Summary:
Charming, spacious single-family home in the heart of Mayo, perfect for families or groups. Comfortably sleeps 6 with space for up to 8 guests. Enjoy a modern, clean design and plenty of room to unwind. Relax in the cozy sunroom or soak in the hot tub overlooking the serene, park-like backyard. Fully equipped with all essentials for a hassle-free stay. Just minutes from Edgewater, 10 mins to historic Downtown Annapolis, 25 mins to Baltimore, and 30 mins to DC. Parking in driveway/garage only.
The Space:
As you step through the front door, you'll be greeted by a spacious, open-concept living and dining area, perfect for entertaining family and friends. Walking into the kitchen, you'll also be greeted by our beautiful sunroom, featuring four chairs and a round table—ideal for morning coffee with friends and family, or enjoying a glass of wine in the evening.
To the left of the kitchen, a small hallway leads to two doors—one opens to the garage, and the other leads to the back patio, where you'll find a relaxing hot tub. This hallway also features a staircase leading to the upstairs, as well as a convenient half bath.
The home also features a second living space in the finished basement, perfect for board games, movie nights, or simply unwinding. A full washer and dryer are conveniently located in the basement as well.
Upstairs, you'll find four bedrooms in total. The expansive master suite is large enough to comfortably fit a king-sized bed and includes a spa-like master bath, plus a private balcony off the bedroom—your perfect retreat. The three remaining bedrooms are located in a separate wing of the home, providing ample privacy, making it ideal for families or parents seeking some quiet time. One of the rooms is set up as an office with a small twin bed for extra sleeping space.
In addition to the master bath, there is another full bathroom located in the hallway, perfect for the other guests. This bathroom, though not attached to any of the three bedrooms, includes a bath/shower combo for convenience.
Additional amenities include dual temperature control for personalized comfort, a large fridge in the kitchen with an ice maker and water dispenser, and an ice-cold beer fridge in the garage for your convenience.
For those with extra gear or vehicles, the home boasts a huge garage with an extra-long space, large enough to accommodate boat parking.
Guest Access:
Guests will have access to the home by keypad entry. The code changes with every guest.
The Neighborhood:
This property is located in a quiet, serene neighborhood. Out of respect for the neighbors, there are no parties allowed. If you would like to host a small daytime gathering, you must first request permission from the host. No more than 10 people will be allowed at the home at any given time. Excessive noise and/or trash that disturb the neighborhood will incur a fee and poor review. Additionally, failure to follow the rules can result in eviction from the property without a refund.
Getting Around:
While Edgewater itself is a more suburban area and not as well-served by transit as urban centers, there are still options available for getting around:
Public Bus Service:
Annapolis Transit – The Annapolis Transit system provides bus routes that serve Edgewater and nearby areas. The Route 90 bus, which travels between Annapolis and South County, passes through Edgewater. This route provides access to downtown Annapolis, the Annapolis Mall, and other key locations in the area.
The Purple Shuttle – This free shuttle connects major parking areas to key downtown Annapolis destinations. Although it does not directly serve Edgewater, it's a convenient option once you're in downtown Annapolis.
Commuter Bus:
Washington, D.C. Metro Bus – If you're looking to travel into Washington, D.C., commuter buses operated by various regional providers, such as Greyhound and Maryland Transit Administration (MTA), serve nearby locations like Annapolis and New Carrollton. From there, you can easily access DC through the metro or other transit options.
Nearby Metro Stations (for further connections):
Greenbelt Metro Station: About 30 minutes away by car. From there, you can take the Green Line into Washington, D.C.
New Carrollton Metro Station: About 30-35 minutes away. This station offers both Metrorail and Amtrak services.
Ride-Sharing:
For more direct or flexible transportation, services like Uber and Lyft are readily available in Edgewater.

We offer early check-in and late check-out upon request, subject to availability.

However, a fee applies as follows:
• Early Check-In before 3pm for an additional fee of $50 to be paid before check -in
• Late Check-Out after 12pm for an additional fee of $50 to be paid before check-out
Please request in advance so we can confirm availability. Thank you!
2. STRICT Hot Tub Policy: Please review the rules prior to use and ask any questions beforehand. The hot tub is regularly maintained and kept in pristine condition. We ask that all guests shower before entering the hot tub and refrain from excessive drinking during use. If the hot tub is left dirty, there will be a $450 cleaning fee assessed, as it will need to be drained/cleaned/treated before it can be used again. The cleaning staff inspects and photographs the condition of the hot tub after each guest, and there will be no exceptions to this policy.
**Please DO NOT REMOVE the chemical floater from hot tub - this is what keeps the tub clean and sanitary for you and other guests.**
How to adjust hot tub temperature: First press temp button twice to see if temp is going up or down. If it's going up and you want it to go down, wait for the temp numbers to stop flashing. Press the temp button again and continue pressing it until it gets to the desired temperature. You do the same to make it go the other way.
-We do have well water that is treated with top-of-the-line systems making it drinkable and safe for use. However, due to the well water there may be a slight smell from time to time depending on the weather, climate, and sea conditions.
** Parking Information for Your Stay:**
Parking is limited to driveway and garage (will fit up to six vehicles). Parking on the street is not allowed, as it blocks traffic to the neighborhood residents. If notified by neighbors of vehicles parked in the street, we will ask you to move them immediately.
-The fireplace is not operational at this time, sorry for any inconveniences.
-NEW UPDATES- All bedrooms are now equipped with durable and stylish vinyl flooring for a sleek, modern look.
Interaction with Guests:
I will not always be available in person, but if an issue arises, please message or call me and we will ensure it’s taken care of in a timely fashion. Again, please be respectful of my property and the neighborhood. Any guest found to be in violation of the house rules (to include parties, loud music, parking on the street, and the smell of smoke – of any kind – coming from the home) will be evicted without a refund.

Carolyn Leonforte Howard has traveled the globe for twenty years on Active Duty with the United States Air Force. She immersed herself in varying hospitality traditions and drank in the cultural differences surrounding travel in all nations. Her unique perspective translated to immediate success when she started her own STR journey upon receiving orders to Ramstein, Germany.
Carolyn developed strategies for success over her three and a half years overseas and was able to manage highly successful rentals, even with a six-hour time difference. Upon return, the hallmark of her plan was obvious, nothing had changed! The management strategy she worked so hard to perfect was so succinct there was no further daily interaction needed. As Carolyn brought two additional STRs online, she found herself asking why more people have not jumped at the opportunity to start their own holiday rentals for vacation travelers.
This is where B4K was born. It’s not easy for everyone to take the leap. Some have too much on their plates, some just don’t know where to start, and others have it all figured out but no longer wish to self-manage their properties. B4K offers a perfect balance for achieving passive income through STRs. Using a combination of tried-and-true strategies, as well as thorough data analysis, Carolyn’s goal is to provide immediate peace of mind for her clients as she helps them build their own success stories.
