Your reservation includes private access to all the general areas of the venue (living room, dining room, kitchen, outdoor space, etc.). Only your reservation guests will be on site during your stay with us.
Every two guests on your reservation unlocks one of our themed bedrooms. Choose from the following themed rooms:

Want to make the most of your stay and explore additional themed bedroom(s)? Add extra to your reservation for an add-on fee of $50 per room, per night.
Your choice of bedroom(s) must be provided to the hosts no later than 11 PM EST on the evening before the start of your reservation. Can't decide? No worries! House Manual
Parking is permitted in the driveway and carport of the property. Only bicycles, motor vehicles, motorcycles, and other forms of small transportation methods are permitted on premises. Motor homes, boat trailers, and other forms of large vehicles are not permitted.
Each bedroom includes a bed, drawers and/or shelving for clothing, one piece of dungeon furniture, one summer SplashBlanket, k*nk gear, and a laundry basket for soiled linens. The Alley and The Greenhouse feature DungeonBeds as their beds, which are suspendable on the rails (not on the tie points).
Forgot something? Merchandise & goods may be purchased from our one of a kind Contactless Shop, located on the living room side of the house.
Do not remove any of the gear from any of the rooms. Any missing gear will incur a claim being filed. Just purchase from our shop instead or visit the QR codes placed throughout the venue!
We recommend leaving the cover on the hot tub when not in use to maintain a higher temperature. Uncovering the hot tub for extended periods of time will drastically lower the temperature.

Last Minute Rules & Agreements (IMPORTANT!)
All guests must be at least eighteen (18) years of age at the time of the reservation being created.
All guests must have consented to being on the premises & have not been coerced, forced, or otherwise brought against their will.
Number of guests entering property must be the same as number of guests on reservation.
Smoking is not permitted anywhere indoors (including but not limited to cigarettes, e-cigarettes, vapes, cigars, blunts, etc.), but is permitted in any of the outdoor spaces available.
Exchanges of money and/or financial transactions may not be conducted on the premises except use of the Contactless Shop.
Any form of waste that is disposed of in toilets or bathing areas that is not intended for those areas will incur additional charges to the guest equivalent to the charge of outsourcing the plumbing labor and any canceled upcoming reservations.
Swimming in the pool or hot tub are at the guest’s own risk. Lifeguards are not on duty at any point.
Events of more than 8 guests may be booked separately outside of VRBO, message us for details and requests.
There are external cameras on entry points at the premises that we use to ensure guests have checked in and vacated premises at the end of their stay. We also verify that the number of guests matches the reservation and that all guests are over 18 years of age.
Our venue is not safe or appropriate for anyone under 18 years of age. If guests are assumed to be under 18 years of age, authorities will be contacted for concerns of human trafficking.
When you use the code provided in your welcome letter to enter the premises, you agree to these terms. Any violation will be reported immediately.
