Large home on the 8th fairway of the Balboa Golf Course with decks and sunroom!

Welcome to the Balboa Fairway Paradise House. Nestled within the woods of Hot Springs Village (HSV), we hope you love it as much as we do. HSV is known for its sweeping vistas, woodland setting, and championship golf courses. HSV stretches across 26,000 acres of the scenic foothills of the Ouachita Mountains, an ideal setting to enjoy the great outdoors. There are miles of hiking trails, several lakes, and numerous other types of outdoor and indoor recreation. This beautiful home is surrounded by trees while fronting the 8th fairway of the Balboa Golf Course, one of nine incredible golf courses within Hot Springs Village (HSV); all available to our guests. Our home is located less than 30 minutes from both historic Hot Springs and Hot Springs National Park. Enjoy the peace and quiet of nature while sitting on one of three deck areas. Inside, the house is fully furnished and equipped with all amenities needed for both a short- and long-term stay. Enjoy multiple areas within this expansive house for relaxation including the large living area on the first floor, complete with a large HD television, Nintendo Wii, refrigerated wine rack and much more. You can choose to step outside onto the shaded deck for a wonderful view of the 8th fairway. There is also a beautiful sunroom on the second floor equipped with its own AC unit with direct access to both 2nd floor outside decks. All beds, chairs and couches within the home are extremely comfortable and intrinsically placed throughout the house to enable guests to experience the ambiance, a feeling of Zen, if you will. The house is equipped with several HD Smart TVs and fast Internet. For guests wishing to book a longer stay, there is a washer and dryer at your disposal. There are two refrigerators to store all food you wish to cook in the spacious open kitchen, or the propane grill located on one of the second story decks. The house is very family friendly with two temporary Baby gates provided.

Overall was Average. Great location and well kept property. Owner were easy to talk too prior to check in. Called the owners the night we checked in and left a message, didn't get a return call until after we checked out the next day. Internet was out until we located the modem (30 min search to reset it). TV's are dated and not traditional smart tv's. Complex and takes patience to get them to work. Can't add apps so Netflix or Prime are your only options - no Football or other sports. No ice in the freezer was disappointing. For the price I expected better.

Excellent location, and property.... the house was neatly clean; it had everything you could need for a weekend stay. Beautiful views from the back deck , Beautiful lake, Quiet neighborhood. the only complaint I have is the Rudeness of the Community Gate Guards, super rude if you have Questions...Beside them everything was perfect!!!

4th of July weekend

Our stay was wonderful. My husband and children wanted to treat our mothers with a relaxing long weekend. This house definitely helped us accomplishes that goal. The location was perfect, close to Balboa beach and delicious Sunset Grille. The house was clean and beds were comfortable. We enjoyed sitting on the porch watching the golfers play. I was very impressed that the hot water heater was able to keep up with 6 people showering back to back. We will book again! Thank you.

High school graduation trip

We came to the Village for a high school graduation and had a wonderful stay at 32 Colimar Way. The beds were very comfortable and the towels were fluffy. This was the gather place for our family and there was plenty of room for everyone. Would most definitely stay again.

Quick golf weekend

Lovely home, with plenty of room for four adult guys. Great kitchen and sunroom with two decks overlooking the golf course. Close to several of the golf courses within the village. Clean and comfortable. Would not hesitate to rent again.

HSV golf course

The location was convenient, very close to the east gates. The house was located on a beautiful golf course. The house was a little older, but we didn't have any problems with anything in the house. The only concern was that there was pet hair on the floor and furniture. I have serious animal allergies and this is a big concern for me. If a little more time was spent cleaning, I would have easily given it a 5 star. Thank you for sharing your beautiful home.

My wife and I live in the country about 50 east of Dallas, TX and I fell in love with Hot Springs and Hot Springs village when we stayed with a friend in spring of 2023. We plan on eventually retireing and living in this house.

The people and neighbors were incredible nice and we loved the view of the golf course.

We felt very good vibes when we first we shown the house. We did not fell this with any other showing. We feel recharged after each visit and we love a very large and tall tulip tree on the side of the house. We are surrounded by nature adn wildlife.
