This beautiful Palm Coast neighborhood is quiet and close to everything. Less than 20 minutes from the oldest city in America, St. Augustine, it`s history is rich and playful. Our area offers a resort lifestyle, with beautiful beaches, unique shopping and dining, and exceptional recreation. Find your happy place on 19 miles of pristine beaches, more than 125 miles of boating, jet skiing, kayaking, canoeing, hiking, biking, and walking trails, and dozens of golf courses. Truly a gorgeous place to make wonderful memories.

Walk to the nearby Nature Preserve and `intercoastal` or drive 6 minutes to the beach with the provided toll pass to cross the Hammock Dunes bridge. Uber and Lyft are readily available. Rent bicycles, boats or jet skies. Local car rentals as well.
1. No parties or events allowed. No exceptions.

2. No smoking allowed anywhere on or in the property.

3. No pets allowed. Proof of certification is required for any Certified Support Animals.

4. Suitable for infants, toddlers and children under 12.

5. No unregistered guests allowed.

6. No eating or drinking in the bedrooms.

7. No excessive noise or loud music. Please respect the noise curfew of 10pm.

8. Please turn down the AC when you go out to at least 79 degrees.
Keep the AC between 73 and 79 degrees. Do not go below. This will protect it from freezing the lines and causing failure to the system. It can take 6 hours to be able to restart the system. The garage screen door can only be used with the garage door open. It must be stowed away and the garage door closed when not actively using the game room, out off the house or overnight.

9. Check-in is 4pm and check-out is 10am.

10. Please do not unplug, reconfigure, add or remove any wires to any electronics in the home including tvs. You will be charged $50 for a technician to repair or reconfigure.

11. Please take care of the furnishings. You are responsible for all damages. Please report damage to the owner immediately.

12. We have a GLASS-FREE home. When pool is completed and in use, no glass or bottles are allowed in or around the pool. This is for your safety. If glass is found or suspected to be in the pool, it will need to be drained, cleaned and refilled. Guests will be responsible for all costs associated of this occurs.

13. When the pool is completed and in use, do not touch, change or adjust any pool equipment. The system is automated and will maintain the pool temperature at 79 degrees automatically at no additional cost. Pool equipment is monitored.

14. Please don’t rearrange the furniture or decorations.

15. Please do your dishes.

16. Please take the trash out to the receptacle on the left side of the house in bags. By 8am on Mondays and Wednesdays, please take the receptacles to the curb next to the mailbox and return them at night.

17. No illegal substances are allowed anywhere on the premises.

18. Do not sit on or place food or beverages on gaming tables. Do not rearrange the game room. Turn off gaming controllers to save battery life.

19. If Beach equipment is rented. You are fully responsible for any loss or damage. Equipment is thoroughly inspected after each stay. Beach equipment rental is $75 for up to 2 night stays. $150 for up to 7 night stays. $200 for 8 nights or more. Equipment must be rinsed off after each use.

20. Do not allow sand to enter the home. There is a hose on the side of the house that can be used to rinse off anything covered in sand.

21. Do not allow pets to sit, jump or lay on furniture or beds.

22. Do not allow Children to jump or climb on furniture.

We offer an express self-check-in! It means you can go directly to your vacation home and call us for the entrance code.

All our vacation homes are self-catering. That means the guest is responsible for shopping during their stay. For your convenience we provide a complimentary starter supply of toiletries, including: 1 dish sponge 1 dish detergent 1 roll of paper tower 1 roll of toilet paper per bathroom 1 small bar soap per bathroom 1 garbage bag per bin 1 extra toilet paper roll for your convenience 1 extra garbage bag 1 shampoo/conditioner/body wash set per bathroom 2 dishwashing capsules in the kitchen

All bedding and bath towels are
provided, however wash cloths are not provided for sanitary reasons. Pool towels are supplied but may not be removed from the property. Replacement towels are $20 USD each.

Please do not touch the pool equipment at any time under any circumstance. Our pools are on a weekly cleaning schedule so during your stay a staff member might go to you pool to complete the cleaning. They will not enter the home and only the back patio area. The pool equipment has an active security camera.

Early arrivals and/or late departures MUST be requested 2 days in advance and will be subject to availability and applicable fees paid in advance.

The maximum number of guests permitted to stay in the unit at any time is set by state and local ordinances and/or fire codes, and no exceptions can be made.

The maximum number of guests cannot exceed as determined by the listing at the time of rental -SUBJECT TO PENALTY. -The property will be cleaned before your arrival, and we kindly ask our guests to maintain the unit as its best condition. If there is a bedroom that will not be needed, please be courteous and leave untouched for the next guest.

AIR CONDITIONING:
We set A/C temperatures between 72°F-79°F and set to Auto/Cool position. Any lower setting will cause the A/C unit to freeze up, resulting in considerable damage to the unit. You will be responsible for all cost related to any repairs or replacement. The portable garage AC must be turned off when game room is not in use and overnight.

Smoking in the premises is not allowed
- SUBJECT TO PENALTY. - You will be responsible for all additional cleaning costs and loss of your security deposit.

Florida is a high storm state. there will be no refunds due to weather problems, early check-out, and interruption of any service due to maintenance problems that arise before or after guests` reservations.

.When a guest checks out, the unit will be inspected by a member of the staff. If any damage not previously reported is found, the cost to fix or replace the damaged part shall be billed through the guest booking channel. The guest shall be charged the full amount for fixing or replacing the damaged part and/or item.
