OTHER THINGS TO NOTE:
★ All Wheel Drive (AWD / 4x4) could be required to reach the cabin in snow/ice and will be required to use the driveway in snow/ice (possible in Oct-May).
- The driveway is paved, has a steep slope toward the cabin, and can accommodate 6 vehicles (when double parked). If you cannot manage the driveway in snow or ice there is space to park on the street but please be mindful of the slippery walk down.
★The fireplaces are gas and have pilot lights which blow out occasionally. We will provide a detailed video on lighting it, if you're not comfortable or are unable to relight it a $45 site visit fee will be charged by our handyman if you request assistance operating it (more if after-hours visit is required). DO NOT BURN ANYTHING in the fireplace to include wood, paper, or kindling. There is NO CHIMNEY.
▻STARTER kit includes toilet paper, paper towels, hand/body/hair/dish soap, laundry & dishwasher tabs, and garbage bags.
▻Guest To Bring: charcoal, bring zip locks, foil, coffee & filters, sweetener/creamer, tea, etc., or purchase locally. We have a ninja coffee maker that takes the cone type filters. People usually leave them behind though so you might not need them! We do not have a Keurig.
▻There are BUGS in the mountains and you might find some unwelcome guests. We have regular pest control so it makes sense you might find critters that didn’t make it.
▻The cabin is on a mountain well. The well pump needs power, if an outage occurs, water will stop flowing after the tank runs out, this happens rarely but is important to note.
★Cell service in the cabin, mountains, and local area can be spotty/weak.
★Download the local maps before arriving so that you do not get lost. Turning on wifi calling in your mobile phone settings helps.

HOUSE RULES:
★ Review the cancelation policy & consider travel insurance for unforeseen circumstances.
★Rental agreement & identity verification required.
★A $500 security deposit is collected 72 hours prior to check-in.★ Pet approval required PRIOR to booking. A maximum of two small dogs approved at host's discretion, subject to breed restrictions, weight, and guest agreeing to house rules including sending a photograph of the dog immediately after booking. No other animals will be considered.
- Pet fee is $200 per stay, non-refundable.
- Potty pads are PROHIBITED.
- Crating is required, pets cannot be left to roam when unsupervised.
- Pet must not be out of control, excessive barking, aggressive or damaging behavior or lack of sanitation.
- Additional cleaning fees may apply for excessive pet hair, accidents, stains, or unusual messes. ★ The driveway and front entrance are monitored and recorded including audio for your safety. You'll be asked to leave with no refund if you tamper with the equipment or disconnect the wifi.
★ All guests must be 25 years of age or over unless with a parent or guardian.
★ The cabin sleeps 12 with 2 ensuite bathrooms & a half bathroom, please consider your comfort and privacy needs to ensure the cabin meets your expectations.
★ You will be asked to leave with no refund for exceeding the occupancy agreed upon to include bringing pets or having parties. $500 cleaning fee will apply.
★ Our hot tub is cleaned and sanitized in between each guest. Guests may request a mid-stay hot tub cleaning for $65.
★ Check-in is at 4 pm with an electronic lock code and check-out is at 10 am. We cannot offer early check-ins or late departures. This is to allow our cleaning crew ample time to make sure your cabin is thoroughly cleaned and sanitized before your stay. $100 fee every 30 minutes passed checkout will apply.
★ Bears are Knotty & know how to open car doors. Keep windows/doors/trash receptacles locked/food inside the cabin. Damage will be your responsibility.
★ No smoking/vaping/drugs/fireworks/illegal activity. You will be asked to leave with no refund and a $500 cleaning fee will apply.
★ Do not tamper with water leak and temperature sensors throughout the cabin.
★ Septic system, ONLY toilet paper can be flushed.
★ Keep hot tub cover on while not in use. No soaps, lotions, or oils allowed. Do not use without pump running. Do not stand on cover, $450 replacement fee applies. Do NOT tamper with hot tub filter housing. The hot tub is not for unsupervised children. If the filter is removed objects can enter the pump. The hot tub will shut off and there will be a code identifying the pump is compromised. You will be billed for the technician and repair.
★ Do not run a/c and fireplace simultaneously, the unit will freeze over. The fireplaces are gas and have pilot lights which blow out occasionally. We will provide a detailed video on lighting it, if you're not comfortable or are unable to relight it a $75 site visit fee will be charged by our handyman ($125 if an after-hours visit is required).
★ DO NOT BURN ANYTHING in the fireplaces to include wood, paper, or kindling. There is NO CHIMNEY. Do not EVER leave fire or children unattended. Absolutely NO accelerants such as lighter fluid should be used.
★ TN homes are built for a moderate climate & although rare, TN can experience extremely cold/hot weather. During extremes, the HVAC system will likely maintain mid 60s (cold) and mid 70s (hot). Rest assured our cabin and major components are newly built/installed and we will address any issues promptly during your stay.
★ Upon booking guest is required to acknowledge that All Wheel Drive (AWD / 4x4) could be required to reach the cabin in snow/ice and will 100% be required to use the driveway in snow/ice (possible in Oct-May). We strongly suggest winter tires or chains if snow or ice is forecasted as they can significantly enhance traction and control and could be necessary on steep mountain roads.

★ No changes/refunds due to illness going /fear of heights/mountain road conditions/ inclement weather/natural disasters/power or internet outages/acts of God/events going beyond host's control. Guests are required to report any issues with cleanliness, items in need of repair, or disruptions to their stay or comfort during their stay to provide the host time to correct the issue. No refunds will be considered for anything reported after checkout or if the guest is offered a refund contingent upon vacating but chooses to continue their stay.
