Boat Parking: NO BOAT, TRAILER OR RV PARKING ALLOWED IN THIS NEIGHBORHOOD. Strictly enforced by the HOA.

Ground level: Front door entry to spacious, open concept living/kitchen/dining area. The comfortable living space provides plenty of room to relax with a 65” smart tv. The fully stocked kitchen provides everything you need for cooking. Ample dining seating with a table for 6 and additional 4 at the breakfast bar, allows for everyone to sit down and enjoy a family meal!

Bedrooms: Split bedroom concept offers plenty of privacy and space for all guests to enjoy. Guest bedroom #1 has a queen bed and smart tv. Guest bedroom #2 has a queen bed and smart tv. The shared bath offers a shower/tub combo and a single vanity. The secluded master bedroom located off the kitchen, living area offers a comfortable king bed, smart tv, luxury en-suite bath with soaking tub, custom shower, large double vanity, and spacious walk-in closet.

Outdoor Amenities: fenced-in backyard, gas grill (propane provided), outdoor shower, beach gear (beach chairs, gear, etc. are not guaranteed as items come and go throughout the year)

Linens/Supplies: All bed and bath linens are supplied as well as all cookware/dinnerware/glassware in the kitchen. A few essential items are provided upon arrival: Dawn dishwashing soap, one sponge, two dishwasher pods, one garbage bag, one roll of paper towels, one roll of toilet tissue per bathroom, two individual/small bars of soap per bathroom, one laundry powder and one fabric softener.

Age Requirement: Minimum age limit to rent this home is 25 years old.

Credit card fee: All payments processed are subject to a 3.25% credit card processing fee.

Rental Agreement: A signed Rental Agreement is required upon booking.

Snowbird info: SNOWBIRDS WELCOME! Monthly rental rates available for the winter season. Please contact the property manager for rates and availability.

Pet Friendly: This home is pet-friendly, and allows up to 2 dogs. If you choose to bring a pet, a charge of $200 plus tax will be added to your reservation after you book.

Cancellation Policy: CANCELLATION POLICY: We strongly encourage our guests to purchase the optional travel insurance to protect your vacation investment. All reservations include an administrative fee of $35 (plus taxes) upon booking which is non-refundable in the event of a reservation cancellation. Credit cards processing fees will be charged upon cancellation which is equal to 3.25% of all payments made.

Reservations canceled at least 60 days before check-in date will receive a 100% refund, minus cancellation fees. Reservations canceled between 30 to 60 days before check-in date will receive a 50% refund, minus cancellation fees. Reservations canceled less than 30 days before check-in date will result in forfeiture of the full advance rental payments and any other payments.

Area info: The small beach town of Mexico Beach is known for its excellent fishing, laid-back lifestyle, beautiful white sandy beaches, and emerald green waters. Located just a few short blocks from the beach you can jump on the golf cart, take a stroll, or drive to the Gulf of Mexico where miles of sugary white sand and sparkling water awaits you. For the fishing enthusiast, the public boat ramp is just a few miles away, and don't forget there is parking for your boat.

Visit nearby Port St. Joe for shopping, restaurants, grocery stores, and entertainment. Downtown offers cute shops and restaurants along Reid Avenue. Don't forget to check out the historical Lighthouse and Sea Turtle Museum. We love our sea turtles!

When you are ready to hit the beach you will find miles and miles of natural beauty for you to explore. Grab a pole and go shore fishing, stroll on the beach looking for shells, splash in the refreshing salt water, relax and soak up some rays, there is something for everyone.
