✹Pool Equipment: For everyone`s safety, guests are not allowed to touch, adjust, or operate any pool equipment (including pumps, heaters, filters, or timers). Please contact the host if you have any questions or concerns about the pool.



✹ There is a fee of $200 per day for pool heating, and advance notice is required as it requires some time to heat up fully.



✹ Please note that during colder months, usually from December to February, our pool heater may struggle to keep a comfortable temperature. Also, please understand that we can`t heat the pool and the hot tub at the same time.



✹ The pool and hot tub take time to heat up fully, please let us know when you intend to use them, so we can heat the pool or hot tub as they require some time to heat up fully.



✹ Pool Rules: No lifeguard is on duty; swim at your own risk.



🏡 House Rules (Important to Know Before Booking)



-No parties, events, DJs, or large speakers — this is a family/work-friendly home.

-Max occupancy = registered guests only. No extra visitors without written approval.

-Quiet hours: 8:00 PM – 8:00 AM outdoors. After 8:00 PM, music must be indoors with doors/windows closed.

-Noise monitored with Minut sensors (no recording). Repeated alerts may end your stay without refund.

-This reservation is a revocable license (not a lease). Serious violations may end your stay immediately.



🚫 Fees for Violations (charged in addition to damages/cleaning):



-Unauthorized party/event/DJ: $1,250 + $100 per unregistered guest (cap $2,500)

-Excessive noise: $250 first incident, $400 after (or $200/hr if sustained)

-Extra guests not on booking: $100 per guest/night (min $200)

-Smoking inside: $400 + remediation

-Unauthorized pet: $300 + cleaning

-Device tampering (Minut, Ring, Wi-Fi, pool): $250 per device

-Late checkout (unauthorized): $100 per hour (min $100); after 2 hours = full night + turnover costs

-Trash/debris left: $150 + hauling

-Pool misuse (glass/dye/oils): $250 + remediation

-Lost key/lockout visit: $150 visit; $250 rekey

-Parking/HOA breach: $150 or HOA fine (whichever higher)

-Unauthorized commercial use/filming: $750 + $250/hr + damages
