Guest Access:
⚫Access to our home will be provided prior to the time of your check-in.
⚫You’ll receive our automated check-in instructions 📩 24 hours before your arrival, so everything you need will be ready ahead of time for a smooth and easy check-in!
⚫Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier.
⚫When it’s time to head out, we’ve got you covered too! 🧼🕒 Our checkout instructions will be sent a day before your departure, you'll receive them at 2:00 PM the day before your checkout.

The Neighborhood:
Our property is situated in the Mount Pocahontas community. When staying at our property make sure to go to the community pool or use other community amenities that are offered!

Other Things to Note:
‼️Important House & HOA Rules‼️

⚠️ Quiet hours are 9:00 pm - 6 am (This is HEAVILY enforced by the HOA and will result in a fine). If a complaint is filed from the HOA/Neighbor it will result in a $500 fine.
⚠️ If there is a noise violation at our home there is a $150 fine for breaking our noise violation rules.
⚠️ There are no fireworks allowed to be set-off at our home and if there are it will result in a $1000 fine and call for an immediate eviction from the property.
⚠️ No parties. We have strict rules against house parties in our home
⚠️ No extra guests without prior approval
⚠️ No Smoking within 25 feet of the property. There is a $500 fine for smoking in the unit.
⚠️ Surfaces may be slippery when icy/wet. Walk, run, drive, and park at your own risk in any area on the property. Salt/Shovels are provided at the home for use throughout your stay. (Winter Season)
⚠️ Firewood is not provided year-round and will need to be purchased for your stay. Please visit the local Dollar General, Lowes, Walmart, or Tractor Supply to purchase a bundle for a cheap amount.
⚠️ We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.
⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!
⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way.

♨️ Hot Tub Notice – Please Read 😊

📌We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.

➡️ Rental forms are required as per our HOA and must be filled out prior to staying at our home
➡️ Primary renter at least 25 years old.
➡️ Pet Fee: $75/animal
➡️ Early Check-in Fee: $50/hr.
➡️ Late Check-out Fee: $50/hr.
➡️ $35/Extra guest
➡️ Any extra fees are non-refundable.
➡️ If there are any issues at the home please send us a message within 2 hours of checking-in and our cleaning team will immediately come back.
➡️ The fireplace is not usable and is in the home strictly for design.
➡️ Additional linens can be provided if requested in advance.

‼️Notice:
◾For reservations made outside of Airbnb and Booking.com, please note that a $500 security deposit will be included for security purposes. This deposit is fully refundable within fourteen (14) days of checkout, provided no damages to the home or community penalties are reported.
◾Additionally, our account is not set up for VRBO or HomeAway to collect the remaining balances or security deposits directly. These are collected by us, with payments securely processed via Stripe or Bill.com.
◾For additional peace of mind, you are welcome to confirm this arrangement with VRBO support. Thank you!
