Bedrooms 1 and 2 are on the first floor and share a bathroom.

Living in Absolute Paradise
The open plan living space, with huge vaulted ceilings, gives you that wide open spaces feeling you've been chasing since you left town.

The kitchen is fully equipped to handle whatever you can dish out...we even doubled down on the coffee makers (Keurig and drip).

With kitchen island seating and 2 dining tables (yep...we have a permanent kids table here), making it easier to serve everyone up at the same time and no playing musical chairs.

The living room has a flat screen, pull-out sofa bed, and enough seating so that the adults can relax and the kids and sprawl out on the floor on movie night.

Poolside Paradise
Swing open the French doors to the poolside patio with wrap-around front deck. Jump in, the water is fine! Feel free to bring your pool floaties, but keep an eye on your littles as there is no fence between the pool and the back door. You can catch some sun in our sun chairs or hang out under the shady porch with circulating fans.

"It's like a secret room we all know about"
Once you've had enough sun, you can slip through the gate and head up into the trees to a stone patio tucked into the hillside above the house. There is a fireplace there with a table, perfect for late-night marshmallow roasts, long talks about the stars, and creating memories you'll treasure forever.

Free access to the Frio River
Because you’ve booked with us, you get free access to the Frio River at 7 Bluffs/3rd Crossing. When you check in with our management team Concan VIP, they’ll give you your passes. They also have some other perks and discounts in store for you so that you can truly enjoy everything that Concan has to offer.

We have smoking areas, exterior to the home, that will keep fire risk low, please use those if needed.

The renter must be at least 25 years of age and sign the rental agreement before confirming your rental.

CHECK-IN IS LOCATED NEAR ANDY'S ON RIVER ROAD!
This home is managed by Concan VIP Property Management, LLC. Our office is the little white building around the back.

The guest who made the reservation will be required to check in and provide a current driver's license and 2 credit cards to have on file plus sign the VIP Rental Agreement. Please keep in mind that even if booked through VRBO you still will have to provide a copy of D/L, 2 CREDIT CARDS, and sign VIP Rental Agreement. This rental agreement includes asking for contact information during your stay (email and phone number). This information will never be used for marketing purposes without your expressed permission. If you have questions about this policy, please feel free to ask us about our policies before booking.
