Our kitchen is fully equipped with all the cooking basics, including a stove, oven, microwave, refrigerator, and even a dishwasher.

After a long day of exploring, unwind by our pool or enjoy a cozy night in by the indoor fireplace. Need to catch up on work? Our dedicated workspace and ethernet connection will keep you connected and productive.

Rest easy in our comfortable beds with luxurious bed linens, extra pillows, and blankets. Our bathrooms are stocked with premium shampoo, conditioner, shower gel, and body soap, and come equipped with a bathtub, hair dryer, and hot water.

We understand the importance of safety, which is why we have installed carbon monoxide alarms, smoke alarms, and even a fire extinguisher in each room. Plus, our room-darkening shades will ensure a peaceful night's sleep.

Our pool/backyard maintenance crew may pay you a visit during your stay to inspect and treat the pool or perform landscaping. You won't have to do anything because our pool guys enter via the side yard, while our landscapers merely go to the rear and don't need or have access to the house. Cleanliness is just one of our top most priorities.

Other things to note
• PET POLICY. Prior approval is required for pets, and additional fees will apply. The fee is $275 for up to 2 pets. If more than 2 pets are approved, there is an additional charge of $50 per pet.

• QUITE HOURS are 10 PM TO 8 AM MONDAY THRU FRIDAY and 10 PM TO 10 AM ON SATURDAY AND SUNDAY.

• NO SMOKING INSIDE. All our properties have a no-smoking indoors policy. Smoking inside will result in a $1,500.00 fine.

• HOMES HAVE STRICT OCCUPANCY LIMITS. Overoccupying the home will result in fines of up to $2,500 and/or cancellation of the booking.

• MAIL DELIVERY POLICY: We request that guests do not use our address for mail deliveries. Guests are welcome to have packages delivered during their stay for door-to-door service. Our mailbox is not available for guest use. If you have packages delivered post or pre-stay, we cannot guarantee their security or retrieval.

• NO LARGE GATHERINGS/ PARTIES. Loud and large parties are strictly prohibited. Any violation can result in fines up to $2,500 and loss of booking.

• NO OUTDOOR MUSIC. Amplified outdoor music is against Las Vegas' ordinances. No outdoor music (day or night), including music from any mobile device. Any violation will result in fines of up to $2,500 and/or cancellation of the booking.

• MINIMUM AGE REQUIREMENT. Guest of record must be 25 years of age or older.

• EARLY AND LATE CHECK IN/OUT. Early and late check-in/out depend on flexibility. If available and accommodated, additional fees may apply. Early check-in: $25/hr. Late checkout is $50/hr.

•POOL & SPA. The pool can be heated for $350 for up to 5 nights, with an additional charge of $50 per night beyond that. Please note that it takes 48 hours to fully heat the pool, so let us know in advance if you'd like to add pool heating to your stay.

Note: Spa and Pool can't be heated at the same time. Our pool technician may stop by during your stay to service and maintain the pool. This is a routine visit to ensure the water stays clean and safe. They’ll only be working outside and won’t need access to the house.

•BBQ Grill: Please note that propane tanks for the BBQ grill are not provided. Guests are welcome to bring their own, or they may use and refill whatever propane was left by previous guests.

• Backyard Maintenance: Our gardener may visit to take care of the yard and keep the outdoor areas looking their best during your stay. They’ll remain outdoors and won’t enter the home.

Any violations of these house rules may lead to eviction without refund and/or a fine.

Any missing items (such as towels, kitchen tools, etc.), as well as damages and house rule violations (smoking, parties, unregistered guests, etc.), will be deducted from your security deposit, which is $500 or more, depending on the severity of the reported issues after your stay.
