Welcome to our families 3-bedroom, 3-bath river front (water front) vacation rental located in a converted dairy barn called the “Dairy Llama” based on a mural and the fact that this was a working dairy barn many years ago. It has everything you need for a vacation that’s as relaxing or eventful as you want it to be! We love it as a family and keep adding fun things to do for a great experience. Treat it like your second home!
Need a little more sleeping room? We do have an Avion RV (a queen bedroom and full size couch pull down with bathroom and shower, small cooking area) looks like an Airstream, that can be added to your rental for an additional fee. Four people max (if added) for the RV please.
The RV is subject to be rented by other guests, at the same time of any rental, but there is enough outdoor space to handle both rentals.
This private one acre property has gradual access to the San Marcos river. Its like having a private park! With a basketball/pickleball court, indoor game rooms (smaller one has foosball, and darts, large one has a pool table) , several outdoor sitting areas, and beautiful river access, everyone in your group will be entertained for hours. There is plenty of indoor and outdoor spaces to accommodate everyone.
Due to current restrictions, we do not allow any guest count totals to be more than ten without prepaid and advance notice. If you want to have a larger day party, we can set that up with an extra fee and it must be pre-approved and pre-paid in advance. Violations of this policy will result in fines and you can be removed from the premises without refund. Unfortunately this had to be done once in 2023.
We have hosted baby showers, receptions, wedding proposals, Christmas parties, high school and Texas State graduation graduation parties, and we have had weddings here as well. Email for details!
Pets, as a rule are not allowed. With owner approval only, crated pets, and a $100 per pet fee, may be accepted. $250 fine per unauthorized pet, and you may be subject to removal without refund.
Quiet times are from 10PM - 10AM. We want you to enjoy outside, treat the place like your second home, and there are many games (pool, darts, foosball) inside. Smart TV's (WIFI of course) throughout, so plenty to do! We have been told that we are one of the best spots on the San Marcos river. There are two kayaks available for use. Just a quick trip away from cities like San Marcos, New Braunfels, Lockhart and Austin, so each day of your trip can be different.

We stayed a total of 9 nights with people ranging in age from 20 to 86. The house is exactly as advertised, quirky but in a really good way. The place is amazing. There is plenty of space and water for everyone. Brian had all the amenities. We thoroughly enjoyed the game room where we played blackjack long into the night!! Thanks for sharing your home! Highly recommend to anyone who wants fun on the water
