Lazy Bear, NEW to our rental portfolio, is a 3 level, 3 bedroom and four and half bathroom townhome offering an incredibly comfortable layout and family friendly feel. You will find your indoor, private hot tub and sauna just after entering our townhome from the comfort of the 2 car garage. We also have a bathroom on this lower level, allowing guests to wash off before and after enjoying the hot tub and sauna. The flowing main level is where you find the updated kitchen, the dining area, and large living space. Plenty of seating is available to gather in the living area, plus a large gas fireplace. Creating gourmet meals is a breeze with the fully stocked kitchen. There are two decks off the main level. You can find the washer/dryer and a half bath on the main floor as well.

All three of the bedrooms in this property are located on the top level our townhome. A little nook with an arcade game greets you at the top of the stairs! Each of the 3 bedrooms have their own private bathroom. Each bedroom also features their own AC unit, a TV, and oversized closets. Lazy Bear is located close to the activities on the mountain, skiing, biking, hiking etc. and is one of the closer townhomes to the POOL area. We also feature a winter only daytime shuttle that makes loops to the ski area, 7:30 AM-5:00 PM.

Lazy Bear is perfect for families and groups. We realize you will be on vacation but this home is located in a neighborhood with year round residents. Summer time means open windows in Steamboat at night, and sound carries. Loud parties, music or outside gatherings on the decks after quiet hours are not tolerated. We ask you please be respectful of the neighbors and the character of this neighborhood. If you feel that your group can't abide by quiet hours, please look at booking another property. Thank you for your respect and understanding!

Parking is restricted to the 2 car garage in the winter. During summer months, there is room for parking behind the garage for standard vehicles only. No room for over-sized vehicles, no trailers or RV's allowed. No additional parking allotted. Garage dimensions are 19.5' long, 18' W, 7' H.

Four Seasons Steamboat manages this Steamboat vacation rental on behalf of the owners. Four Seasons Steamboat is a locally owned and operated property management company located in the heart of Steamboat Springs, Colorado. As locals, we are here to quickly handle any issues and provide expert Steamboat insights! We follow all local rules and state laws regarding taxes, occupancy, and any other nightly rental restrictions.

Each of our vacation rental homes comes with the essentials needed to enjoy your Steamboat Springs vacation; towels, linens, bathroom products, trash bags, dish soap, dishwasher soap, tissues, etc. You will be required to electronically sign our vacation home rental agreement to finalize your reservation. Your reservation total includes all applicable state and local taxes, Accidental Damage Protection, and a cleaning fee.

Cancellation Policy:
Non-holiday reservations: Reservations cancelled at least 30 days before arrival day will be refunded 100%. Reservations cancelled 29 or fewer days before arrival date will be refunded whatever amount we can re-book with a new guest. If unable to re-book with a new guest, the entire reservation will be forfeited.

Holiday reservations (the week of Christmas and the week after Christmas): Reservations cancelled at least 45 days before the start of your stay will be refunded 100%. Reservations cancelled 44 or fewer days before arrival date will be refunded the amount we re-book with a new guest. If unable to re-book with a new guest, the entire reservation will be forfeited.

Is there a cancellation fee? You can cancel any reservation for free up to 48 hours after booking. After 48 hours we charge a $100 administrative fee for cancelling a reservation more than 30 days from arrival date (45 for holiday reservations).

We encourage you to buy our Cancel For Any Reason (CFAR) insurance to ensure you won't lose any money due to circumstances out of your control.
