ Donuts, post office, farm vegetables stand, furniture store, pizzeria's, gas convenient store, Veterinary, hairdresser, Lock 20 State Park and walking and biking trails along the Erie Canal.
