HOUSE RULES & RENTAL AGREEMENT
We’re committed to providing a safe, comfortable, and enjoyable stay for all guests. By booking this property, you agree to the following Rental Agreement and House Rules. Failure to comply may result in fines, cancellation without refund, and/or additional charges.

Booking & Occupancy
★ Minimum Age to Book: You must be 25 years or older to book. The booking guest must be present throughout the stay.
★ No Third-Party Bookings: The person booking must also be the one staying.
★ Guest Limit: Maximum occupancy is 6 guests, including infants and children. Additional guests will incur a fee of $50 per person, per night.
★ No Pets or Smoking: Pets, indoor smoking, events, parties, and fireplace use are not permitted. Evidence of violation will result in a $500 fee plus costs for damages, cleaning, and lost revenue.

Pool Safety & Waiver (Unheated Pool)
Your safety is our priority:
✩ The pool does not have a gate or lock. Children must be supervised at all times.
✩ No food or glass near the pool area.
✩ A door chime on the patio door alerts when someone enters the pool area.
✩ Pool is serviced weekly; you’ll be notified before technician visits.
✩ Leaves and debris may fall into the pool naturally.

WAIVER: By booking, Guest acknowledges that pool use carries inherent risks. Guest and all members of their party agree to use the pool responsibly, supervise children, and hold the property owner harmless from any injuries, accidents, or claims related to pool use.

Bunk Bed Safety & Waiver
The property includes a bunk bed:
✩ The top bunk is recommended for ages 6+ only.
✩ The bunk has a ladder and guardrails for safety.
✩ No jumping, climbing, or roughhousing.
✩ Weight limit: 400 lbs per bunk.

WAIVER: By booking, Guest accepts the risks of bunk bed use and agrees to use it responsibly. The property owner is not liable for injuries or accidents related to bunk bed use. Guest agrees to hold the property owner harmless from all related claims.


Pest-Free Home
★ Regular pest control is conducted to maintain a clean environment.
★ Keep windows and doors closed to prevent pests.
★ Refunds will not be provided for occasional bug sightings.

Furniture Care
Please treat the furnishings with care and refrain from moving or rearranging them.

Compliance & Damages
✩ Failure to follow these rules may result in fines at the owner’s discretion.
✩ Guest is responsible for all damages or losses during their stay.
✩ Booking this property constitutes acceptance of this Rental Agreement and all House Rules by Guest and their party.
