Enjoy the peaceful ambiance of the Texas Hill Country. The house is on 10 acres and sits on a hill with breathtaking views, wildlife, and natural surroundings. Thoughtfully decorated with both rustic and modern elements. Enjoy the tranquility of the country and modern touches like a fully stocked kitchen, fast internet, and luxurious bedding. Close by are the famous Hamilton Pools and countless wineries / distilleries to explore. Perfect for families, couples, or a group of friends.
The 2,300 square foot home has tons of big windows that flood the space with natural light. The spacious, wrap-around porch has stunning panoramic views where you can sip coffee in the lounge, take a dip in the pool, or have dinner at the large farm table. It is also here where you can take in Texas sunsets - words cannot describe how peaceful it is at night! Explore the 10-acre property on our 1-mile hiking trail. At the end of the day, retreat back to one of the 4 bedrooms with 100% cotton, 500 thread count bedding and memory foam mattresses.

UPSTAIRS KING ROOM - It has a king size bed, sitting/standing desk, large TV with chromecast, ceiling fan, dresser, wood paneled walls, sitting nook, and large windows with roller shades.
UPSTAIRS QUEEN & TWIN TRUNDLE ROOM - It has a queen bed and twin trundle beds, perfect for kids. Antique wood desk, TV with chromecast, closet, ceiling fan, wood paneled walls/ceiling, and large windows with roller shades.
DOWNSTAIRS KING ROOM - It has a king size bed, antique wood desk, TV with chromecast, ceiling fan, closet, wood paneled walls/ceiling, large windows with roller shades, sliding door leading to the pool, and entrance to the downstairs bathroom.
DOWNSTAIRS FULL ROOM - Located on the 1st floor a few steps away from the kitchen, it is a small room with tons of unique character! It has a full size bed, unique tree stump floor, wood paneled walls, and ceiling fan, and 2 windows with roller shades. *PLEASE NOTE* this is a very small room.
LIVING ROOM - Furnished with a leather sectional, sofa, armchair, vintage rocking chairs, 60" TV with chromecast. Large windows allow you to relax indoors while still feeling like you are immersed in nature. The built in shelving includes puzzles, board games, dominos, cards, and toddler toys. *PLEASE NOTE* we do not have cable TV, we do have chromecasts so you can stream things from your phone.
KITCHEN - Our fully stocked, modern kitchen has service for 10 people. Included are stainless steel pots/pans, metal / glass baking dishes, glass mixing bowls, glass tupperware, blender, drip coffee maker, french press, hand mixer, instant pot, air fryer, waffle maker, toaster, colander, plates, silverware, cooking utensils, measuring cups/spoons, pitcher, tea kettle, glasses, and wine glasses. We will also have ground coffee, filters, sugar, olive oil, and basic spices stocked
BATHROOMS - There are 2 spacious bathrooms, one upstairs and one downstairs. Both have a modern farmhouse aesthetic, with ample counter space and walk-in showers. The bathrooms are both stocked with shampoo/conditioner (TRESemmé), bodywash (Dove), hairdryers, and essentials (lotion, toothpaste, q-tips, etc). The downstairs bathroom also has a washer and dryer.
PATIO / FIRE PIT - The patio truly feels like the best "room" in the house! Enjoy our spacious wrap-around covered patio, complete with a cozy sitting area and a 6-person farmhouse dining table—perfect for al fresco meals. In the evenings, plug in the patio string lights for extra ambiance. You'll also find a gas grill ready for your BBQ nights, and a charming chiminea to gather around. Beyond the pool, there's a large outdoor stone firepit with seating for up to 10—ideal for roasting marshmallows and sharing stories. Please remember to bring your own firewood if you plan to use the chiminea or firepit (available nearby at Hamilton Market).
POOL - Take in stunning views from our pool, adorned with classic Spanish tile and featuring a raised spa with a soothing waterfall. There's plenty of comfortable seating around the pool for relaxing or watching the kids play. The pool’s maximum depth is 6 feet, and we provide several pool toys for your enjoyment. Please follow all posted pool rules. By renting our property, you acknowledge and agree to hold us harmless from any illness or injury incurred during your stay, including those related to pool use.
INTERNET - We recently upgraded to Starlink Satellite internet and it has been a game changer! We are able to dial into video calls and work seamlessly from the ranch with no issues. Everyone’s internet needs are different, but for most people who want to stream movies, browse the internet, or even work remotely should find out internet speed to work well.
CHILD ITEMS - We have our own children so the house is already stocked with everything you might need - High Chair, Pack & Play, Bassinet, Step Stool, Child Bath, Safety Gate for stairs, Diaper Sprayer (for cloth diapers), Toddler toys, Plastic Plates and Cutlery.
HIKING / PROPERTY - We’re thrilled to share over a mile of private hiking trails right on the property—one of our favorite features to offer guests! The trail is easy to follow, marked by stones on both sides and lightly mulched for comfort. To help you enjoy your walk safely, we recommend wearing closed-toe shoes and long pants, as you may need to step over some natural vegetation along the way. East Trail: Gentle terrain, perfect for families and kids. West Trail: A bit more adventurous, running along a steeper hillside—great for those looking for a moderate challenge. As you explore the West Trail, you’ll come across our onsite apiary with nine active beehives located at the bottom of the hill. Signs will guide you as you approach; the trail keeps you about 10 feet away so you can observe safely without disturbing the bees. We kindly ask all guests to help protect this special place by staying on the trail, not littering, and leaving nature as you found it. Feel free to wander, explore, and take in the beautiful Hill Country surroundings—but please remember, hiking and exploring are at your own risk.
SECURITY CAMERAS - we have 2 exterior security cameras, one facing the driveway and the other facing the back of the house toward the storage shed. Rest assured that neither can see inside the home. We take your privacy very seriously.
GETTING AROUND - Since our home is on 10 acres it takes about 10 minutes to get to the main road (Hamilton Pool Rd) and another 15 minutes to get into the charming town of Dripping Springs. Our house is perfect for those people who want a place that is secluded and peaceful. We absolutely love the land and being in nature, but it’s not for everyone. Some people want to be around the corner from restaurants or other amenities. If that sounds like you, we would recommend looking for places in Austin or in the center of town. If you love the idea of being in more of a natural environment, we are your place. Other things to note are that rideshare and food delivery services don’t tend to work out in the country, so you will definitely need to have a car while staying at our property.
***HOUSE RULES***
MAXIMUM OCCUPANCY. For your enjoyment, the maximum occupancy of the home and property is 10 people. This is inclusive of children.
QUIET HOURS & PARTIES - We have a somewhat strict HOA. Quiet Hours are from 11PM - 7AM. This just means to not be excessively loud outside (loud music, yelling, etc). We want you to have fun, just be good neighbors. That being said, no parties / events are allowed.
SEPTIC TANK - To keep the septic system free and clear of debris, please ONLY flush toilet paper down the toilet. Gross things will happen if you break this rule, and I don’t want this for anyone.. Also, we will unfortunately have to charge you for the plumbing repairs.
SMOKING / FIREPLACE - Smoking of any kind is not allowed. A smoking fee of $100 per day will be charged if there is evidence of smoke anywhere on the property (inside or outside the home). Also, for insurance reasons we unfortunately cannot let you use the inside fireplace.
POOL - Please follow all posted pool rules. By renting our property, you acknowledge and agree to hold us harmless from any illness or injury incurred during your stay, including those related to pool use. We clean the pool every Thursday, and may require access during your stay for approximately 3 hours (we will do our best to be quick).
PROPERTY - Feel free to explore the property, but you do so at your own risk and by renting the property you are agreeing that you will hold us harmless of any illness or injury during your stay.
COMPLAINTS - We want you to have the most peaceful stay. If you have a complaint about any aspect of the property, upon addressing this complaint to either Airbnb or to us, you are authorizing us to access the property to remedy the problem. Thank you in advance for being a stellar guest!
