About this space
Located on the main channel of the Withlacoochee River across from the State Forest, this home offers relaxation and recreation. The home is equipped with 2 canoes & 3 kayaks to launch from the backyard, and bikes to enjoy the 40+ miles of paved and mountain bike trails. Come home to relax by the fireplace and enjoy the river view, hang out and fish from the dock, lie out back in a couple hammocks, or fire up the grill. This home is a great vacation getaway for couples, families, & friends! This home is less than one hour from the major Orlando theme parks, and Orlando outlet stores making it a great home base for theme park seekers. The home is also located close to downtown Brooksville.

The space
Beds distribution:

- Room #1: 1 queen size Bed, 1 full bathroom

- Room #2: 2 twin Beds, with adjacent full bathroom

-Screened porch: Three rocking chairs, a six seat table, and a gas grill (note, the grill must be used outside of the screened porch on the outside deck)

- Living room: 1 sofa, 2 arm chairs, TV with a stereo system and DVD player. **Sports fan? You won't miss the big game here! The TV has every sports channel imaginable including: ACC Network, Longhorn Network, PAC-12, SEC, Tennis, World Fishing, ESPN, ESPN2, NFL Network, Fox Sports 1 & 2, and many more

- Kitchen: Very well stocked & equipped kitchen for cooking

- Dining room table (made from an ancient Indonesian ship wreck) with a view of the River

-Recreational Equipment available:
• 2 Canoes,
• 3 sit-on top kayaks (2 singles, and 1 tandem)
• 4 Bikes (2 beach cruisers, and 2 mountain bikes)

Other things to note

- Quiet enjoyment. I ask guests to please be mindful of noise levels. The neighbors have been understanding about the vacation house, and I intend to keep it that way, so each guest is responsible for quiet hours and not disturbing the neighbors. Quiet hours are from 9pm - 8am on weekdays and from 10pm - 9 am on weekends.

-Because the house is on the waterfront and I provide recreational equipment to use, I require that all guests please sign a waiver, release, and assumption of risk form prior to arrival. This requirement includes anyone who you invite on to the property during your stay as well. The form will be sent via DocuSign. Thank you for your understanding!

-Fireworks of any kind are not permitted on the property.

Justin's place is amazing. There is nothing you need to bring. There is nothing I would change, add, or need. If you want fun, it is here. You don't have to leave. If you want exploring thiis is a great place to be near all parks,walks,fishing,birds. Make sure you stay here if you are in the area.

Needed a place to stay for a weekend in Bushnell and found it very convenient. House was just as described and we had a great time. Very quiet area. Nice to have the canoes to go on the river. Thank you!

Justins river house is a cute, quiet getaway with an amazing view. We brought our boats and were pleasantly surprised how easy it was to load and unload so we were able to enjoy the peaceful river. We caight a few decent fish as well

Great location

Nice place to stay. The home has every amenity you could think of and then some. Enjoyed watching the river and birds, so many different bird calls! Only wish we had more time, I would have enjoyed kayaking the river (we were in the area for work).

A Lovely Spring Break and Bike Trip

We enjoyed the quiet location and natural setting of the River House. It was great being just a few minutes from the beautiful bike trails. Justin was a great, easy to communicate with host. The house had everything we needed and was spotlessly clean. We look forward to a return stay.

Great stay at the River House

We had a wonderful time staying at the River House. We wanted a few days to relax and that's exactly what we did! The river was peaceful and the atmosphere of the house was amazing. Our family enjoyed our visit and would love to go back again!

Withlacoochee get-away

Relaxing place to stay while exploring the area. Beautiful piece of property. Full moon was magical through the live oaks. Nothing fancy, but the bikes, kayaks and canoes are a fantastic bonus to the booking. The host has thought of everything. Hope to return next year!

Great property

Had a great stay at this property. Owner was very communicative. Has was in great shape and true to the photos and description. The backyard was beautiful and we enjoyed taking the kayaks out on the river. Kayaks and bikes were very good quality. Would definitely return.

Loving the Withlacooche House

This property is just absolutely beautiful! It's so peaceful and relaxing. The house itself is perfectly outfitted for couples, families or, in our case...a girl's crafting weekend. The only thing that we didn't like is that we didn't have enough time to stay here for a whole week. We will be back!!!

Father’s Day getaway

Had a very relaxing time. Beautiful surroundings, My husband fished & I kayaked & biked. Justin is a wonderful host. Place was very clean, cozy, comfortable bed. Nicely set up with everything you could possibly need, including kayaks, canoes & bicycles. We enjoyed sitting on back screened in porch & hanging out by the river. Will definitely come again. Just what we needed.

Peaceful Retreat

This house was a quiet and peaceful gem of a location. The house itself was more spacious than anticipated and very clean, functional, and comfortable. While we didn’t have a lot of time to take advantage of all the recreation opportunities, we did have a very nice kayak trip on the river. Hope to go back again when I have more time.

Paddlers’dream cabin

This property is gorgeous. Pictures don’t quite capture the majesty of the oaks and serenity of the water. Nice newer kayaks with easy access to the river. Cabin itself is super cute and had lots of little things you would need, oil, seasonings, etc…I actually would have planned more meals at the tasty Riverside Restaurant just up the road had I known how close it was. This was a great place to escape the hustle and bustle. I’ll be back for sure.

Beautiful Decor and Scenery

The River House was absolutely gorgeous. The check in process was easy. Justin promptly responded to our question about accessing the shed where the bikes and kayaks were stored. The house is beautiful and well stocked with everything one would need for an extended stay. The location was very quiet and peaceful. The cleanliness was excellent; no complaints at all. My husband, who’s extremely picky, said he would definitely stay again. That’s high praise indeed!

Peaceful location

Clean, well stocked house. Comfortable bed. Host was very responsive and helpful. Lots of equipment for outdoor activities on the river. Unfortunately my arthritic knee had difficulty walking down and up 45° kayak launch wood ramp. Slippery and steep so i was unable to use the kayaks. Enjoyed the screen porch with beautiful view and lots of birds! Friendly neighbors!

A Lovely Surprise

Had it not been for a wedding in Bushnell, we never would have booked in this area. My sister in law told us about VRBO and The River House was one of the first ones we saw. It had everything we were looking for in an area that turned out to be full of natural splendor. Justin, the host, was responsive to our inquiries. The house was spotless. The bed is very comfortable. The yard just invites you to go sit down by the river. We totally lucked out!!!

Great stay!

This vacation house is a nature lover’s dream, peaceful, and made for a great couples getaway weekend. The bedrooms and bathrooms were all spotlessly clean. Probably one of the cleanest vacation homes we have ever stayed in with fresh towels, linens, rugs, etc. We saw humming birds, owls, hawks, otters, butterflies and much more from the dock and the spacious screened porch with the Withlacoochee river as our backdrop. I can't even really describe the serenity of the location in words. The full stoked kitchen had everything we needed to cook with a campfire area in the backyard to make s’mores for dessert. The on-site kayaks were nice and easy to launch from the backyard. If you’re looking for a nice place to stay in the Brooksville area, you found a hidden gem at this river house. Highly recommend!

Just had our best ever vacation!

Stayed at the River House with my husband and our 13yo daughter for 5.5 days. The house was perfect. Very clean and well stocked with everything we needed for our stay. Justin was easy to work with and communication was good. We did not get to use the kayaks and canoes because we thought that the current on the river was moving too fast for us after the recent hurricane activity but we hope to make another trip before next year. Location was good- we had to drive an hour or so in several directions to get where we wanted to go but the River House was centrally located for our needs so it worked out great. In addition to visiting relatives in Dade City we were able to make two trips to Fort Island Beach to swim and magnet fish; we visited the Florida Aquarium in Tampa; went shelling on Caladesi Island; and did a tubing trip on the Rainbow River; all in between visiting relatives. I even had time to read an entire John Grisham book from Justin's library. I also fished several times in the river behind the house- did not have a single bite, likely due to the recent storm activity. We cooked several meals at the house and were happy to have the use of the grill that was provided. Overall, a 5 Star experience. Thanks Justin!

Wonderful except needs new cleaning service

Peaceful location! We got to enjoy a storm rolling in over the cypress trees as well! I appreciated the way the renovators of the spot had turned an mobile into such a cute spot. The thrifty touches in each room were classic and cozy. Plenty of pillows and blankets. The ONLY qualms we had we all due to the cleaning. I had an allergic reaction (face swelled) to the heavily scented bed sheets from whatever detergent/fabric sheets were used. I would highly recommend using free and clear detergents and dryer sheets. Sensitivity to fragrance is not uncommon and can really damper a visit. Free and clear does not cost more, so would be an easy improvement! Although I was comfortable, that made the resting part less enjoyable. Additionally, the bathrooms were not cleaned thoroughly (toothpaste in mirrors and hair on toilet/sink/tub) and there was a used cup on the porch. I am a local, so I have recommendations for cleaning crews if needed! I would recommend the spot if the cleaning aspects were improved! The location and home itself were enjoyable.
