RENTAL POLICY**No parties or weddings allowed. No groups over 15 people INCLUDING any daytime visitors not spending the night. 8 adults max. No loud, drinking parties such as bachelor or bachelorette parties. All guests must contact the host prior to booking this property otherwise the owner reserves the right to cancel your reservation. No day events that include more than 15 people--this includes all guests whether or not they are spending the night.
QUIET OUTDOOR HOURS: 11 PM TO 8 AM.
MAIN LEVEL - A dual-level hideout, accessible via stone staircase from the driveway. On this level, you'll find the main bedroom and two guest quarters. The main bedroom is a retreat with a king-sized bed, a 68" Smart 4k HDTV, panoramic lake views from anywhere in the room, and direct access to the balcony. The Main bathroom is pure indulgence, featuring backlit mirrors and a spacious shower with lake views.
Bedroom 2 - Full-sized bunk bed with a trundle bed, accommodating 5 with ease. Bedrooms 2 and 3 share a bathroom, each equipped with its own sink, ensuring private use while the shower and toilet are in action.
Bedroom 3 - Two bunk beds – each featuring a full-sized bed below and a twin-sized bed above. Comfortably sleeping 6 persons.
Kitchen and Outdoor Deck – A modern fully equipped kitchen open to family space. The breakfast area opens onto the deck to breathtaking lake views. Space for 12 to dine inside or outside (about 12 indoor and 6 outdoor), and two hammocks offering ultimate relaxation. In addition, enjoy the peaceful views and weather lounging in the outdoor seating space.
GAME CAVE/ BAR - This is where alliances are formed, games are conquered, and the night pulses with energy. Immerse yourself in entertainment on two Smart TVs or set the tone with our wireless music system. Fun awaits, including a foosball table, air hockey table, pool table, axe throwing, poker table, karaoke stage and mics, ping pong and more. The bar, accommodating 12 seated guests, is fully stocked with glasses, disposable cups, fridge, microwave, ice chest. BYOB and let the festivities begin.
THE BUNK ROOM –Sleeping 6 on 2 sets of sturdy bunk beds, full sized bed on the bottom and twin on the top. Connecting to a private full bath shared with the game room.
THE PORCH/PATIO - Outside the Game Room lies the outdoor Kitchen, geared with a 36" Blackstone Griddle and a Kamado Joe. This outdoor space complete with a table for 10, a bar for 4, and a seating area for 14. This is the true outdoor dream space including a 65 inch outdoor TV to stream your favorite sports or shows.
THE PAVILLION – The middle point between the house and the lake, featuring a wood-burning fireplace and a professional-grade Pit Boss Grill. Two seating bars overlooking the sports/pickleball court and the lake. Seating for everyone in your party. (Check with host about drought restrictions for fire)
THE FIRE-PIT – Embrace the heat of the oasis at our fire pit. With stunning lake views as your backdrop, it's the ultimate spot to gather, chat, and toast s'mores. (Check with host about drought restrictions for fire use)
THE DOCK –Enter the aquatic world, with 3 kayaks, 2 stand-up paddle boards, a floating lily pad, a smart TV for extra entertainment. Have your own jetski and boat? Bring them on. Life jackets? We got them for you! Safety takes precedence. Lunch on the lake? We got you covered, we have provided two grills for your favorite meals. SWINGS ARE NOT AVAILABLE to use because of risk of injury.

LOCATION--This home is located in Lago Vista, which is surrounded by the beautiful Texas Hill Country, 38 miles from Austin's downtown 6th Street, 53.5 miles from the F1 Race Track COTA , and 47 miles from the Austin Bergstrom International Airport. You will be close to Hill Country wine tasting or hiking as well as having the luxury of being close enough to enjoy Austin.
