House Rules:

1. No parties or events allowed.
2. No smoking allowed.
3. Suitable for toddlers and children under 12.
4. No unregistered guests allowed.
5. No eating or drinking in bedrooms.
6. Respect the noise curfew.
7. Turn off AC when leaving.
8. Respect check-in and check-out times.
9. Take extra care of keys; lost keys incur a replacement fee.
10. Pay for damages exceeding the security deposit.
11. Don’t rearrange furniture.
12. Do your dishes.
13. Take out the trash before leaving.
14. No illegal substances on the premises.
15. Treat the apartment as your own home.

Contact and Check-In/Check-Out:

16. Guests must have a valid phone number.
17. Check-in at 4:00 pm; a code will be provided.
18. Responsible for damages incurred.
19. Check-out at 10:00 am. Late check-outs not allowed.
20. Follow check-out procedures to avoid additional charges.

Utilities and Appliances:

21. Set thermostat at 75 in summer, 65 in winter. Fans stay on auto.
22. Wash dishes or use the dishwasher.
23. Bag and dispose of trash properly.
24. Return furniture to the original position.
25. Leave bed linens on the bed, place wet towels in one location.
26. Turn off lights and small appliances.
27. Lock doors and windows upon departure.

Occupancy and Pets:

28. Strictly adhere to occupancy limits.
29. No house parties allowed.
30. Pets allowed for a $125 fee; approval needed for pets over 50lbs.
31. Pay pet fee within 48 hours of booking.

Non-Smoking and Pest Control:

32. No smoking or vaping inside. Smoking and vaping allowed on decks and porches.
33. Be aware of occasional pests; professional pest control in place.

Guest Responsibilities and Cancellation Policy:

34. Assume responsibility for damages, excessive cleaning charges, or missing items.
35. Cancellation policy handled by the service provider.

Security and Legal:

36. Not responsible for personal items; no in-unit safes provided.
37. Be a good neighbor; respect quiet time.
38. Not responsible for weather-related conditions.
39. Lost and Found policy in place.

Legal Notice and Additional Fees:

40. Use of illegal drugs or possession of illegal firearms prohibited.
41. Right to refuse service for policy violations.
42. Legal action may be taken for enforcement.
43. Guest whose name is on the reservation is fully responsible.
Additional Fees and Services
Excessive Cleaning - $100+. If you leave our apartment in very poor shape upon your departure and/or do not follow our check out instructions, our cleaners must work extra hard to get the apartment ready for the next guest. Thus, you will be charged based on the extra time it takes to turn over the property. If you violate our rules such as sneaking in pets, extra people, or we discover you are throwing a party, you will be asked to leave with no refund
