Welcome to our spacious 4-bedroom retreat - This beautifully spacious house offers a comfortable and memorable stay for large families or groups. Enjoy the amenities of a big yard with a playground, basketball court, and a large fire pit area, perfect for a fun evening barbecue or a relaxing night filled with s’mores. Each bedroom is thoughtfully appointed with cozy linens and comfortable furnishings, ensuring a restful night's sleep after a day of exploration.

The main floor offers a fully equipped kitchen, ideal for preparing delicious meals together, a dining area for shared meals, and a cozy living room for relaxation.

Venture downstairs to discover the basement's hidden gems—a cinema room with ample seating, a gaming room for friendly competitions, and a full bathroom for added comfort. An additional bedroom with a queen bed is also available in the basement.

For the ultimate relaxation - Welcome to our inviting sunroom, a haven of relaxation and entertainment. Flooded with natural light and offering panoramic views of the surrounding greenery, this spacious area is the perfect retreat for unwinding after a day of adventure. Enjoy friendly games of pool with friends or family, or simply lounge in comfort while basking in the warmth of the sun. Whether you're seeking quiet solitude with a good book or lively camaraderie with loved ones, our sunroom offers the ideal ambiance for all your leisurely pursuits.

Step Outside into our backyard oasis, where outdoor fun awaits! Spread out and make memories in this spacious area, perfect for gatherings and relaxation. Gather around the fire pit for cozy evenings under the stars, roasting marshmallows and sharing stories. Challenge friends and family to a game of basketball on our court, or let the little ones burn off energy on the playground. With ample space to roam and play, our backyard is the ideal setting for creating unforgettable moments with loved ones.

Lastly, we must stress that we do NOT allow parties or large unauthorized gatherings of any sort at our property. We are adamant about only welcoming families and groups who are looking to relax and enjoy the beautiful house, back yard and amenities this property has to offer.

Every area of the house is equipped with a heating system to ensure your comfort, except of the sunroom, which is not connected to the house central heating system.

✤ NO PARTIES/LARGE GATHERINGS -

We hope you use and love our home but must remind you that only registered guests will be allowed over while you are renting our property. Please feel free to reach out if you have any questions. If you’re not sure if your stay falls under these restrictions, please consult before booking.

✤ ADDITIONAL NIGHTLY RATE FOR 7 OR MORE GUESTS -

Our nightly rate includes the first 6 guests. With each additional guest, a USD 30/night fee will be applied.

✤ HEATING:
Every area of the house is equipped with a heating system to ensure your comfort, except of the sunroom, which is not connected to the house central heating system.

✤ FIREPLACE NOTE
Our fireplace is wood operated, we don't provide wood for the fireplace.
Please only use this fireplace if you are familiar with how to use it properly and be aware that you are doing so at your own risk. Please DO NOT leave it unattended at any time. Thank you kindly.

✤ ENTERTAINMENT

All our smart TVs are equipped with streaming apps like Netflix, Amazon, YouTube along with cable TV. Please feel free to login into your personal account.

✤ NOISE LEVEL MONITORING

Please note that in order to be a good neighbor and host responsibly, comply with local noise ordinances and occupancy regulations, and prevent unauthorized parties, we have installed a noise alert device in our home. We can assure you that your privacy is our utmost concern; this device is NOT recording NOR storing sound data. The noise alert only functions to measure decibels and send alerts in case reasonable noise levels are exceeded.

✤ This home has a garden area. You may see wildlife in the yard and the occasional outdoor insect making an indoor appearance. (IE: Spider, lady bug, ants or even a bee). None of these bugs are harmful and we are happy to remove them we work very hard to keep the house clean and we have monthly pest/bug control -

✤ SUPPLIES:
We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days.

HOUSE RULES

As a host, we aim to make your stay as comfortable as it can possibly be! Our assignment is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and CONFIRM THAT THIS HAS BEEN REVIEWED WITHIN 24 HOURS OF YOUR BOOKING. Thank you in advance and truly appreciate your cooperation!

PETS/SERVICE ANIMALS:

Our property is pet-friendly (up to 2 pets) with the following guidelines:

- **No Cats**: To avoid allergy issues for future guests.
- Pets must not bark excessively or disturb others.
- Only non-aggressive breeds under 50 lbs. A $100 non-refundable fee per pet per stay applies (or $100 per week for stays over one week).
- Pets must be supervised in the backyard and crated when left alone.
- Pets should have collars, harnesses, or microchips with owner information.
- Guests must clean up all pet waste and ensure no damage occurs. Any damages must be reported and will incur charges.
- Please inform us of any pets being brought, including breed, number, and weight at the time of booking.

SECURITY DEPOSIT:
✤ It will be returned after no damage is found.
✤ The primary guest(s) will be responsible for any excess cost of repair, cleaning, or replacement required as a result of damage caused by the guests and their invitees during the stay. The deposit will also be returned so long as the following provisions are met during your stay:
1) No damage is done to the house or its contents, beyond normal wear and tear.
2)The primary guest was staying at the property during the reservation along with other guests mentioned when making the reservation. And if the total number of overnight guests does not exceed the number in the agreement.
3) You respect the quiet hours (meaning no calls from police or neighbors).
4) No pets were brought with you that is not declared.

NO UNREGISTERED GUESTS ALLOWED:
✤ We require that all guests must be declared, regardless of whether they are staying or just visiting. Staying guests must be registered and acknowledged. Failure to register or declare any guests will result in a penalty of $30 per guest, per day.

HOT TUB:
✤ Children must be supervised by an adult at all times while using the hot tub.
✤ For safety, please do not bring glass, bottles, or any breakable items into the hot tub area.
✤ No alcohol is allowed in the hot tub.
✤ No animals are allowed in or around the hot tub.
✤ Please keep the hot tub cover ON after use.

EXTRA GUEST FEE:
✤There's an additional charge of $30/guest/night after 6 guests.

PARKING
✤We humbly request to avoid parking in a way that blocks the sidewalk. It's important for pedestrians' safety and convenience. We would sincerely appreciate your cooperation.

SECURITY CAMERA:
✤ For everyone's safety and security, the property is equipped with security cameras on the exterior part (no cameras inside the house). Guests must not switch them off, cover them, tamper with them, move them or obstruct their view. Breaking these rules will result in immediate eviction from the property without any refunds.

EARLY CHECK-IN / LATE CHECK-OUT:
✤We do have a charge or $50/hr. for early check-in and late check-out.

EATING OR DRINKING:
✤ No eating or drinking in the bedrooms.

SMOKING:
✤ There is NO SMOKING of any kind inside the house. There will be a $150.00 smoking fee charged for smoking in the house.

DRUGS:
✤ If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND!

PARTIES:
✤ NOT ALLOWED and If guests are found to have had a party which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND!

QUIET HOURS:
✤ Please keep the noise to a minimum after 10:00 PM.

ALTERATION REQUEST POLICY:
✤ Guests must inform us of any alteration requests (shortening stay & decreasing guest count) at least one week before check-in. Regrettably, we will be unable to accommodate late requests. In such cases, we can provide a refund amounting to only 50% of the original refund amount.

OTHER:
✤ Please do not re-arrange our furniture. We expect the accommodation is returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear (animal damage does not constitute normal wear and tear) will be charged to you.

PLEASE NOTE: COVID-19 government-imposed travel restrictions may impact your travel plans. Please be sure to check and follow government guidelines for travel in this area.
